Actually Legacy has come together better than I thought it would as well. It's even walkable.

Jordan Creek?? Don't see it.

Of course, Aksarben Village has density. I'm not talking a residential/office/retail/restaurant /entertainment "new urbanism" village inserted near the heart of an aging city. I'm talking taller residential building heights & tighter spacing (more density), creating the need for more common areas, found within new projects out in suburbia on the edge of town -- yet all still having the common look & patterns of suburbia, built on meandering streets & parkways. It's not "new urbanism" at all, nor is it intending to be. The Jordan Creek area has some of that going on. I have pictures. Also, Google Maps 3D reveals it..
I can get pushed out because I'm "too much" for some. Then, an observer of me comes suddenly swooping in to "fill my shoes." People are always more accepting of the new one, because their feathers aren't truly ruffled by them. (Yawn) I can count on it every time.

I'm confused... aging city? Wouldn't that be the same city out at 192nd and Dodge?

Aksarben was just as undeveloped, in need of streets/sewers, as 192nd and Dodge is.

I'm sorry, but I think you're really stretching it here. Jordan Creek? Outside of clusters of multi-tenant buildings (which by the way is the extent of what you're illustrating above), which you'll find in any large multi-tenant complex, I don't see any density over there.

I see sprawling parking lots everywhere. Heck, at least First National Business Park has some parking garages.

"Aging city": Aksarben has been inserted in the aging, heart of the city. It is "new" inserted in the midst of "old." (Yes, new suburbs are technically aging the minute they are built, but that's like saying "A person starts to die the minute they are born." That's getting a little technical.) Yes, the packed-in residential suburban density is mainly due east of the mall -- and the only area I see in West Omaha that is comparible to that is a packed-in area of stores & apartments on the SW corner of 180th & Center (or maybe it is 168th & Center). Again, you keep judging by "new urbanism" standards, where big parking lots are an eyesore. I'm not talking "new urbanism." I'm talking residential apartment/condo buildings packed in tighter, at least 3-4 stories tall, with smaller lawns spaces. More duplexes & smart multi-tenant design, ect. Less "single family house w/ a big yard" everywhere. I'm not saying it even compares to the California suburbs, but Des Moines has the same general, basic idea: Keep the suburban look, but start to pack people in tighter. Don't waste space giving everybody their own personal "big yard" they don't really need. They also dont have a stark contrast of "new urbanism" villages being put-in anywhere in West Des Moines that I can see -- but West Omaha gets one proposal after another. I'm with Des Moines & those CA suburbs: Those often are not appropriate.

You're talking as if it's the developers who drive the market. Have you ever considered there might be a reason why, in California, they're building huge numbers of tightly packed apartments? I'm sure the cost of real estate has nothing to do with it.

As for Des Moines, it's so negligibly different... it's ridiculous to try to distinguish a difference.

It's funny, there's both Broadmoor at John's Creek... and Broadmoor Hills out on West Dodge.

Here's the dramatic difference. Is it the 'excess' of green space there Rock, which makes Broadmoor Hills so unappealing ? Hmm, I don't know... John's Creek looks just a bit more grid like.

No, I totally like the idea of walking to restaurants, coffee shops, stores from more packed-in apartments, ECT. In suburbia, with things stretched out, you can drive to your Starbucks that you consider "nearby", but when you walk it, and walk back home with that coffee, you've spent an hour or two of the day. I also like things spaced-out somewhat, and states like Nebraska & Iowa have lots of room for cities to spread out, but I also recognize we have to "change our ways" because America's cities have gotten too sprawling for their population count -- of course, because of all the single, 1 to 2-story family homes allowed on large, generous lots. It's amazing how Omaha spreads out near as large as foreign, bustling cities that are considered "mega cities" in the world. If the acreage of the built-up area of the Omaha metro was converted to a Mexico City-type scene w/ flat land, and dense, tightly-packed living areas, and big buildings rising up here & there, with busy clogged streets of buses & taxes, it would seem like a BIG world mega city that "goes on forever." (If you lay the Omaha area over Mexico City, for example, it is amazing how Omaha's sprawl is not as far short of Mexico City's size & scope, width & breadth than you would think.) This, logically, has got to change about our cities, and I feel smarter choices do need to begin. ///////////// I figure those CA suburbs are driven by the cost of living and the price of the land. Many people can't afford a house & yard there, but they can afford a nice condo. And, the pricey land proves more profitable the more people you fit on it. Am I not correct? While I haven't been there in person, the Street View doesn't look much different than some other Broadmoor sites around town. For example - Vanderbilt and Biltmore out at Papillon Pkwy & Blondo.

Well, the "Street View" would look similar to a person on a sidewalk or in a car -- of course. But, when you're looking at structures from 3D on Google Maps, and hovering over them, they don't look as big to me. For example, the Whispering Ridge apartments at 176th & Maple don't look huge on Google Maps 3D, but when you're on the main entrance street through their 4-story sections, they seem really lofty & big & bulky (for West Omaha). That's what I mean. When I was looking for those CA suburb pictures, I wasn't locating those projects at first, because I was looking for something bigger (from the air). When you zoom in, though, they look pretty big (even in the pics I featured). But, in person, looking at them at a distance, they were jaw-droppingly big & wide projects of decent height. Of course, I've never seen suburban residential projects & communities that big & bulky in Omaha.

Here's an update concerning the Omaha City Council approving this project. Grow Omaha referenced this letter. It's ambitious, but definitely decade-plus build out. It will be interesting if they can get businesses and projects going as quickly as Heartwood has.

I find this statement odd:
Hofer is still pushing for what he considers to be the crown jewel, a pedestrian bridge over West Dodge to link new development on the southwest corner to Youngman Lake and park area on the northwest.
Really, a bridge is the crown jewel? I'm all for more pedestrian bridges, but they should be more of a given and not just some hope and dream.

Was thinking along those lines. The thing would have to be nearly as long as Bob Kerry bridge. Let the developer pay for and maintain his own jewels.

This was approved for an "Enhanced Employment District" similar to the Outlet Mall, The Capitol District and Blackstone. 1.75% additional tax on hotels, restaurants and retails sales. Office space starts at 55 cents per square foot with a 2% escalator.

Another tax island to know about.

The elevator shafts? I think its for an office building. I don't remember any tenants being named.

I rarely head out this way, so haven't seen anything personally since last fall. Has there been any progress on construction? Their social media has gone silent this year.

We drove by it Saturday night... that fountain is definitely attraction getting. Worth the drive out west, even if you don't have another reason to drive to Elkhorn.

I was wondering why that new street lights already on. We drove from those apartments up on the hill all the way through to 192nd, so makes sense now.

Does anyone have any realistic timeframes for the heart of this development--their "main street"? The infrastructure has gotta be nearly all in place, the first 2 offices on the eastern flank of the project are moving along steadily, and now the apartments on the western flank are about to be built. What about the rest? Should we expect to see something like a parking garage go up next? Will the commercial spaces be the next likely thing built out, and on what schedule?

Haven’t seen any particular work going on for the stuff closer to the street. But they are starting to plant trees at the intersection.

And there’s finally a sign for the new building on 192nd and Center NW, it’s an Aldi’s

South of Grey Fawn is an addition to the Ravelo 192 apartments. There is a stormwater basin to the north, but north of the basin is a senior living community.
