The demolition of the existing structures on the site is well underway. Most of the IBM building is down at this point.


The project continues to receive pushback for its lack of a great groundfloor experience. Burns & Mac filed a new development plan today with some new drawings and renderings that show the streetscape. They pretty much made none of the requested changes so reception so far has not been kind.

- Demolition and Grading has been completed
- Concrete piers and shotcrete shoring is underway
- Concrete Superstructure plan is in permit review with the city

The development plan approval ordinance was filed with the city council and is expected to go before committee this week (subject to change due to corona). Additional renderings have been provided (I only uploaded the night time ones).

Did they make the ground floor changes the locals wanted? I remember there was quite a bit of push back on some of the designs, even after the financing was approved.

They added a retail space on Baltimore but made no changes on 14th street.

Another nice mid-rise building for KC. Will add to the variety of architecture downtown. Wish Omaha could get something like this instead of always trying to get highrises that never materialize.

This 26-floor building was being designed for the lot just north of Waddell & Reed. Covid killed progress on that project and the developer has put the land up for sale. The rendering is not great but it gives an idea for the unique design.

Very unique, that would of had a big impact on KC’s skyline. To bad it couldn’t get built. Wish Omaha could build something like this even half the size would be fantastic.

Waddell & Reed no longer plans to move into a downtown Kansas City tower designed as its new corporate headquarters after it merges with Australia’s Macquarie Group.

That has got to be one of the weirder business situations I’ve seen. Hopefully they can find another tenant and finish the tower in a timely manner.

^Rumor is that a single tenant is eyeing the building closely. Another rumor is that the building will not open vacant. We'll see. Drone photos by me about a week ago.

Was just in KC last weeekend. Stayed at the DT Marriott for a couple nights and from our room we could look out and see right into this. Hopefully they get the prime tenant or tenants committed for this.
