Well that's interesting. Looks like Lund purchased WOWT building. WOWT will move into BP next door. And eventually the two story will be torn down for apartments.

Interesting news for the area for sure. Blackstone might end up the single densest most livable area in Omaha.

That's a good news. Other than the parking lot between the WOWT building and MoO/CIT Bank building on Farnam, there will be largely contiguous line of buildings on the south side of Farnam with no surface parking from Turner Blvd. to 42nd.

Somewhat of an update to this story.

Novel solutions were deployed in “record time” – 19 months from purchase to WOWT occupancy. The former WOWT property is slated to make way for a 200-unit housing space (by summer 2024).
If summer 2024 is the completion date, I am thinking we should be seeing plans for this project by the end of the year. The WOWT property doesn't look much bigger than the 9 story project. I checked the assessor site, and the WOWT property is about 1.5 acres; the parking lot where the 9 story 161 unit building is going doesn't have the size listed, but my Google maps calculations puts it at about 1 acre. Anyway, long way to say, with 200 units planned on the WOWT site, maybe we get something with similar height?

Demolition of old WOWT broadcast tower nearly complete
The WOWT tower was built around the 1950s and used for all news programming until August 2022 when WOWT moved to a new building.


Progress has been increasingly faster as each piece comes down. Lead foreman Mike Berry says it’s been a difficult job. “We’ve been here almost a month so far,” Berry said. When it all began, he and his crew faced a job that stood 500 feet tall. It’s the height that made the job so tough. “At the higher elevations the crane could not reach it so the lower elevations the tower gets wider and wider, harder for our equipment to handle it,” Berry said.



So where is the new building going to be? It only says “our new studios at 35th and Farnam“

Their website says address 3501 Farnam Street At :58 it says in August they moved next door.

The mayor said on Grow Omaha that they would be announcing something for this site soon. Redevelopment or demo and something new?

2 stories sounds sadly plausible from what I know for this 2000 employee company's Omaha headquarters.

Since all the employees will be living in the new Duo apartments and taking the streetcar to work, parking will not be needed.

This is pretty close to what I heard. I didn’t hear the number two but was told it was a “low rise with good street presence.”

I'll wait to see the plans then.

It feels like such a waste though to tear down for a 2 story building. At the very least 4 stories and leasing out the extra space in one of the hottest parts of the city seems like a good goal if the Omaha office doesn't plan to grow.

Good to hear it’ll have “good street presence” which I’m hoping means an active streetscape with some form of retail or something. I have pretty high hopes that Daly can develop something nice on this property. Their work tends to be high quality, and I always wish they could have built their concept for reuse of the Clarinda and Page back in the day.

If it does end up being two stories on Farnam but the apartment building is 8-10 stories, that would be nice.

There's a press conference this afternoon in the Blackstone District about a development project. There's a chance it could be related to the current Mutual campus, but I think it's more likely to be the redevelopment of the old WOWT property. We'll see in a few hours!

If it's the WOWT property, someone said awhile back that it will be a 2 story Leo A. Daly HQ with good street presence.

That's cool! We already had the thread so I moved all the posts to the correct thread.

Grow Omaha is reporting Lund is the developer and its a $45 Million Building.

Not bad! Did they say anything about the number of units in what is presumably an apartment building? And obviously they won't replace Mutual's numbers, but getting some more workers in Midtown is great.

Looks way better than the current site. Should be similar in size to Blackstone Corner 2 blocks down the street, which was a great addition.

Wow, another great project for Midtown! Its amazing what the streetcar has done without a single piece of track in the ground yet. Way to go Omaha.

From the Grow Omaha article:
Jay Lund said the project would likely be half the size without the streetcar, because he would have to build more parking stalls. The building will have 180 apartments but only needs 90 indoor parking stalls.

“The streetcar reduces the amount of parking throughout the urban core and creates opportunities for new development on parking lots that are seldom used,” said Steve Jensen, an Omaha Streetcar Authority board member. “If we can replace parking lots with development, we get new jobs, new housing and new business. That’s the benefit of the streetcar.”

Demolition of the existing WOWT building is scheduled to begin this spring with completion expected by spring 2027.
And also, just for reference, Blackstone Corner is only 112 apt, so this is 60% more than that project.

These are just more apartments that people in west Omaha will never use, just like the streetcar. #StopTheApartments
