La Vista City Centre (7800 South 84th Street)

A 34-acre mixed-use complex located on the east side of 84th street roughly between Harrison and Giles.

Essentially, they blighted the shopping plaza where Walmart used to be. Bulldozed it. It's now going to be apartments and retail.

I was speaking with the manager of the Chili's near 84th & Giles and she said they're getting a new building. The owners held out for the best deal possible on selling the current building and lot and getting a choice new lot. Originally, La Vista City Centre wanted them to lease some retail space in the lower level of one of their new buildings, but Chili's was unwilling to give up their street visibility. She's not sure when construction begins, but the new Chili's will only be like 100 yard south of the existing one.

Good to hear...I just went to that Chili's last week. They have some pretty good deals, you can get an appetizer, non-alcoholic drink and entree for $10. And the food is pretty good. Way better than many of the other chain places. We used to go to Chedder's more often, but they raised their prices quite a bit to what they used to be.

Didn't we have like a 10 page thread on this? I can't seem to find it now, did it get deleted? Wasn't it titled like the La Vista Mile or something like that?

Yes, we did, I remember posting the same Chili's information without a few of the details. I can't find it either.

There are 3 or 4 threads that went missing a couple months ago. Nobody is sure what happened or exactly when it happened.

Was on 84th Friday and there has been zero new work accomplished on this development since January.
Any insiders here? Does this development continue?

I've thought that at several times over the course of this place's construction. It's been moving a snail's pace since it began. I try and give it the benefit of the doubt as I have no experience in commercial development or construction, but it feels REALLY slow.

The owners of Lincoln Pub in CB are forming a new restaurant group called “dead presidents group” and are opening a few new places up here called Daq Shaq Chicken & Lobster, Franco’s Fresh Mexican, and another Lincoln’s Pub location.

I hate to be Debbie the Downer but it looks terrible. It is up there on that hill and when you are over in the neighborhoods South of there this monstrosity towers over them and looks like a huge old high school or ancient Greek building. So yeah I don't like it at all.

Thanks for the link. I recently drove by an the buildings are definitely bulky for the area. I wish there was more context to these photos to help us visualize where these improvements are going to be. Also, what are the arches? It kind of looks like they are going over a bridge.

On Tuesday, the folks creating the new indoor performance space and amphitheater in La Vista, The Astro, announced that groundbreaking will take place Sept. 29. Why did I think they already began construction on this project?

From the press release: “Looking to fill the gap of a medium-sized venue in Omaha’s metro’s music scene, City+Ventures along with live music and entertainment businesses One Percent Productions and Mammoth, Inc have joined forces on a new music venue: The Astro Theater. The Astro Theater is designed as the focal point of the mixed-use La Vista City Centre development. The Astro Theater project is set to debut in January 2023. It's located in La Vista City Center along City Centre Drive.

City officials say they hope the medium-sized venue will fill the gap in the Omaha metro's music scene.

Yeah, it's odd. Technically, Steelhouse isn't up yet? Anyway, I found this older article (https://omaha.com/entertainment/indoor- ... EyMDQuNg..) that states that the inside capacity was going to be 1800, a third smaller than what Steelhouse's max is going to be. There must have been additional research that prompted them to increase the capacity, but now it will be in direct competition with Steelhouse.

Edit: I take it back. Although it's about the same capacity know, Steelhouse costs about 4 times more than the Astro pricetag. There has to be differences in the quality of the space and where bands will want to play, in addition to locations. There must be enough business to go around and artists will at least have a choice.

I spoke with an employee at the La Vista Chili's this week and she said they're suppose to move to their new building (it's like a block south of their current one) by the end of December. Though, given the delays that seem to effect every development project she thinks it will be more like Spring.

If Steelhouse is built to the same level that the Holland is (which there is no reason to think it wouldn't), it will be leaps and bounds better acoustically than the Astro.

I want to see this work. I live in Sarpy County. It would be great to have more entertainment options closer to me; however, I have a fear that this could end up as a white elephant for La Vista. You're going to have The Astro, The Admiral, The Slowdown, and Steelhouse all in direct competition, to an extent, for similar sized shows. I know many acts skip Omaha due to not having the right sized venues, or venues with the correct built in sound and lighting amenities, but this could be overkill. My gut tells me at least one venue could be the odd man out. My gut also tells me to never bet on the one that's in a suburban municipality. If you're talking more rock and indie shows, most are going to want to play places closer to downtown that are closer to their core demographics. To me, this could feel like a Ralston Arena situation. I'm just not sure what kind of shows this facility is going to pull.

Maybe I'm wrong. I'd love to be wrong on this one. I want more shows for Omaha and it would be great to have something in Sarpy County that thrives for once.

We will see.

The good news is, this would be a teeny tiny boondoggle compared to Ralston Arena, no matter what happens.

My mind immediately goes to indie rock and "young" acts, too, but there are a lot of other types of acts that work for giving families or older adults a night out with a smaller crowd. Omaha usually gets skipped for any nostalgia act that's smaller than, like, the Eagles, so there is at least some market there. Not sure if there is enough to go around with Steelhouse, but I can see Sarpy County having some more appeal for marketing acts targeted at older or family demos. Omaha should be a prime alt-country and independent country/Americana destination, but nothing is in the niche between, like, the Waiting Room and CHI for those acts now.

One thing people don't think about much is that for a lot of musical styles, the seating at Holland is a big negative. I am assuming an indoor/outdoor venue would be less dependent on built-in seating, but I haven't heard much about Steelhouse in that department.

I agree with you that this could be the more family focused venue in the metro. Christian bands, kids shows, etc.
