I believe there can be mutual benefits here..I’d love to perhaps see our library constructed in close proximity to the museum..I need to Knock around there and survey the lay of the land and see if that idea is even possible..

For what it’s worth I have been hearing an 18-20 story bldg is close to being announced for the currently library site. (The source is someone who should be “in the know”). That is too prime of a spot to not have a significant structure on it.

Interesting idea that the library could be placed near the luminarium or in a developed Lot A. It brings up another really interesting idea (sorry, this is a major side tangent).
Connectivity to the riverfront is lacking, and part of this is due to 480. I’m still on the high horse saying that 480 should be eliminated downtown, the connectors to the bridge can be dodge and Douglas, and the leftover space in the rest of downtown can still become a boulevard with a linear park. Maybe something taking inspiration from Champ Elysees in Paris. Of course, unless we acquire federal money for this (and the north freeway) it will never happen.

Now, back to normal discussion :lol:

It’s a vision and a thought that’s popped into my head recently and the more I think about it, the more I like the idea.. One would feed off the other.. What better way to fuel a world class information destination like our downtown library, then with the connectivity of our world class, soon to be completed Luminarium Science Museum..

Just imagine people old and young, not only coming to the downtown core to eat and be entertained, but to learn and be equally informed as well..It gives people more reasons to visit and enjoy downtown..

I love the concept. Just wonder about it’s feasibility…

My understanding is it will be offices. Also, the largest amount of space in the bldg is for a company that is already in the Omaha market with people spread out in multiple locations. they also want to be able to put their logo on the bldg. We shall see. Hope it’s true.

Highly doubtful. Not impossible, but I’d say less than a 5% chance Fiserv (formerly First Data) moves a significant part of their Omaha operation downtown..

But, we’ll see…

You guys who keep repeatedly stating Fiserv isn’t moving downtown are going to be very pleasantly surprised when this is announced. Look forward to being able to say I told you so :)

Pleasantly surprised I’d be- (my attempt at Yoda speak today)..As this was not in the First Data DNA..but I forget even though they retained the FD CEO Frank Bisangamo, they were bought by Fiserv and have a different board of directors..and perhaps a different business model and philosophy..

I’ll be very happy to be wrong if this happens :thumb: ..

I believe there can be mutual benefits here..I’d love to perhaps see our library constructed in close proximity to the museum..I need to Knock around there and survey the lay of the land and see if that idea is even possible..

If not, regardless, yes- a newly constructed downtown library should be located somewhere along the Riverfront parks area..it would be a natural fit…

I agree with having the library on the riverfront - hopefully something with architectural significance along with a née children’s museum.

For what it’s worth I have been hearing an 18-20 story bldg is close to being announced for the currently library site. (The source is someone who should be “in the know”). That is too prime of a spot to not have a significant structure on it.
Nice....do you know or can you say if it is residential, commercial, mixed-use, etc?
My understanding is it will be offices. Also, the largest amount of space in the bldg is for a company that is already in the Omaha market with people spread out in multiple locations. they also want to be able to put their logo on the bldg. We shall see. Hope it’s true.

Highly doubtful. Not impossible, but I’d say less than a 5% chance Fiserv (formerly First Data) moves a significant part of their Omaha operation downtown..

Pleasantly surprised I’d be- (my attempt at Yoda speak today)..As this was not in the First Data DNA..but I forget even though they retained the FD CEO Frank Bisangamo, they were bought by Fiserv and have a different board of directors..and perhaps a different business model and philosophy..

Regardless of who it is, it would be a huge win for the core. An 18-20 story office tower would be in the 300 ft range.

It definitely would consolidate and center a number of employees currently working in multiple offices spaces throughout Omaha. It seemed like this was perfectly fine when it was First Data.. Now that Fiserv has bought the company, if what we’re hearing here is true, their board of directors has a different business model/plan..

And yes- this would be a huge corporate commitment for our downtown core…

Although, looking at Fiserve's current buildings, high rise doesn't seem to be much in their DNA either.

Maybe they have bigger plans for a flagship office or Omaha in general?

Athmosfere- That is a good and interesting thought. Fiserv May very well have different plans for their Omaha operation than anything prior..and I’d think that is certainly the case if they actually do consolidate part of their operations in the downtown core..and actually do so within a new high rise office..

Time will tell on this. We’ll see…

From what I could see though, Fiserv doesn't really have any corporate offices in an urban core (except Jersey City) like they would in Omaha. And Omaha is one of their top featured locations on their site....just 3 spots behind their HQ.

I think it's important to remember that Fiserv has 4000 employees in Omaha. They could consolidate several hundred in their operation downtown and retain much of their suburban presence in the process. There are definitely departments within companies like Fiserv that could benefit from a downtown location when it comes to recruiting talent for particular types of positions.

Thinking on it more, mabe Omaha really is starting to live up to the Silicon Prairie name. Having the marquee for something like Clover in the same area as Toast, LinkedIn in an area closed to Google and Facebooks data centers might have an effect. Without paying Bay or Austin taxes lol.

A VP at NAI NP Dodge confirmed to me the rumors that jjjjhskr and OmahaJays had mentioned. I specifically asked about:
- 18-20 story tower on the library site
- Fiserv as the anchor tenant
- Fiserv takes up about 10 stories

Thought I'd add a little more fuel to the fire lol

Now you’re speaking and it’s music to my ears..

I feel like this is likely what’s going on- and add in the Tech environment within Millwork Commons in North Downtown, it would make a Fiserv move into the downtown core an attractive place to be..and as ita intimated, with Fiserv having 4000 (actually closer to 5000) employees in metro Omaha, several thousand employees could base in the downtown core, while maintaining a significant number in its more traditional suburban locales..

And let’s face it, living in Omaha is definitely less painful than living in San Francisco and now Austin as well.. Even the North Carolina Triangle area is becoming more congested..Omaha is a breath of fresh air for popular tech centric companies to hang a shingle..and never discount the convenience and excellent Airport/airport service from and to Omaha.. It’s less painful to travel here too..

And in addition, if Fiserv makes this bold move into our downtown core, don’t think other businesses nationally and globally won’t take notice..

This could be a HUGE win-win for Omaha..as it looks to expand its seat within the national and global business table…

I will try not to get my hopes up... And I think its all so enticing!

But I can only imagine too, if 4k jobs are added downtown, some X percentage will fill in the vacant apartments (Not that I really think there are any living here myself).

So maybe, a Wall Street type infill will finally happen.

Been a pretty good day for announcements (Joslyn) and a pretty good year overall (Luminarium) for development. Who wants to bet that will be hearing about one more (Fiserv Tower) in the next few days or weeks? We can only hope.

Dog Park? While I like the concept, I question if it would really be worthwhile. Most Dog Parks are big. They are easily over 1/3 to 1/2 of a city block. They also become rutted and quickly are just dirt and weeds. Right idea, wrong place? And I’m a dog person!

Yeah, I was told that a year ago. However now, as several of the posts the last couple days on this thread indicate, we have an idea of what may be coming. Potentially an 18-20 story tower with the anchor tenant being Fiserv, who would take up 10 stories or so.

That’s exactly correct..and what most all of us have been discussing on this forum thread for several years now. I’ve read that article about Klyde Warren Park in Dallas..and it’s been a fantastic success..

As it relates to our former contrarian “critic”, he hasn’t been seen on this forum since election night eve- November/2020.. I believe his litany of posts on this topic throughout the body of the 2020 pandemic were therapeutic for him..but at some point, he realized compiling nonsense upon nonsense was not a good look..and eventually jumped the shark. Good for him and good for the forum..

In any case, it’d be great to hear an announcement on this potential Fiserv/high rise plan before the end of August…

You can probably tell I'm pretty hyped about this tower rumor for the library site haha. If it does happen, what type of architecture or look do you think the tower should have?

I think it would be pretty cool to have a building like the H&R Block headquarters in KC. We don't have any oval shaped towers in Omaha and it might bring some nice diversity to the skyline.
