There are multiple options for the library relocation downtown..
I think it’s a forgone conclusion at this point, the parcel which currently houses the W Dale Clark, is a target for significant redevelopment..we’ll definitely know more in the coming months..and I know we all can’t wait…

To what end? Omaha keeps tearing down it's history. I'd hate for it to be another Fontenelle Hotel, or Jobbers Canyon, just because we don't like the style right now. Especially when what I've seen so far sounds like a step backwards for the City.
If we can put a nice library downtown, and not at the river front, that's a small win. I'll hold off on my personal final verdict until all of the details are public (where I can assess them). But my bias is certainly against tearing down the library.

Corruption. That one word is the ONLY true explanation for all the endless and senseless expensive destruction and rebuilding we see going on downtown. Corruption is on steroids downtown. Downtown is where the scammers and the politicians go to ream the big bucks out of the public.

The meltdowns over a building almost the entire city regards as ugly and has been a safety issue for years is laughable. It was built in 1977 and has not played a significant role in the city beyond being a tiny note under the twins in pictures. We're getting the first possible highrise since I was a child and you're complaining about the concrete box being torn down? I'm all for saving history but there is no history you are saving by not allowing a highrise to be built. Stop getting in the way of progress just because Omaha has a history of tearing down actually important buildings to the city's history. I could never imagine dying on this hill for a building that has been as a complete failure to the city as the main library.

I agree. If we were talking about something that had actual historical significance, I'd understand. But just because something is old doesn't mean something is valuable. There are quite a few locations that a modernized library would better service the public, like on the UP parcel. It's location near central/Joslyn would be a better fit than where it is. My wife works at CPP and the library really isn't a destination for those who wish to actually use it for its intended purpose.

We were back in Omaha over the weekend for my mom's wedding. Went to the Old Market to eat at M's Pub (phenomenal) and my wife (she is from the DC area) was looking at buildings and commenting positively on the way there. When we passed the library, she said, "Ew!" and then was silent until we got to the Old Market. I'm in the same boat about allowing this one to go. The previous teardowns were steps back as far as what we got in return. Whereas, if this is a mid/high-rise, it'd be an improvement over what's currently there. Not every building is going to be saved, or else NYC would still have a bunch of one-story buildings all over Manhattan. To me, this upgrade from a deteriorating 4-story building to a possible 18-story HQ or such that can promote other development is the definition of progress.

I'd say: Obviously it isn't of the same scope. But I stand by that it is a good example of brutalist architecture. The risk, IMO is that architecture seems to go through a phase where a couple of decades later, everyone hates it. For me, the International Style of the Woodmen is a great example of an ugly building.
I think rushing to raze the library is the wrong choice. I'm not fighting tooth and nail to save it, but the plan needs to be really good for me to jump on board.

Agreed, the library is not a building worth making huge investments in to save. Now the commotion that was around the Specht building and its neighbors for the potential HDR was a different story. The library buildings location deserves a better building. Not that the library building is bad, I don’t mind it. But that location deserves a better building. It’s possibly the best location downtown. I’m not sure if that location even needs a lot of height , a well designed 8 or 10 story building could look really good there. But I wouldn’t go lower than 8 floors.

What is rumored to be proposed, as part of this parcel, is a 14 to 18-20 story office building.. For the old UP Building site, a significant, skyline changing building..
Announcements should come as early as December.. I have a meeting scheduled with the “Cryptic Rumor Department” one week from tomorrow..so I’ll try and get any additional intel I’m allowed to share and give an update..

These announcements always get delayed. Until they actually start moving dirt it’s far from a sure thing. We have been disappointed with so many announcements for downtown Omaha , most recently HDR’s downtown plans and the Lanoha tower bust. Again until they start moving dirt it could always get delayed, downsized or canceled. To early on this yet. If they start moving dirt and putting up fencing then it will be time to get excited. I thought both HDR and Wallstreet were done deals, neither got built. Lanoha was always a long shot anyway and fizzled.

But at the same time, let’s lighten up. Before dirt is moved and steel goes into the ground, you need proposals..and that’s what we’re talking about here. Nothing more..
Being cup half full, if you get no proposal, you have nothing in the works in the first place..
I, for one, look forward to seeing what is being proposed downtown..especially as a by product of our Riverfront Redevelopment plan.. Stay tuned. Or not. That’s your choice.. We like to provide updated information on a forum which focuses on Omaha development…

Something is announced, an existing building is destroyed, the lot sits empty or under utilized.
I do think the library site is far too important to meet that fate. Overall, from a visual and historical importance impact I give it maybe a 7/10. So for the right real development, I could be very happy too.
I live downtown, I plan to live in an urban center forever. I plan to invest in Omaha forever. I'm looking at it through that lens. I could see in 30-50 years the current library being a cool old building that people love. If we replace it, I hope it is soon, and in 30-100 years people will also love it.

When the riverfront revitalization project was first announced three years ago, renderings were provided showing future buildings in prominent places around the development. From what the Rumor Department has noted to date, the potential buildings match well with those renderings. And since it seems that whatever Heritage Services gets behind usually comes true, I suspect this well too. They are motivated to see this succeed, and most likely have influenced private developers to work in concert with the overall vision. No doubt it will take a few years but the end result will be more than worth it.

Developments which will spur from the Riverfront Redevelopment plan are an entirely different animal imo.. I’d say demolition of the Library (as a small chess piece) etc for new developments rising throughout the downtown core to the Riverfront will all enhance the downtown experience..whether it’s livability 24/7, or for an occasional visit.. That’s why this $400 million Riverfront plan is such a game changer..we’re early in, but things are already beginning to fit into place..pretty exciting stuff imo…

Really nice video, I think something will get built on the mall. Just not sure when or how tall. Could be in a few years or 10 years. And it doesn’t need to be just tall I would rather have a sharp looking 12–14 story building than a cheap ugly looking 20 story one. Hopefully it all works out. Downtowns got good momentum right now.

I posted about this awhile back, but a MECA EVP told me that the residential high rise in the original rendering/video was removed in later ones because they want to see how the currently planned residential projects play out first. I really wish there wouldn’t have been a shift away from the original railroad “cap” and the riverfront promenade in Heartland. I’m sure there were many factors involved that led to those decisions, but a cap over the tracks and a lengthy promenade would have allowed a true connection of city to river; and imagine if the promenade could have been extended to the Breakers...that would better connect the riverfront to South Downtown, Little Italy and Little Bohemia and maybe help to spur additional developments in those areas.
Regardless, it’s an exciting time for downtown Omaha!

Yes, that would have been awesome. The area around Breakers has potential for additional development right on the riverfront. I always felt like the Breakers were a little isolated from the rest of downtown by the railroad tracks and the power plant. I think a bridge, like you said, could help with connectivity.
