LOL. Posting anything more will likely lead to disappointment. A reasonable assumption would be a mostly glass facade. I suppose we could take bets on what color the glass will be tinted.

If they do something architecturally daring (with some height) on the aforementioned sites, that's just a plus, in my opinion, to the major positive that is large scale in-fill development in downtown.

I hate to lose the library building for anything less than a real contribution to downtown.
So we might have 2 30+ high rises coming in the next couple years?
What is rumored to be proposed, as part of this parcel, is a 14 to 18-20 story office building.. For the old UP Building site, a significant, skyline changing building..
Announcements should come as early as December.. I have a meeting scheduled with the “Cryptic Rumor Department” one week from tomorrow..so I’ll try and get any additional intel I’m allowed to share and give an update..

Every building here? See the tallest structure in the city. It's rather standard for businesses(in most cities) to advertise their business no? I hear your point about a building design standing on it's own, however, Omaha isn't exactly the epicenter of cutting edge design. The conservative culture here also permeates the modern architecture. Consider how typical the groans are on this forum over design(myself included). In the better part of the last 20 years it's an Omaha miracle if an exciting project actually comes to fruition or is not considerably scaled back. First National Center is one of the few and most obvious examples of the antithesis. Most of us here have learned to lower expectations, be grateful for infill and projects like Kiewit committing to DT. Yes, the World Herald building does look like a space heater but it does provide some density. I'll take that over yet another undeveloped lot like the Civic site and former UP site. Also, while it fortunately doesn't impact the skyline, the structure at 1313 Farnam St I believe most here would prefer to see razed first and foremost.

I think out ugliest mid-rise to high rise is the Woodmen tower. I’ve been inside the OWH building and it’s not bad inside at all, solid class B office space with large floor plates. The outside doesn’t look the best but I’ve seen worse, this style of architecture was popular in the late 70’s and it brings some height to that part of downtown. The building looks better from the north and south than from east/west in my opinion.

As far as expectations, raising or lowering, in Omaha, there's no point.

Again, I'm failing to see the train of thought here:
Omaha, Minneapolis, and KC are three different tiers to of Cities. You can't really compare the three at all, especially not directly. That said, even if you could; a city can and should have it's own identity.
I personally don't mind the logos one way or the other, and I have certainly seen plenty of towers in plenty of cities with giant logos. Of course, it's very different with something that has it's own zipcode and the tower with "toast" on it.

Personally I find a distracting logo on a great building distasteful, but Omaha is not in the position to be telling companies not to do it. We haven’t had a high rise constructed in over twenty years in a city that hs had pretty robust population and economic growth.

We have had a rumor from multiple independent sources about potentially an 18-20 story tower on the Library lot but nothing about a FNB type structure. Just to add here, I met with the Cryptic Rumor Department one week ago and I was told everything is in a holding pattern right now for the library site plans- the idea of a 14-20 story building anchor with Fiserv in the wings is still the “good rumor” plan..I was told we would likely not have any announcements until Q 1 of 2022..
So this new rumor is from a “source” I am unaware of…

So just to add to this rumor...I was eating last night in midtown crossing when two guys sat next to me at the bar and started talking about all there real estate investments in Texas and Arkansas. Then one of them says “Oh I’m not supposed to be talking about this but they just announced plans for a 50 story skyscraper in the heart of downtown Omaha” it will be announced in a few weeks and be the headquarters for a national company. I would guess something is in the works with all these rumors!

I can’t imagine a 50-story tower would be starting anytime soon with construction prices still somewhat inflated from the Pandemic, plus the demand is probably lower now too because of that. I hope I’m wrong. Isn’t there an available site in the block just east of the Library? They also need to build a new library to replace the old one before it can close and be torn down. I agree the Lanoha site seems more likely, although not as prominent being off the GLM.

From a skyline aesthetics perspective, building the would be tallest structure in the city, makes more sense here than Lanoha( aside from likely blocking out the Woodmen from a westward view).
