Yes....
Where is The Intersections located?
The project site spans 25 acres. The boundaries of The Intersections are Martha Street to the North, Deer Park Blvd. to the South, I-480 to the West, and the Union Pacific railroad tracks to the East.
Expected to break ground Fall 2022 and open Spring 2024.

This looks like an awesome project! Great amenity for the core and the local neighborhoods. Also will really modernize the view on 480.skinzfan23 wrote: Wed Nov 24, 2021 3:38 pm

OMG. Is that the partial grain elevator off 480? This looks like the strip from Vinton up north along 28th ave. This will be interesting to watch.

Ah! This explains A & R Salvage and Recycling's auction last week! ...and going out of business.
Looks promising! I like the idea. I just hope the architecture and design is better... really cutting edge... rather than these box apartment buildings popping up everywhere.

Another $100 million project...
Esports arena is part of $100 million-plus health campus proposed near 28th & Martha
Esports arena is part of $100 million-plus health campus proposed near 28th & Martha
Cindy Gonzalez
A new health and recreational campus spanning 25 acres and containing five buildings — including a competitive video and gaming arena — soon might pop up on a little-known swath south of downtown Omaha.
Estimated price tag: more than $100 million.
Transformation of the industrial tract near South 28th and Martha Streets could begin next fall and open in 2024 if all goes as envisioned, said David Lutz, an Omaha attorney and senior managing director for Community Health Development Partners, the real estate developer behind the proposed campus.
The Intersections, as the project is called, intends to attract people from across the region. It would charge fees for programs, services and events yet be accessible to underserved populations — in part by providing a place where certain nonprofits can operate or practice at discounted rates, Lutz said.
"We are trying to create a community hub that's an ecosystem for wellness and fun," he said.
...
"We're being very intentional about creating a mixed social environment," Lutz said. "We need a mix of both profit and nonprofit to make it work."
Omaha attorney George Achola, who is with Burlington Capital, is on the group's advisory committee. He said the eastern part of the city deserves quality sports and wellness facilities similar to those rising across the suburbs and west Omaha

Re: New recreation and wellness campus
Another multi million dollar investment in recreation in eastern Omaha. Combined with the Riverfront, Kiewit Luminarium, and Joslyn expansion, there are going to be so many more new recreational opportunities that can surpass the offerings out west. I also wonder if this will spark more development in the Vinton Street business district and surrounding area. We could be looking at another neighborhood rising.

My rough estimate of the campus site. I think I show too many acres there but roughly this land between 480 and the rail road tracks.

Yep, that explains why A&R is closing and possibly moving somewhere else. The rest of the parcels are owned by Virgil Anderson. There are also some individual houses on small lots, so I hope they are getting a good by-out for losing their homes.

I was just looking at the Douglas County GIS site. Virgil Anderson also owns the old Salvation Army distribution center and office just up the street from this project. That property has been on the market for sale for a while. If this project breaks ground, I wonder if the Salvation Army property is moved to a developer for a residential project or something. The property is in a traditional industrial area, but maybe some of that trends to neighborhood uses after this project goes vertical. I don't know, I am just trying to think about how this spurs additional development in the area.Brad wrote: Thu Nov 25, 2021 2:35 amFYI, Anderson is the "A" in A&R salvage.GetUrban wrote: Thu Nov 25, 2021 12:01 amYep, that explains why A&R is closing and possibly moving somewhere else. Yeah, you can find properties all over Douglas County that he still owns. His company has been able to position itself to pick-up many formerly less desirable properties dirt cheap through many demolition contracts, and hold onto them for a long time until the right time to sell to developers comes along. He often uses the land to store demolition materials until they can be recycled and sold.

From their FAQ page:
What is currently planned at The Intersections?
The Intersections will be a campus-like setting with five key components that we believe will draw people from around the region, generate excitement, and positively impact the community:
Technology and Esports Center: This center will feature technology labs, educational spaces, and a large Esports arena that will be unique to the region.
Action Sports: This facility will house an indoor skate park, bouldering area, foam pit, and tumbling gym.
Wellness Center: This facility will offer a broad range of medical and wellness services, including primary care, pediatrics, women’s health, integrative care, behavioral healthcare, massage, yoga, and relaxation/meditation with onsite daycare.
Sports, Fitness and Rehab: This facility will house athletic training, physical and occupational therapy, an athletic performance training center, 8 basketball and volleyball courts, 4 multi-turf fields, sports simulators, fitness gym, and opportunities for everyone and all fitness levels.
Community Center / Food Hall / Nonprofit Incubator: This facility will include a food hall, urban farming center, office space, and a corporate and community training center.

To put it simply, imagine a sports league, but with a competitive video game instead of a competitive sport. Top players getting paid millions per year.blackrock wrote: Sun Nov 28, 2021 9:19 pm I really, really like this. This is great for that corridor visible from 480! Re: New recreation and wellness campus
Omaha's old Sheelytown area poised for $155 million in new developments
More detail from the article include demolishing the existing grain elevator and building a replica that would have a rock wall or something like it and they are trying to acquire properties, but there are some holdouts from residential owners, understandably. The homes mentioned is part of Clarity's project on the Salvation Army site that has been marketed for a while now. They are demolishing the old buildings for a 5 story apartment building with 176 apartment and 24 3-bed rowhouse, all low to moderate income units.New homes. New sports fields. A health-centric campus. Sweeping change could be coming to a historically ethnic enclave that longtime South Omahans fondly refer to as old Sheelytown.
To be sure, hurdles remain for the pair of potential development sites within a swath that stretches north several blocks from Vinton Street and 28th Avenue.
And not everyone in the tucked-away area is on board with all of the proposed shifts.
Still, preparations are in motion for a transformation that would be unlike any other in recent decades in or around the pocket nicknamed after the Sheely Brothers, Jewish German immigrants who operated a meatpacking plant on the turf annexed by Omaha in 1887.
“I knew one day this was going to come,” said John Rapaich, who lives in the area and ran A&R Salvage for 20 years before selling the business to one of the developers involved. “In the overall picture, I think this is great for South Omaha. Huge.”

Agreed. And the developer for the recreation center is already talking about plans for additional amenities and additions. However, that will take additional residential properties. I don't want to see displacement, so let's just see what they can do with what they have so far.blackrock wrote: Fri Dec 31, 2021 5:42 pm I think I might be more excited about this project than any other…for the moment. They likely need to make the property owners more attractive offers. In the end, they'd recognize the value in the extra effort.

The one offer made public in the article seemed more than fair. They were offering $200/sq. ft. That's generous for that area, even if their lot is about 15k sq. ft. (I found the house on the county website. The owner, who isn't quoted, but the sister who moved in with the owner, wants enough to buy something else. I get that. If the owner, or whoever lives there doesn't want to sell, it seems like it's fine with the developer.Vitruvius wrote: Fri Dec 31, 2021 8:05 pm They likely need to make the property owners more attractive offers. Does anyone know the history, especially the beginnings of Virgil Anderson and A&R?
