180th & Giles Development

I’ve been trying to stay on top of what’s going to be placed along 180th & Giles as that’s almost right outside our front door, and according to Sarpy and Gretna, no one has signed on to do commercial development along this area. Given the amount of traffic that will finally be able to flow through once 180th is open N to S and Giles E to W, I’m sure there are plans for gas stations, small retail or similar nearby.

BTW, I’ve been watching them put up the beam columns for the viaduct to go over the BNSF on Giles and it looks like it’s going to be massive!

That will be in the new Grow Omaha Construction video which should come out today. I finished it Monday and just waiting for them to upload it.

I have still photos to post on here this weekend.

Great photo. They have been pounding away at the piles all morning for the bridge.

By Sarpy investing in the roads in this area it shows what kind of development will come. Waiting on a neighborhood developer to come and pay for half the road was taking forever.

I've asked both Sarpy and Gretna what the plan is for this area and they've kept pretty quiet about it - the only information I did get from Sarpy County is that one of the partners in Legacy Homes has been working on the residential infrastructure just south of Giles. However, they couldn't even tell me if that means they will be homes built by Legacy or if he's doing his own thing.

I imagine there will also be some commercial, perhaps light, near the lights they just installed at 180th & Giles... and maybe more beyond that. However, no one is sharing the details... I can't see much happening as far as "big" commercial since HyVee is going in at 192nd and 370 already. They're about the only grocery chain that builds new stores in our area. I also don't see a large enough plat in the area to accommodate a bigger retail spread.

BTW, they're pounding more steel into the ground for the bridge over the BNSF line this morning... actually makes my house shake! :shock:

Here is the current zoning from the Sarpy County Website. So Far all Residential. There are those 5 lots currently zoned TA, that look like they could be Commercial in the future.

Is the "GC" in red "general commercial"? It's in a funny spot, regardless of whatever that gets zoned for.

That was assuming that was something zoned before the rest of this? Kind of like that random shop building across the street from this.

Funny you mention that because I never knew who operated out of that shop/barn/tin can. Obviously right now it's been taken over by Hawkins for the construction on Giles. I also asked Sarpy what was happening to that particular building and they told me they have no idea. Thing is, once the Giles viaduct over BNSF is done, there won't be a road that takes you to the tin can any longer. The old gravel 180th st is already closed and is due to become some type of green space.
