Why don't they just put the street car route on Dodge and Douglas? That way, they can put the tower in that empty lot and people can still have easy access to the streetcar.

I’ve gotta admit that I think the skyline looks more symmetrical with the MoO tower on the UP lot. Granted from other angles presented here so far it looks just fine on the library spot too. I was at the GLM the other day looking at the head of the park where the tower would sit and while I would be more than happy to have the tower there it just feels slightly off. I think looking up at our skyline from that angle the MoO tower (while slightly hiding behind the UP building) would almost be more imposing or “towering” on the UP lot in a good way. Also it maybe wouldn’t cast a large shadow on the park later in the day as well. Again I still think the library spot is fine and am happy the tower will be there.
Frankly I’m just happy that after years of waiting we are finally talking about Omaha’s next skyscraper!

Farnam and Harney have many more adjacent properties that can be redeveloped and it goes through the hearts of almost every major neighborhood/district in the urban core. I think the mayor mentioned the route wouldn't be feasible, though I missed the exact reasoning. Dodge is too fast-paced, a US highway, a streetcar would interact with that street poorly. Farnam is slower and more neighborly, with many more developable parcels. Dodge and Douglas aren’t only not pedestrian friendly, they’re downright hostile. There isn’t a single storefront on Dodge from 10th to 40th. Why on Earth would you put a streetcar along a corridor that has nothing to offer the pedestrian? By contrast, Farnam has tremendous potential. Already a much more urban stretch with plenty to do once you step off the train.

That is a little bit dubious, though... If its entirely privately funded, then how could the city have any grounds to say "Re-routing the streetcar to 1416 Dodge would be too expensive"? Hmm...

Just going back and reviewing the renderings in this thread. I really loved the design of this building from the outset and the more I look at it the more I appreciate some of the details. One of the coolest things is the latice work that rounds out the top. If you notice around the top corners there is this kind of webbed structure that appears to be ornamental but really make this building pop. It's a classic great look and unique to anything else downtown. Also love the way the sides have movement with the slight curves but overall clean lines. It really is a beautiful building and I truly hope it is built to the scale depicted. One thing I am wondering about unrelated to Mutual itself is the size of the trees in the park. Not sure what types of trees they are planting but I'm guessing it will probably be a while before they look quite like that.

I know several here, and on other city development forums, have indicated this tower proposal looks very similar to the Devon Tower in Oklahoma City..I don’t think that’s a bad thing-and I believe the Mutual logo/design at the top can and will differentiate this Mutual Tower from The Devon…

I think it's only being compared to the Devon because it's in OKC I only see vague similarities. I am not familiar with Devon Tower, but one difference that stands out to me is that Devon Tower is part of, essentially, a sprawling four block campus. Its parking garage takes up, what looks like, a whole city block. MoO is fitting their HQ, garage and all, within one city block. They could have easily had a super block layout like Kiewit did with their garage, but thankfully, they are sparing the lot adjacent to GLM for future development. It's an exact copy of 1180 Peachtree, only the wings at the top have been clipped off. I hope we don’t see a ton of deviation from this initial tower rendering for Mutual. Especially as it relates to size and scope because everything I’ve been hearing from sources “in the know”, are indicating this will be a 45-50 story tower..If that’s the case, we’re looking at likely 650-700 feet in height and it will become Omaha’s tallest. I’d like to see the final height land at 700 feet..

The MoM rendering seemed like it was mostly for the presentation. They did say it was just "conceptual". Hopefully the MoM design will be new and original rather than a modified copy of any of these other buildings. Right, they need to keep this camera operational for at least the next 3 years , I check it several times a week. The new tower will be front and center on the west camera, can’t wait for construction to start in 2023.

We all just need to keep our fingers crossed that the proposal remains 45-50 stories and close to 700 feet. Hopefully no “scaling down” will occur..

That is a great rendering....I still want to see one from the airport coming into downtown view, it should look great with it getting progressively taller from the Woodmen, First National and then Mutual.

That is absolutely one of my favorites too. It looks so clustered and dense and urban and, you know, big-city-like and stuff and junk. I'm a little bit disappointed this really won't make any difference at any of the major viewing points in Omaha, such as 40th & Dodge, 90th & Dodge, 150th & Maple, 168th & State. The FNB tower will largely block it out. Pretty much aren't going to know it's there if coming looking from the west. It will look good going north on 16th or 13th, and from CB and the airport.

Love that view from I-29 as well. I think the Marriott hotel is also visible from this view as well. The pedestrian bridge looks nice too from this angle especially at night.

I'm definitely in the "take what we can get" boat too. Just mentioning that for the most part, from the most populated vantage points, this really wont have much affect. I've always thought the vantage point from 480 near Martha street gives downtown gives a kind of dense look that you don't get from other angles. From that vantage point, it will also make the core look more interesting
