And my guess for this tower height is still right at 700 feet. I think that’s the sweet spot…

In any case though maybe the restaurant thing could work financially or at least in a public image perspective. Obviously it would have to have more going for it than just the view in order to be viable. However, if they were to really try and go all in a place that has a reputation for really good food, service, and atmosphere it may bode well for them in the long run. I can imagine a place that is full of archival photos and stories over the many decades the company has been in business. Tie it in with a Wild Kindgom kind of theme, not in some tacky Disney tourist kind of way, but in a classy, elegant way that promotes the overall corporate image. Could be a great PR thing, especially if it were to turn out to be a go to place for business lunch and dinners and for bringing out towners.
There are a lot of towers that now make more in just their observation decks than they do in rent from tenants. Empire State Building most notably made $60 million in profits annually before the pandemic while the office space came nowhere close. Would be smart to get in the game on that.

I think they could take an approach to have a tastefully-done Wild Kingdom themed restaurant coupled with an observation deck, plus a fancier restaurant, plus a place like the Inner Rail at Ak Village with outside venders for employees and the public. Lots of possibilities!

I’m holding out hope that you’re correct. If they truly want to make an impact, they have to make it appear taller than FNB.

I just want this built without significant delays. I don’t even care if it shrinks to 30 floors. But 50 floors would be all the better 😃. The new Northwestern Mutual skyscraper in Milwaukee did not surpass the US Bank tower, the cities tallest since the 70’s.

Very interesting that some of these buildings have been able to generate a substantial income relative to the cost of their observation decks. Also, love the idea of incorporating design ideas with the HD Zoo. Just pure speculation here but I am guessing a large part of the reason Top of the World went out of business is because they had far too much overhead with the massive space they had at the Woodmen. And though I still love the Press Club, it's sad to note that it seems to have received minimal investment in the past few decades either in terms of facility or product. The place has hardly been open at all in recent years, even to members, save for the occasional press conference or local media event. Restaurants by nature are a risk inherent business and Mutual by definition is very much in the business of risk mitigation. However, Mutual really could have an opportunity here to bring back the type of experience Omaha has been missing for quite some time. If done to the right scale and concept I could see both Mutual and the public benefiting from this type of venture and hope it is one they give serious consideration.

I expect closer to 640 to 670.

But on pipe dreams, I'd love 801 feet. I still would love to see this beat the Devon tower. We'd have OKC beat until Devon builds a new tower most likely :D

I hope! For a new super tall in Omaha, I think 700 feet for the Mutual tower would compliment and not overpower the 634 foot height of the FNC..also considering the slight lower elevation of where the Mutual tower will be built compared to the FNC tower location..

I’m keeping my fingers crossed 🤞 that 700 feet is the landing spot…

I honestly can't see them doing a restaurant. Did you ever try entering the facilities prior to Covid? They had the full badge in badge out system with plexi glass doors that opened/closed with your badge. To get a guest in, you had to fill out a form, etc. I just can't see them seeing an observation deck/restaurant to be worth it from a risk mitigation factor. In the past, these types of amenities made sense, but in the age of mass shootings, covid, etc., you have another layer of security concerns that they simply won't want to deal with having the general public involved with. Insurance companies, by nature, are typically pretty concerned with safety as there is the chance of someone showing up after a life or disability claim has been denied and doing something. Sad, but true. Also, they deal pretty heavily in protected health information and allowing the general public to use the same elevators as workers wouldn't work. The only way it would work is if you had a dedicated entrance or elevator that only too the public to these open areas. I can't see them investing in that kind of cost though.

Right..and it makes sense, given the location where Mutual will build their super tall, you’d want that FT number to be significant enough that is shines as the prominent tower, without taking too much shine off of (and complimenting) the FNC tower.. Omaha’s 3 tallest would be- 700, 634 and 478 feet..

That’s a nice balance…

I will guess 750' for the MofO Tower. The reason is that the library site is at a lower elevation than the FNBO tower. If the MofO tower were around 700', it would look nearly identical in height to the FNBO tower, whereas a 750' tower would stand out a bit more without looking oversized in our downtown.

Observation decks, rooftop restaurants, etc. never share elevators with offices.

And as we get in-fill with 300 footers in the core and maybe some 200 footers out to UNMC, the skyline will start to look really dense and "full".

Has there been any indication of how many square feet Mutual is looking for? When they announced in 2018 that they were studying options for a new building, they indicated they would need at least 1.1 million square feet. Is that still the case?

From what I’ve been told (from an upper management friend whose boss reports directly to MofO’s CEO) - the Mutual skyscraper development will occupy approximately 800,000 square feet…

Hmm, that would be interesting. First National itself is is 1,041,000 sf, and it is 634 feet tall and 45 stories.

I was also told the first 12 stories of the tower will be for employee parking..

And remember, 800,000 sf does not necessarily equate to less height and or less stories.. It’s all about design and execution..

I can’t wait to see the final design and specs..About the only real hurdle that would throw a monkey wrench into the timeline for construction of the tower is a bottleneck in approving the funding of the proposed streetcar line. I suspect that hurdle will be cleared, however..

The next 8 or so months will be very interesting- that’s for sure…

Yeah, now if we're talking 800,000 sf of office space on top of a 12 story garage, then I can see that adding up. I just really hope they tweak the design of the base, as was presented. That base is too big and square for the tower as was presented. If it happens like that, I won't complain too much, but they can do better

We just need 12 story buildings on the front lot near the mall, and all around there. You'd only see the base from right at the building :D

It's still conceptual so (I'm hoping) the podium should be more cohesive with the final building design.

Yes, please. The city owns that lot, so they can parse out potential developments. I hope whatever building(s) are developed there, they are somewhere between 7-15 stories to block some of the MoO podium from park visitors. I will riot if we get a 4+1.

Unless they get the out of control inflation and supply chain problems fixed, I predict this high rise will end up in the 30 to 40 floor range, and one to two years will be added to either the groundbreaking, the completion date, or both.

The number floors will be determined by what they feel their needs are/will be. No way will they spend nearly $300 million dollars and not build a structure that doesn't have room for all their employees. It could end up being 30 floors but that would not be because of inflation.

Kiewit will have several cracks at other big projects in the coming years. I could see them heading up the UNMC NExT project. McCarthy got the admin building, but NExT is huge project that would line up with Kiewit's portfolio and resources.

Yeah, I would be very surprised as well if a top floor restaurant or even just an observation deck were to be built. It would be so nice though. Honestly, I will just be happy if they just build this thing close to what they have already revealed. Can't wait to get more updates on this.

The number floors will be determined by what they feel their needs are/will be. No way will they spend nearly $300 million dollars and not build a structure that doesn't have room for all their employees. It could end up being 30 floors but that would not be because of inflation.
Agreed..

I think if this was a private developer proposing this super tall, I’d have serious doubts about it getting off the ground..

But we’re talking about a Fortune 500 company here- with 4000 Omaha based employees. Regardless of cost, I really believe this super tall skyscraper gets built..and likely to its 45-50 story spec..The only stumbling block which could derail the timeline, as I stated previously, is if there is a bottleneck approving the funding of the streetcar line..Minus that, this project is getting built..and likely on time..and hopefully 700 feet :) …

Agree, with MofO behind this the chances are very good that this gets built. The announcement has been made and Mutual’s credibility could suffer at least by Omahan’s if it was to be cancelled or face long delays like start of construction pushed back to 2024 or 2025.

The observation deck would be fantastic, but I think it’s highly unlikely in today’s environment. The best chance to get to the top of the tower would be if you worked there or knew somebody that worked there. Other than that it will be difficult to get to the top. Before 9/11 you probably could find a way to sneak up, but not now 😙.

I have been to the top of the Omaha World Herald building and the views are pretty nice up there from the 15th floor and that’s only about 250 feet high. I know somebody that works in the building.

Unless you have access to some more info than me, the cutoff for super tall is about 1,000 feet, not 700 😜

700 ft would be crazy tall for Omaha, it would look super tall to us, but probably not a New Yorker..

700 feet would make it a solid 79th place in the city, tied with the 1909 Met Life Building.

omahahawk wrote: Mon Feb 14, 2022 5:58 am Very interesting that some of these buildings have been able to generate a substantial income relative to the cost of their observation decks.
Observation decks, rooftop restaurants, etc. never share elevators with offices.
And that adds cost. Cost that a company like Mutual likely wouldn't want to fund.

For those of you worried about the clunky base in the original rendering, have no fear. Ol' Hawkeye's inside sources have confirmed that the base of the actual structure will pay homage to Mutual's longstanding status as a major benefactor of HDZ in particular, and wildlife in general.
