So, how ‘bout this highrise man?…

I never thought it would happen. I'm more excited that the streetcar might finally start. I love riding them around LA.

I’m with you on the streetcar component for sure..DTO Luv wrote: Thu Feb 17, 2022 12:11 am I never thought it would happen. I'm more excited that the streetcar might finally start. I love riding them around LA.
The mutual skyscraper is dependent on the streetcar line being built as well. Definitely a hand in hand deal…
Edit- do you remember that streetcar meeting we went to years ago, I want to say 2005, when the guest speaker was the developer of the Little Rock Arkansas streetcar line..sooo long ago. We’ve been talking about streetcars here for nearly 20 years now…

Re: Mutual Tower on the Library Lot
I have spent the majority of the past 20 years in Shanghai, near the area that has the tallest group of buildings. However, whenever I return to Omaha, the FNB tower and the Woodman both still look impressive to me. IMO, from the ground, a 1,200 foot building only looks a little different than a 600 footer.
For the record, a 700 foot building would be number 42 on the list in Shanghai.

Re: Mutual Tower on the Library Lot
If done right, it could pay for itself as a major attraction in what may turn out to be a $400-500 million project, if not more.omaha79 wrote: Wed Feb 16, 2022 6:00 pmAnd that adds cost. Cost that a company like Mutual likely wouldn't want to fund.Garrett wrote: Mon Feb 14, 2022 9:03 pmObservation decks, rooftop restaurants, etc. never share elevators with offices.omaha79 wrote: Mon Feb 14, 2022 5:38 pmI honestly can't see them doing a restaurant. Did you ever try entering the facilities prior to Covid? They had the full badge in badge out system with plexi glass doors that opened/closed with your badge. To get a guest in, you had to fill out a form, etc. I just can't see them seeing an observation deck/restaurant to be worth it from a risk mitigation factor. In the past, these types of amenities made sense, but in the age of mass shootings, covid, etc., you have another layer of security concerns that they simply won't want to deal with having the general public involved with. Insurance companies, by nature, are typically pretty concerned with safety as there is the chance of someone showing up after a life or disability claim has been denied and doing something. Sad, but true. Also, they deal pretty heavily in protected health information and allowing the general public to use the same elevators as workers wouldn't work. The only way it would work is if you had a dedicated entrance or elevator that only too the public to these open areas. I can't see them investing in that kind of cost though.omahahawk wrote: Mon Feb 14, 2022 5:58 am Very interesting that some of these buildings have been able to generate a substantial income relative to the cost of their observation decks. Also, love the idea of incorporating design ideas with the HD Zoo. Just pure speculation here but I am guessing a large part of the reason Top of the World went out of business is because they had far too much overhead with the massive space they had at the Woodmen. And though I still love the Press Club, it's sad to note that it seems to have received minimal investment in the past few decades either in terms of facility or product. The place has hardly been open at all in recent years, even to members, save for the occasional press conference or local media event. Restaurants by nature are a risk inherent business and Mutual by definition is very much in the business of risk mitigation. However, Mutual really could have an opportunity here to bring back the type of experience Omaha has been missing for quite some time. If done to the right scale and concept I could see both Mutual and the public benefiting from this type of venture and hope it is one they give serious consideration.

Such an exciting skyscraper development for Omaha. As has been mentioned, about the only thing that could derail or delay this, is if funding for the streetcar line is not approved. I don’t see that happening though. I also believe the height of the Mutual tower should end up at least 700 feet.

Re: Mutual Tower on the Library Lot
I've lurk on the Salt Lake City Skyscraper forum page since I moved here a couple years ago. Today someone posted a pic of the Mutual tower and everyone that commented on it said they'd take it in a heartbeat. Downtown SLC has a couple towers finished, under construction, or proposed but none are taller than the Woodman and the tallest currently is only 422 ft.
I think we were pretty lucky to be getting this, pending its completion. And am really excited to see the highrise density that this tower and the streetcar will bring to the skyline.

I think for the most part, from what I’ve read on other city discussion forums, the overall take on this Mutual of Omaha skyscraper development has been pretty positive…

I scaled the elevations and they aren't quite consistent. I am getting around 420 feet. Checking the floor to floor heights also leads me to believe these elevations aren't to the listed scale.Garrett wrote: Fri Feb 25, 2022 1:57 amThat diagram says 1 inch equals 80 feet… assuming it’s meant to be printed on an 11 by 7 piece of paper, anyone wanna try to scale it out?iamjacobm wrote: Fri Feb 25, 2022 1:07 am Planning board docs. Re: Mutual Tower on the Library Lot
I’d bet it was scaled to print on a 30x42 sheet. That’s a more common size for a set of Construction Drawings. I like the north and south elevations and am wondering if the near mid setback on the west side is an acknowledgment of the woodmen tower height as the FNB tower has. This is indeed an exciting package of information!bldgengineer2015 wrote: Fri Feb 25, 2022 3:06 amI scaled the elevations and they aren't quite consistent. I am getting around 420 feet. I did it as well. At 100% zoom, it comes out in landscape at only about 5 inches or so eyeballed, so ~ 400 feet. But that wouldnt align with what we're hearing.bldgengineer2015 wrote: Fri Feb 25, 2022 3:06 amI scaled the elevations and they aren't quite consistent. I am getting around 420 feet. I measured both the east and west elevations since the base of the tower extends from the north property line to the south property line. NPL to SPL is 284 feet (original plat being (2) 132' lots plus a 20' alley). Applying that to the height of the tower puts it about 695' high.

Just a couple of details from the planning docs:
Cost: $443 Million
Sq ft: 800,000
Parking spaces: 2,200
Est Completion: Jan 2026
Some of the other buildings that we have used as a reference (Devon Tower, Salesforce Tower) were quite a bit more expensive, obviously construction costs are much higher in San Francisco.

LOL....I thought I was height obsessed but you guys take it to a whole new level. I imagine you all sitting there with slide rules and protractors trying to count the number of floors with a magnifying glass. That is awesome. Anyway I think just by looking at the rendering that this will no doubt be the new tallest building downtown. I hope that is true because as is that rendering looks amazing. Just down by the W. Dale site the other day and it really did dawn on me just how stunning this building will be on that site. As other others mentioned in places like New York or Shanghai this building would get lost in the crowd. However, if Cowboy is right, this thing will be taller than the Gateway Arch. I mean just think about it. Sitting in that spot at the end of the park....that is going to be one serious exclamation point.

Salesforce Tower was almost twice the cost of the Devon, and had less floor area.

So I counted 10 floors of glass of the pedestal, 26 to the setback, 42 to the roof, 45 to the crown. Obviously we know there are 12 floors of parking but I was just looking at the glass.

1180 Peachtree is only about 625,000 sq ft.
