I was pleasantly surprised by the face of it. Looked like old market buildings.

It really is expanding the feel of downtown so much further east. If you haven't been down there in person, I highly recommend it.

We need a name change for this topic. Mercantile not Mercentile. More specifically though the building in phase 1 looks to be called Brickline at the Mercantile. or perhaps merge this with the one at viewtopic.php?t=18362

Thanks. Looks like they're assembling the crane for Farnam Pier as can be seen in the lower right.

Wow. This is a monster from this angle. It's hard to believe there is still a whole section, like 1/3 or 1/4 of the building, that still needs to go up. This could be a really nice retail strip for downtown. I think national retailers should be a target for the ground level commercial space.skinzfan23 wrote: Mon May 16, 2022 1:37 pm Not a great picture because I just took a picture of the KETV skycam, but this gives a scope of the project from Embassy Suites

Until recently, I didn't fully appreciate how that parking garage was going to work. In my ideal urbanist world, transit would be good enough that every new building wouldn't need a big parking structure like that. However, this approach of hiding the garage within the building like this is much preferable to almost any other solution. I hope future development in the city matches it.

Great photo! Came through as promised. I love the density of the buildings but being that long I would have loved to have seen a little more height with these.

Blows my mind that people are getting paid that well in Omaha where spending $2000/month on rent seems like a good idea. I realize the housing market is all over the place right now, but wow!ita wrote: Wed Jun 22, 2022 4:36 amNice find! Holy cow, prices here are crazy. I haven't been paying a lot of attention to this Mercantile development... I'm assuming all of that ground level space is for retail/office? Is the concept to try and lure small businesses into these bays?

These are pricey. Be interesting to see how they do in Omaha. I get some people don't want to buy and would rather rent. Home ownership comes with its own set of problems and responsibilities.

Before we built our house, my wife and I lived in downtown Salt Lake City for this very reason. Our rent was about $1800 for a 900 sq ft 1 bedroom, but we got rid of my car (was paid off but we dropped all associated costs). Public transportation on the lightrail was free, we had a grocery store in our building, I worked downtown at the time so my commute was minimal. And we were close to all of the events, shopping, restaurants, bars, and energy downtown. It was really nice/fun.Athomsfere wrote: Wed Jun 22, 2022 1:43 pmI mean, it makes perfect sense to me. I mean if we follow the classic 30% rule, the one bed could be supported by a $68k job. Thats not an out-of-the-ordinary salary for a first-year college degree in 2022. Or many other trades/jobs too.Doctor Fate wrote: Wed Jun 22, 2022 2:25 pmBefore we built our house, my wife and I lived in downtown Salt Lake City for this very reason. Bringing up a topic from a different discussion... just don't expect to be a K-12 teacher anywhere straight out of college making $60k. But I guess if there aren't elementary schools within walking distance of your appt, then you wouldn't want to live there anyway.TitosBuritoBarn wrote: Wed Jun 22, 2022 3:11 pm$68K straight out of college? Re: Mercantile (Conagra campus development)
Well, the rule defines how much you can safely spend on rent or a mortgage without stretching yourself too thin. So by saying that you should earn double of what you might be currently making ($68k), you're telling us your current mortgage/rent is around $3400 give or take. That would also not take into account if there are two incomes in your household, of course. So you could, in effect, have two of these 1 bedroom apts.djc311 wrote: Wed Jun 22, 2022 6:15 pmBringing up a topic from a different discussion... just don't expect to be a K-12 teacher anywhere straight out of college making $60k. Re: Mercantile (Conagra campus development)
I have a BA in business and graduated college in 2008. I can tell you that the average starting wage is no where near $68k for customer service. I now have a securities license and deal with annuities with almost 15 years experience and even with an annual bonus I still don't make that much (close but not quite) Obviously, sales can be a lucrative position so that could be higher, but I would say that the median income in Omaha is around $40,000 on the high end (prob more in the $35,000 range)

Gross annual income aside, I think we can all agree this is a significant, density adding development with awesome mixed use/residential..which will be part of the plan to attract more residents and visitors into our downtown core..
I can’t wait until it’s completed

Median household income is 62k. 25-44 is 66k, 45-65 is 76k.skinzfan23 wrote: Wed Jun 22, 2022 7:33 pm I have a BA in business and graduated college in 2008.

Re: Mercantile (Conagra campus development)
Did anyone answer my question about what's going on the ground floor? Are they designed to be standard retail space (ie, strip mall style)? About 1200-1500 sq ft per space give or take? Any tenants signed on for this project that anyone is aware of?
Anything exciting new to market stuff?

I think the folks behind the food hall at Westroads we're going to find the tenants for the ground floor retail. That was announced a couple years at this point, haven't seen or heard anything since.djc311 wrote: Wed Jun 22, 2022 10:04 pm Did anyone answer my question about what's going on the ground floor?
