Two points:
1) Tip the Hilton on its side. You've got quite a lot of land to build something else. Retail, housing, office, anything. There was a rendering at the time and it looked pretty good. Modern design for the time with I believe some interesting architectural details to match the convention center/arena.
2) I stayed at the Hilton a few years ago. The shlep to my room was crazy. One end to the other with suitcases. 20 stories would have made the trip less of a hike.
That's all and aint nothin anyone can do about it now.
It was a proposal by Mayor Hal Daub at that time. It was a Marriott and was roughly 20 Floors. I remember that proposal and was one I was rooting for... until the next mayor came in and proposed what we have now and went for the Old Market look (those were his words from the Newspaper)... a few years later once it was built, you know the news - Convention Center/Area Hotel too Small. My response - No Sh... So you got what you got today. By the way, everyone argued with me then about that proposal being the best one for Omaha.

I guess I don’t see the need for there to be height in this area, infill is way more important. As long as it is pedestrian friendly with retail options at the base it will work well. The thing that makes the Hilton so egregious is it’s just complete dead space surrounding the addition of the hotel.
I agree. I don't find a highrise would really fit contextually. Twenty stories is a little much for this area. I think as long as what's being built activates the street life and bridges the activity between the Capitol District/Convention Center and the Old Market without dead space like the Hilton and many of the recent larger, new-construction downtown apartment buildings have it's good in my book.
The thing about the Hilton is that they could easily fix the dead space issue by building retail space on the lawn in front of the addition. There's enough room for 1-2 stories of retail plus a rear alley. Perhaps they are waiting for Lot B to develop..
It could of been a couple/few 12+ story towers. It wouldn't be much bigger than the Greenhouse or Burlington building. I don't think that would have been out of place, and the Mercantile project as originally presented already contemplates buildings with that type of massing.
I don't know, this project is not super pedestrian friendly because it is not permeable, at least from what I can tell. It's a true super block. That is one critique I've had with this one. Despite my wishing it was taller and had some pedestrian walkways through the project, I don't hate the project and appreciate the infill. I think this will be a very successful project if they can fill the retail portion with some unique eateries and maybe first to market retailers. Capitol Place still lays vacant, but I am hopeful for the ground floor retail at the Brickline/Mercantile complex.
I would agree that the Mercantile Complex is a superbloc and isn't pedestrian friendly (it cuts off walkability and view just like Landmark Tower/Data Center & Double Tree Hotel - I guess we haven't learned yet). It feels heavy to the eye. What I wanted to see was the streets put back in (9th, Harney, & 8th). Then a development like these 2 (Similar to what is there), but this is more walkable. The one with the green space and then the one with the parking garage in the CENTER of the building. These are in Minneapolis next to the Mill and Gunthrie Theater. The Parking Garage was used for both Public and Residents parking. There was Retail on the first floor of all of these buildings. It is Park Ave & S Washington Ave in Minneapolis.
And Lot B Needs to be Our Power & Light District plain and Simple. If we do anything other than that, we literally shoot ourselves in the foot. We tried with the Capitol District, but that is like someone sitting in an office hearing about the Power & Light District and trying to copy the design and totally failing (especially if you haven't been down there when there is a game and there are stands out).
And if you can't see any resemblance of the locations of landmarks (Sprint Center/CHI Center, Lot B/Power & Light...
