Elmwood Townhomes (SEC 54th & Leavenworth)

Post by Athomsfere »

I think this development was missed? Or at least I can't find the thread.

I seem to remember this getting some pushback a couple years ago though.

How old is this? I went back through the last years of planning board documents and I don't see it anywhere?

No clue, it wasn't really cited.

The townhomes south of 48th & Dodge turned out really nice and I hope that’s what they end up being.

I think I drove by those last night just looking at recent townhomes... Yes, they look quite nice.

So 19 new townhomes where there were 2 duplexes, 3 sfh, and the pharmacy behind J. Coco. Add in Muchachos in the old dry cleaner and whatever else fills the J. Coco and Legends building and this isn't the end of the world, I guess.

Regarding a comment from the reddit post. Do people think developers can force property owners to sell? The comments there (and ocasionally here) about why other nearby parcels aren't developed strike me as magical thinking of sorts. Though there are about a million surface parking lots in this city I'd like to see developed, I understand it isn't that simple.

Noddle's townhome designs seem to be a step above the rest.

Hitting the planning board this week, whoever found those plans must have done some good sleuthing b/c usually the city doesn't upload those until the Thursday or Friday before the meeting.

Do you have the updated link?

Also, how does one meaningfully search the planning site?

You can see the agenda of the planning board before you see the documents they receive.

I really hope the ones being built in Elmwood have decks and patios. I think that the ones in Portland look a bit forbidding without them.

Is there really a market in this area for townhomes this expensive? The Elmwood/Arksarben area has many well kept houses of varying styles and sizes for far cheaper that $450,000. Then again I thought the same thing about the Dewey rows and those are nearly all sold at DOUBLE the price!

Anecdotally, yes. I hate the idea of living in a house. I love the increased density, the location, the lower requirements of fixing the outside, or mowing. And we paid a little more than that, but it's worth every penny. 11/10. Would recommend.

Jay Noddle of Noddle Companies was on Grow Omaha this past weekend and mentioned these units have a "Menu" of options that the buyers can pick from including rooftop decks.

I go by these occasionally, and they look great. We need some shots of these.

Also, I believe there is an open house for one of the units coming up.

I thought what I heard was just the first unit that's finished. Perhaps being used as a model?

I could probably dig for message to see if I can get more details. From memory though, units are something like 1700 sqft, 3 bed 3 bath, and going for 500k.

Edit: https://www.propertyshark.com/homes/US/ ... mwood.html

Looks like I remembered that fine.

I bet they sell easy. Great location, enough room for most people, and cheaper than the other new builds in the area by a good bit.

I’m not trying to hate. They’re better than what was there before.

But before I dropped $500K on one (which I would never in any universe do), I would knock on every door within a three block radius and offer the owner $400K for their house.

They strike me as $225K units in a sane world.

Again, they improve what was there. But I genuinely feel really bad for anyone who drops $500K on one.

There would absolutely be cheaper homes in the area, but they are either smaller, or older, or both.

Plus, for people like me, who also bought something larger in the area last year: Not being a detached SFH is a huge bonus.
