I'm assuming for some type of basic children's physicians, perhaps some advanced care options (ie, broken bones, etc)? With all of the investment they continue to make at 84th and Dodge I can't see them building a complete hospital elsewhere in Omaha.
That's a huge site for something small such as a Doctor's office, Urgent Care, or Small Hospital. I'd think it would be on par to Women's Health on 192nd and Dodge.

I agree with both you and Mcarch... 10 acres is a lot of space. Of course they don't need to develop all of it at once and I suppose they could sell some of that off on their own... or lease it, etc.
Just seems like 10 acres is A LOT - like mentioned above, Women's Hospital on 192nd and Dodge is probably on about the same amount of land.
FWIW Childrens Val Verde clinic has a lease that is due up in summer of '23 and One world already has plans for that building in Val Verde after the childrens lease is up. I know they are doing a new build to replace the lost space in Val Verde but staff there said its running behind schedule and staff are in kind of a limbo as to when they will actually move into their new building. I am going to assume that this purchase will be the replacement, along with more space, because all the Val Verde staff said it will be further west. It was mentioned that to continue to lease space in Val Verde the cost would go up a lot.

That is my assumption, I was just told they are moving further west and getting more space, and new equipment in a new build. So I assumed that this has to be it, but I could be wrong.

Instead of additional locations, how about staying open a little later. Most people would be happy with a late night $2-$3 "surge charge" if it went directly to the employees.

I pointed out the McDonald’s repeat recently as well. I started thinking about it and the only logical explanation I could come up with is the fact they’re all counting on the north/south traffic of 204th to be so high that it justifies the extra locations.
I was really hoping we could see some first to market chains or something similar, but it appears to be just a bunch of repeats.
I’m surprised they’re not getting a large box store like Target on one of the big corner lots. Sure you have one on 180th and Center but Target has a store on 132nd and Maple as well as 168th and I know both of those locations do very well.

No Surge Charge. A surcharge is typically a percentage and people hate it. A Surge Charge (Made popular by Uber/Lyft) is an extra fee where there is higher demand and no workers. This fee is expected when people have no other options and it gets more workers as they can make a little extra. The Matt for CWS has Surged their cover charge it $30+ during CWS, when they have a line. If someone had to pay an extra $3 to get Taco Bell at 2 AM they would be happy, especially if it went to the workers.

There is new construction in between the movie theater and Children’s, and it looks like a pretty big project. I can’t find any mention of this if I Google and I haven’t seen anything on Grow Omaha yet. Does anyone know what this is going to be?
Just read on Grow Omaha that Godfather's has filed a permit to construct a new restaurant in the Coventry development. I heard from a reliable source that their current location on the corner of 180th & Q St will close once the new store is opened.
I can't recall what was in the current space before Godfathers, but I believe it was some sort of sandwich shop. It didn't last long and TBH, I'm surprised Godfather's has stayed as long as they have. I would imagine it's primarily been to keep the area serviced. I have never had any issues with orders from that store, but I only have done pickup.
I miss one of the first Godfather's locations on 76th & Pacific. They had a small arcade a multiple levels to eat at (although the upstairs would often be closed as they became less busy). We'd go as a family, I was able to order my own mini pizza and my mom would get the salad bar. Then I'd get a couple bucks to throw in the change machine under the upstairs dining portion to play games.

Wonder if it will impact the Goodfathers' location in Gretna. IF they are closing at 180th & Q, I could see Gretna closing too and consider it a consolidation of locations

Interesting - I would have thought it was going on the NW corner where they just popped in another Scooters building (this is simply an assumption, but it's their typical angled roof shed shaped building and it's all by itself). What side is the Baker's going into? I thought it was on the east side of 204th across from the gas station they added (and car wash).
There's still a lot of undeveloped land in that area, I assume it's going to be a bunch of mixed retail and apartments.
Does anyone know what the building is to the west of the Starbucks (on the Rusty Taco side)? It appears to have a drive thru on the south end, but from what I can tell, it has a single main entrance... almost like it could be a doctor's office or something.

Yes, that must be it. I haven't driven on that road to see any signage. IMO, it almost resembles an office building.
I hate to be the pessimist, but I can't see how this place AND Bottles & Barrels being able to remain open. It's basically a parking lot to the north. I mean Starbucks and Scooters seem to coexist nearly on top of one another, but they serve unique products. Both of these places are basically resellers for pre-packaged products.

I agree with the concern to be successful. The one thing, though, is that they are vastly different in their approach. Bulk volume sales vs smaller selection and some sampling available.
As the building for the Still went up I was wondering if they were using the complete building or if they have some bays for lease. Still not entirely sure. Drive that road almost daily

I believe the Godfathers in Gretna has a different owner. They also spend 2 years remodeling it about 2 years ago. Q street is slightly higher priced for what we normally get and does not offer the 2 large pizza deal that Gretna does.
The McDonald's on 180th and Q is also about 8% cheaper than the 204th and Gretna locations. Example Quarter Pounder Meal: 180th and Q - $10.29, 204th and Gretna locations - $11.19.

Yeah I loved that location but it wasn't even the first in that area. In the very early 80's Godfathers was at 73rd and Pacific. It was one level. I remember they had the old 4 player Atari with the rollers and x's and o's. This place then became a couple other restaurants, one was McKenna's Blues Booze and BBQ (also one from Ashland was there).
Godfather's then moved around 1983 to 76th and Pacific replacing Peaches Records and Tapes. It was awesome. Loved the little arcade area you mentioned along with having a couple areas on the 2nd level. We'd go there after Central football games and that place would be packed.

Ha, my older brother would go there in the mid 80's after Central HS games as well. By the time I was in Central, we weren't hanging out at Godfather's. I think it was more of Perkins or V.I.
I saw on Grow Omaha a Panda Express is getting built at 204th & N St... I assume this would be in the same development? Somewhat surprised they're getting one of those, but good for the area. My wife and I aren't fans and would honestly rather have Hy-Chi. But it's a win, IMO.

When the Walmart was built in Gretna, it was scaled back from its originally designed "full-size" store. I believe they have the ground to the West to expand into and was part of the plan for "some day". If I remember correct, the first platt that went to the planning board was for a larger store, and that is where I saw the layout

It didn't last long and TBH, I'm surprised Godfather's has stayed as long as they have. I would imagine it's primarily been to keep the area serviced. I have never had any issues with orders from that store, but I only have done pickup.
I miss one of the first Godfather's locations on 76th & Pacific. They had a small arcade a multiple levels to eat at (although the upstairs would often be closed as they became less busy). We'd go as a family, I was able to order my own mini pizza and my mom would get the salad bar. Then I'd get a couple bucks to throw in the change machine under the upstairs dining portion to play games.

Just looked at the Grow Omaha mention. Based on the address ( 20462 R Street) that is to the N and W of the strip that includes Rusty Taco. They have started some dirt work on what looks to be this location in the last week to 10 days.
Interesting - I would have thought it was going on the NW corner where they just popped in another Scooters building (this is simply an assumption, but it's their typical angled roof shed shaped building and it's all by itself). What side is the Baker's going into? I thought it was on the east side of 204th across from the gas station they added (and car wash).
There's still a lot of undeveloped land in that area, I assume it's going to be a bunch of mixed retail and apartments.
Does anyone know what the building is to the west of the Starbucks (on the Rusty Taco side)? It appears to have a drive thru on the south end, but from what I can tell, it has a single main entrance... almost like it could be a doctor's office or something.
Are you referring to the Still Fine Wine & Spirits Superstore that is being built?

I drive by a lot and probably not at their prime selling times. Sure have not seen many cars in the lot yet.
Funny you say that because we drove by this past Saturday around noon and I think I saw one car in front of the store. Again, maybe it's not prime time but I would think busier than that on a football weekend. I hope they do well, as it's a big space (although I'm sure the liquor store to the north of them is probably not thrilled about them being a neighbor).

I drove by on Sunday about 1:30, and the only cars there were a couple out on the far perimeter of the lot. Assume they were employees. There were at least five cars at Bottles and Barrels that you referred to at that same time.

I went to check the hours for the Still and found it interesting that, at least as far as I can see, they do not reference this location on their web page or have a separate web page for it.
They mention on a couple of posts on the FB page that they are open 8AM - 10PM, but do not mention the days of the week or if this is for every day. They do not have the hours portion of the FB page populated and only mention hours in a couple of replies about specific posts that reference a day event.
They need to try harder to get in front of people looking for information on them, or there may be a building on the market in a year or so.

Very big investment for very little effort to attract customers - they really don't have 204th frontage exposure (granted you can see it, but it's set back about 1/2 a block or so)... and like I previously said, I thought it was going to be some sort of clinic or pharmacy with a drive-thru before I found out it was going to be a liquor store.
I do hope they're successful, but I agree - I didn't even think it was open for business when I drove by. But maybe that's part of their strategy???

The best marketing they have in place ANYWHERE is actually the semi-trailer on the opposite side of the highway, a ways from the actual store. It has a full trailer-sized banner on it stating that they are now open and giving the address
It seems to me that they assumed their reputation and market knowledge for the Lincoln market would automatically transfer to the new site. Primarily two different customer bases that need to be tapped. Lincoln can get by on reputation, but Coventry needs to tap into the new base. They are missing it IMO I am going to stop one of these times out of curiosity. Does anyone know how much advertising or marketing they do in Lincoln?
