9th and P - Trinitas 13-story Tower
I found this article talking about four projects that can change the Lincoln skyline. While we all have talked about Lied place, with its 20 stories set to add a nice piece to the skyline, there is apparently a project set for a 13-story residential tower at 9th at P at the old Journal Star HQ, at least according to this article. No renderings or anything, but Trinitas Ventures is the developer. They built and manage 8N Lofts. By the way, does anyone have any additional information on this project?

A city councilman is a family friend and they told me that the last they had heard, the Trinitas proposal is trying to find financing before announcing anything. Hadn't heard anything about the lamd that the Journal Star printing plant is on but said they will ask around for more info on both.

The Journal Star told me that this project is on hold for a year because of pandemic has slowed Trinitas' plans but that they don't have any more details.

That's not surprising. It will be interesting how or if some of these proposed projects will pan out that are currently pre-development. Hoping for the best though.Doctor Fate wrote: Mon Sep 28, 2020 10:22 am The Journal Star told me that this project is on hold for a year because of pandemic has slowed Trinitas' plans but that they don't have any more details.

Re: 9th and P - Trinitas 13-story Tower
There was an article in LJS stating that Trinitas is planning to move forward and the sale of the property will be finalized late summer/early fall and then demolition of the LJS building will take place immediately. Article also mentioned that the building will be six stories on one end and thirteen stories on the other.
Makes me somewhat skeptical every time we see a developer announce they will finalize purchases months from now. We’ll see if this ever comes to fruition.

City Councilman confirmed to me that this is still going to be 13 stories. Mixed use, some retail and office but mostly residential. Journal Star is all out of the existing building and demo could take place anytime.Hausmann Construction just filed a $60 million permit for the 321-unit apartment complex that will be built on the site of the former Journal Star building at 926 P St.

13-story, six-story apartment towers to rise on Journal Star block in downtown Lincoln
Found this article from a month ago. This will be a two-tiered building, 13 stories on one end and 6 stories on the other. Estimated completion date is summer 2023.

Piece of Lincoln's newspaper history begins to come down as Journal Star nears move into new offices
Matt Olberding
Crews started clearing the way for significant downtown development Monday, beginning to knock down the Lincoln Journal Star's former building that was part of a 140-year history of newspaper publishing at the corner of Ninth and P streets.
The Journal Star operated from the building at 926 P St. for nearly 70 years before vacating the space at the end of August, but earlier versions of the newspaper have been produced there since 1881.
That's when the Nebraska State Journal moved into a building at 900 P St.
...
The Journal Star building is coming down to make way for a large apartment project on the downtown block linked to the University of Nebraska-Lincoln campus, the Historic Haymarket and interstate access.
Trinitas Ventures has released few details of the development, other than its plans for two high-rise apartment towers, six stories on one end and 13 on the other. At more than 320 units, it's likely the largest apartment project in downtown history.

I was told by a city councilman that this has broke ground and is a big hole in the ground.
Fingers crossed that this starts going vertical, as I remember that the 17 story building that was was going to be on 9th and O also broke ground and then was cancelled.

This will be called Atmosphere Lincoln. Still on track be "majority complete" by August 2023. Will have a small number of underground stalls.

Looks like the tower portion will be every bit as large as the cattycorner hotel. Good project.Doctor Fate wrote: Thu Mar 17, 2022 5:12 pmThis will be called Atmosphere Lincoln. Still on track be "majority complete" by August 2023. Will have a small number of underground stalls.

It looks like either salvaged steel or materials for this project have arrived at the site, as well as gravel being transported into the hole in the ground assuming it’s for foundations.

I am in Lincoln for Thanksgiving. This structure is under construction with a tower crane that lights up the "Hausmann" at the top at night. Will try to get a pic sometime this week.

Lincoln is on a good roll right now. Their skyline is getting some excellent additions. For so long Lincoln's skyline didn't change, that isn't the case anymore.

I recall someone mentioning that before the Larson/Parkhaus Building, the last 'skyline changer' was the Embassy Suites built in 2000.Cermak wrote: Tue Nov 22, 2022 10:54 am Lincoln is on a good roll right now. I believe that is true, Lincoln had a long period with pretty much no highrise activity. The skyline just looked the same for years. Similar to Topeka or Wichita.Louie wrote: Tue Nov 22, 2022 11:09 amI recall someone mentioning that before the Larson/Parkhaus Building, the last 'skyline changer' was the Embassy Suites built in 2000.Cermak wrote: Tue Nov 22, 2022 10:54 am Lincoln is on a good roll right now. Kinda looks like a wall along 9th. Not sure I like that aesthetic but I like the foot traffic and density it adds.

Boy, if the gas station site proposal goes off as planned, that's going to be one heck of an urban canyon for a city Lincoln's size.

I saw this when I was in Lincoln yesterday. Glad Lincoln is getting some new highrise buildings . The skyline has changed more in the past 2 years than it had 20 years before that. Great to see the states 2nd largest city add to its skyline.

If the Capitol at 400’ sets the height limit … downtown Lincoln can go significantly higher than it is now.

I can't think of one off the top of my head. I'd broadly expect others to be college towns or beachside cities but a cursory search tells me others like Urbana-Champaign and Ann Arbor don't have the scale of high rise growth like Lincoln.PotatoeEatsFish wrote: Sun May 14, 2023 8:49 amIs there examples of cities the size of Lincoln putting up so many high rises this fast?Cermak wrote: Sat May 06, 2023 11:01 pm I saw this when I was in Lincoln yesterday. College Station has had a few new buildings with some height right off campus. It’s really stark bc they have nothing else of anything close to buildings that tall existing.

Much of downtown lies within capitol view path height zones, and within the flight paths of the airport. The FAA height restrictions are the ones you don’t mess with, and they are set at the equation of a slope. I don’t remember quite the ratio but I want to say it was around an extra foot of vertical height on the building for every 50 feet away from the runway the site is.
