Not really a fan of this project. Way too much parking, they're tearing down a house with solid bones, and the big commercial space has a drive through window? Why are people so weird about walking and/or parking in the street?

But, on a more serious note, do love that building. So happy it's not being torn down for a generic new build. Anyone know if tenants are secured? Hopefully something good since I drive by on my daily commute.

To be fair, street parking on Leavenworth is terribly tight. And I mean that in a width of spaces manner, not lack of options.

Soooo, they aren't really doing anything but fixing it up, which is totally fine by me. We just need to keep our perspectives tight to our bodies. It is still the same building. No reason why some no name LLC would buy this for + 1 million with plans of exponentially increasing investment by adding a story or two, for what? To complicate ownership of the building? No way. Glad it is basically staying the way it is.

Very nice Art Deco building and highly visible location. Adds to the uniqueness of this part of town. The building looks like it’s in very good shape.

Yeah the columnar extensions above it are really cool and a great feature point. Adding a story may diminish that.

It is a popular bar style. This Arcade 33 has the same setup as Beercade Benson's basement. Pay once, play unlimited. Its a much more fun setup imo.

It is a good sign for Leavenworth. While I do not like certain elements, new investment in any neighborhood is important.

I just wanted to point out one thing that is indicative of the backwards thinking in our City government when it comes to urban development:

City planners have said the project’s design and residential neighbors should encourage walk-up and transit traffic and reduce parking needs.

I do not like that more parking and a drive thru are part of the plans, but for the City to rely on the "project's design and neighbors to encourage walk-up and transit traffic" is disingenuous of them if they do nor further suggest what they will do. I agree that this corridor has potential. However, if the City really is concerned about projects catering to walkability and transit in particular neighborhoods, they need to do their part. Leavenworth is easily workable to create that kind of environment; let's extend the dedicated bike lane east past 31st street, do sidewalks extensions/curtains at intersections to shorten crosswalks or for bus stops, change the zoning along that corridor to allow for mixed use. Leavenworth could be a nice are to experiment what the City can do to take back the streets (it's a five lane road with enough space to accommodate street parking!) to increase walkability and TOD with very little investment (relatively).

Edit: While I was harping on the City for not doing enough, I do have to give credit where credit is due. While not a zoning change per se, this area along Leavenworth falls within the TOD subdistrict map. As such, theoretically, developers can apply for zoning changes from the current designations to mixed use zoning under the TOD amendments.

Over/under 5 years until that Supermercodo (29th & Leavenworth) becomes a Whole Foods, but in all honesty, cool to see this project. Cool to read another bakery is taking over the old Farine Four spot. Which is new info to me that I got from the article too.

They said it was ok to quote part of the article. I always post the article title and usually try not more than 2 paragraphs. I always include the writers name too, but lately they don’t always seem to include a name.

The W-H communicated to us years ago that it’s okay to quote a paragraph or 2 of a story to accompany the link.. What some were doing back in the day was “post quote” most of, if not all of the article content..and that’s what the W-H objected to...

Rumor I've heard is that a couple bought it and their plan is for it to be reopened as a neighborhood bar.

I went to HS with an Eric Behrens, he ended up being the head coach of the Central basketball team and won some championships with them. I believe when I was in school with him his dad was the coach and Eric was a player on that team.

Based upon hunches of knowing about all of the interest in sports in Omaha and how many previous athletes have opened sports bars, I would guess this is the same.
