Like before we were open — months before we were open,” Blue Sky Patio & Pickleball General Manager Shelby Hinman said. “So, we had some idea that it was going to be something special, we just didn’t know what we were in for.” Blue Sky officially opened September 1. For those who haven’t caught wind yet — what is pickleball? “It’s kind of like ping pong and tennis had a baby,” Hinman said.

Yes. And something called Zen Coffee has replaced Scooters in One Pacific Place. It’s been open for a few weeks now and seems quite busy.
Still waiting for the breakfast/brunch place to hurry up and open.

I think they have another location at 20-something and Farnam. My friend who works at Physician's Mutual has mentioned walking to a place called Zen on her lunch break

A bit off topic but since it was brought up. I went to Zen at 132 & Center today for a first date and the place was packed at 11. Seems to be doing very well and noticed a lot of people ordering flights of coffee.

It's the 3rd location. One has been at 25th and Farnam for a number of years. There is also one at 132nd and Center.

Blue Sky Patio and Pickleball posted that Bob and Willie's Winder Bowl is moving in next door to Blue Sky at Regency Landing. They are sister businesses.

Midland Business Journal has a short excerpt on this project. Zones 1 and 2, the Shaker Place mixed use buildings are nearing completion, while Zones 3 and 4, which I assume is the Regency Lodge site will begin construction in 2024. That portion is going to have a lifestyle hotel and mulitfamily component. Updated rendering from the project website has it significantly scaled back from previous renders.

Several things here causing the building to be the way it is. They didn't re-zone the development so its zoned community commercial CC.

Max Height in CC:
60 feet maximum; 45 feet maximum where building is within 100 feet of property classified as R6 or lower intensity district.

The property to the east is DR and to the NW is R5, thus the 45' max building height. Also since the lot is CC and there is next to a lower intensive district, there would most likely be a 30' landscape buffer on those two side.

You really can't put parking underground next to a creek, so that's out. You can't make the building taller and put parking on the first two floors because of the 45' max building height. They will need about 1.8 parking stalls per apartment unit, and 1 stall per 300 square feet of office space, basically they are just out of room to make the building too much larger.

Finally, most of the remaining land is in the flood plain and you can only fill 25% of the flood plain. The building needs to be 1' above flood plain and you need ADA access and parking in reality your building usually takes up even less than 25% of the lot. This particular project, they probably need to push the building as far south as possible and put the majority of the parking in the flood plain to get the biggest building possible.

Great site for visibility and traffic, but a lot working against it with the creek and current zoning.

Developers or even current land owners don't always know the existing conditions and restrictions on their land. The early renders were the best case scenario done prior to any real preparations. Zoning is not a huge issue to overcome, but flood zone issues are expensive and sometimes not worth the cost to remediate.

It's possible that the developer was petitioning for zoning changes, but didn't get it approved.

No, I wouldn't call it a lie. Every single city's rules are different. They can do stuff in Ralston that you can't do across the street in Omaha. Sarpy county has 5 cities plus the county, and all 6 have different rules and regulations. Sometimes plans are put together with the best intentions and they just aren't possible. It happens all the time.

They could if they wanted. Its all public information. Zoning, Flood Plains, and Zoning Regulations are all public information and all on the web. You could run in to an easement or something that was added later that might not turn up until you get an ALTA survey, but all the platted easements are also available on the web. So in this particular case, they didn't look or as was mentioned blow, may be they were denied for the zoning they wanted?

I would agree that zoning isn't always a big issue. End of day, it benefits the city when we have new developments. The city will to work with developers to come up with a solution that works for everyone as long as it follows the code. On the other hand, Flood Plain rules are not city rules and are fairly black and white.

That's possible too, I would need to go through the old planning board documents and see if that was the case here.

Can someone please tell me the lounges/bars that have been in shaker place historically? Maybe in the year 2000? My friends and I cannot remember and we would love to write it down!
Love the new development but also love to reminisce about these fun places of what they used to be!

I was just mentioning to riders how this was supposed to be a bigger redevelopment, but they’ve done a good job so far.

I didn't even realize that was a separate lot. Everything seems so smashed together down there, being low in elevation and stuck between the Interstate and Pacific St. But sure enough.

Agreed. Parking can be a mess down there, and it's only going to get worse as the development further fills in. But impressive density for a suburban strip mall type property. Will be interesting to see what they do with the large remaining parcel (the old hotel lot).

I'm always surprised new banks are being built. I can count on one hand how many times I've had to go to an actual bank in the past 10 years.

100% Agree on the retail deposits side of things.

But where the locations matter is for loans. Not just personal/residential, but even more so for the commercial side of things. I'm amazed at how much my in-law's business relies on regular meetings with a banker, and sitting down to review transaction materials.

Branches are a sign of a "local" presence, and a physical office for a loan officer to meet with people.

Yeah, I am at my bank for commercial purposes about once a month. Almost never am I at a bank for personal items.

They are still making good progress on Dundee Bank. But it does seem like the pickleball courts are kind of smashed up against what I presume is the bank drive through.

That's a great point. I bet the evening sun could make pickleball a bit challenging. At some point I presume the hill to the west provides shade, but that may be quite late indeed.
