South of Grey Fawn is an addition to the Ravelo 192 apartments. There is a stormwater basin to the north, but north of the basin is a senior living community.
Ahh thanks. I’m shocked that retention pond isn’t a fountain yet, it seams like everyone has a fountain out here.

I remember the debates on the forum about how this project may be hindered by heartwood preserve. It seems that the sluggishness of Omaha developers has allowed Avenue to arguably make as much (if not more) progress as heartwood.

Totally agreed. And Avenue One's vision seems more comprehensive and unchanging. With Heartwood Preserve, the name changed, there was waffling about housing plats and density (and have they even opened up lot sales yet?), and I'm still not completely clear what it's going to look like because it seems like renderings change every few months.

Avenue One keeps quietly moving along, and I think they have their ducks in a row. With how consistently they've moved ahead, it makes me wonder if they have firm commitments from retailers that they'll be announcing before long.

Heartwood and avenue one are totally different animals though. I would attribute some of the waffling at heartwood due to the nature of the development. Compared to avenue one, it's a few times larger in land area and from what we've seen is trying to do things that are more ambitious in terms of scale of detail and incorporation of mised use buildings. Not to poo poo on avenue one, bit it's seems like a pretty run of the mill Omaha mixed use development, a couple office building here, an apartment complex and strip mall there. Heartwood is not too far removed from that model, but they are doing it at a much larger scale with some more not-the-usual-for-Omaha-suburbs at the Row. I am glad both are moving along and that there is demand for both. I was concerned that these two would cannibalize each other, but from what we've seen, they are co-developing OK.

The fact is that Dodge from 168th to the Elkhorn could have been miles of amazing development, starting with a relatively blank slate of farmland. It could have been a showplace for the world on how to deal with suburban development. Had the city and county and private developers coordinated public and private development this could have written the book. What does it look like now? Haphazard, cheap (some anyway), common, unimaginative, take-the-easy-path, no vision...in other words, Omaha-ish. A spiderweb of car dealerships. Wow. Yes, urban sprawl and it would have been had it adopted my thoughts above. And yes, retail is wholly different than 20 or so years ago. And yes, times change. HOWEVER, cities can and do put in place development standards and zoning to encourage certain visions. This aint it folks.

Extremely disappointing. It could have been the western front door to the metro.

No, they are still working on the details. Just the super expensive ones down by the Catholic church have been done.

The lights are almost neon in this picture. I have driven past this building several times since complete and it looks much better at night than in daylight. Anyway, great picture Brad!

I just looked at the website. avenueoneomaha.com. The renderings are nice. I haven't seen anything but is it anything close to the renderings? Any more than any other developments in the past 30 years? The only development that actually turned out pretty much as planned was Regency.

Yeah, its a totally different building at night. I like it in the day time too, the entrance on the south side with another pond is cool too. I'll post a photo of that up a little later.

It was announced on Saturday's Grow Omaha that R&R (The company that built the building with the big fountain) is building a 38,000 sq ft medical office building on the west side of 192nd for MD West One. Construction to begin this fall, finished early 2023

And more of the empty space along Dodge is filling in. Not much left east of 204th at this point. It is pretty impressive driving all the way down Dodge these days.

This new water feature is becoming a popular spot to take picturesand videos. It's been featured in two music videos from Omaha artists and I see photos online with it in the background all in a short time frame.

I have been out there to photograph the building 4 times now and there has been someone by the fountain almost every time.

Waterford office building opens with three water features

The new Waterford office building — spanning about 175,000 square feet and featuring three water features — is officially open.

The structure is the first constructed at the new Fountain Ridge office park developed by West Des Moines-based R&R Realty Group near 192nd Street and West Dodge Road.

R&R has settled its Nebraska office into about 7,000 square feet. Six other tenants so far also have leased space there, accounting for a total of about 13,000 square feet, said R&R's Mike Homa.

So they’ve leased a little bit more than 10 percent of the space… is this normal with spec office? Or just a sign of the new work environment?

In this case, Fusion Medical Staffing is — to west Omaha’s Waterford

Developer sees the sizable lease as a sign that,
despite popularity of remote working, office space remains ‘relevant’


R&R Realty Group knew it was a risk three years ago to start building an upscale west Omaha office park — without having first secured any tenants. The developer was counting on an abundance of frills and an alluring atmosphere to draw talent-hungry businesses to Fountain Ridge. An amphitheater, rooftop deck, wellness center and patio over a waterfall are among the amenities packed into the first glass-covered structure to sprout on the 60-acre campus. “Build it and they will come” was the idea behind that initial facility, called the Waterford Building.

|expletive|, next thing you know you will see ppl requesting TIF for West of 180th. 🤣🤣🤣🤣

I know several ppl in real estate (residential mostly) and this particular development or area has not been something that's come up often. Village Pointe is right down the street... what high-end retail do they foresee dropping a location on 192nd that's not already in Omaha where they want to be? Granted it's a ton of land, but the majority will be consumed by residential is my guess. You'll not likely see a Macy's erect (LOL) a store out there.

Not to poo poo these huge suburban developments, but I find it interesting that both this and West Farms boast potential mixed use/walkable cores, but the first thing they build are regular old SFH neighborhoods, suburban apartment complexes, and/or suburban office buildings/parks. Why isn't the more interesting stuff being built first or concurrently with the normal suburban stuff? Unfortunately, I have a feeling these just end up being same old suburban development.

Lots of developments have sold a walkable vision in the suburbs only to turn into nothing. Legacy and the area north of Village Point (TriBeDo, once upon a time) both had flashy big renderings only to turn into nothing to write home about.

I'm going to ask for investors to back my grand plan for a major amusement park to be built between Omaha and Lincoln...

3 years later we'll have the best splash play ground the Midwest has ever seen! Of course I will make sure to include a picnic pavilion. I mean I'm not a complete scammer!

The project ended up with more surface parking, particularly to the north side of the development, which is disappointing, but they landed a few taller buildings like Green Plains HQ, BCBS HQ, and the HDR HQ. Plus, South of Center saw residual development with Baxter, baseball/softball fields, and other commercial and residential uses. I would like to see these urban developments do the core first, than build out from there. I don't know all the details of financing and investing, so maybe it just can't work like that, but it's disappointing to have to wait and see if the somewhat interesting parts of these big suburban projects actual come about.

I'd say at least Aksarben made good strides towards their original intentions.
