Good plan overall for this building. $50million development with $6.1mil. TIF to turn the Gold’s bldg. into 180 mostly one bedroom apts. rooftop amenities and first level retail and office.
I really like how they will be adding more windows to the south side of the building. Not so sure how I feel about the balconies.
However they plan to knock over a small, vacant, yet historic looking building right next to the golds building to create an open space for residents. Could this structure not be incorporated into the design for office space or more apartments? To lose it would be a shame. It’s not substantial, but it does add some character to the streetscape there (minus that ugly first level)
Yeah I was somewhat disappointed they were tearing that building down for a mini park. Overall though this project looks great. Will also be interesting to see the bus transfer station moved over to 10th street.

I mean, imagine what the apartment scene in Omaha would be if Creighton was a 30k student campus.
Yeah that obviously helps. Lincoln's downtown has really been boosted over the years by the integration with UNL and it's students. UNL athletics have really helped too.

The owner of the Gold’s Building -- the once venerable downtown department store anchoring 11th and O streets -- says he plans to demolish the building after the latest redevelopment plans fell through.
“Two things happened that will cause the building to be demolished,” said Gerard Keating, a Nebraska native who bought the building in 2019. “One, the city refuses to relocate its derelict, unpoliced, filthy bus transfer station, ... (and) the National Parks Service (which administers historic tax credits) rejected a request to put windows on the south facade. It’s ridiculous.”
In May, the City Council approved a $50 million redevelopment agreement to turn the building into apartments and first-floor commercial space, including authorizing $6.1 million in tax-increment financing for what would have been one of the largest apartment projects in downtown history.
Jeff McMahon, a University of Nebraska-Lincoln graduate who has his own real estate company in the Kansas City area, negotiated the agreement with the city and planned to buy the building from Keating, who owns Keating Resources.
The article is enlightening on the issues preventing redevelopment; mostly, the developer needs those historic tax credits. Once those were rejected, it caused other plans to fail. Just my opinion, Keating's comments on the building and process of historic tax credits (read the whole article for more) reminds me of a threat the late Paladino made about not getting TIF for redevelopment downtown apartment building. "Give me those tax credits, or I will raze these old buildings for a parking lot!"
The proposed redevelopment of the Gold's Building at 1033 O St. has cleared its first hurdle as developers explore the possibility of drawing from an occupation tax to help fund extensive improvements.
The Lincoln-Lancaster County Planning Commission on Wednesday voted to recommend that the first phase of the project conforms to the city-county Comprehensive Plan.
Developer Mike Works is proposing to renovate the six-story northern part of the building into 110 hotel rooms with 6,000 square feet of retail or restaurant space on the first floor. He has not said which brand the hotel would be but has previously described it as a "limited-service hotel."
Demolition has begun on the 4 story portion of this building. I’m not positive what is replacing this but I’m a little concerned it is surface parking.

Wow! Soon enough Lincoln will have as many 200 footers downtown as Omaha. Good for the City of Lincoln having such ambitious developers.
Lincoln is going to look so dense with all these new towers. Really a great example of expanding a city without ruining it, not like a certain millennial Texas city.

Tbf, Austin has a unique scenario in that it needs to add 10-20k units per year to keep up with its growth. It's completely insane, of course, but that kind of housing need can really only be handled by building as aggressively as they are.
Austin also has horrific zoning laws that force density into a few small areas. Attempts to upzone can be stopped by about 20% of the residents of a neighborhood objecting. It’s a zoning code written exclusively for NIMBYs.

Where did you see that? Awesome if it happens. So that’ll be what, three 20+ story buildings in going up in fewer than ~5 years of each other?
The tower will be on the southern portion of the property, where the six story building was torn down. REV Development added a rendering on their website.
Had to make an account to post this. I usually do a lot of digging around on projects happening in Lincoln and stumbled across this rendering. Checked out the message behind it and they said that it's related to the development. Cross compared it to the buildings in downtown physically and through maps, pretty similar. They also mentioned that with the project, a second skywalk will be added to the present one and that's clearly displayed here. Might show one of the businesses as a tenant as well as another side of what the tower may look like. Really promising!
A former city councilman told me that this is just a proposal but is very likely to be approved. The fact that the Hilton name was used in the renderings seem to align with that.

Yeah, I mean, I know it's a proposal but ss said it's high chances. The ability to bring in a hotel so easily ans a convient location, the N Street bike way is right there as well as the soon to be built 11th street one.
