Des Moines - The Market Distict

Post by Renovator2559 »

The Market District, is an entire new district of 10 blocks on the eastern riverfront of the Des Moines river, as an expansion of East Village, currently the area is a 39-acre industrial area that is in the process of being demolished, with brand new streets and infrastructure being laid.

The project has been in the planning and works for ~8 years and the street infrastructure should be complete by 2025

This'll take like 30 years to build out.

"Construction on the first buildings in the new Market District could start as soon as 2023 with a complete build-out of the 20-acre site taking 10 years to finish, developers said Wednesday."

“For example, a similar and much larger area in Denver took 20-plus years to really come to fruition,” he said. “I hope our timeline is like 10 years because it’s a smaller area, but it takes a while.”

Hayes said he would expect construction to start on the first building by 2023 or 2024.

There is already interest by developers, he said.

Although he would not identify them, Hayes said there has been interest by developers in Minneapolis, St. Louis, Chicago, Omaha, South Dakota and Milwaukee.

Is this realistic?

I mean, considering how long it's taken Aksarben and North Downtown to finish and they are both smaller-scale projects, I'd say 10 years is quite optimistic.

Looks nice, but even 10 years seems very optimistic. It looks like this will be just to the south of East Village area.

Exciting stuff. It's all preliminary renderings, but I like that they are envisioning significant density for this area. And they are doing this without a streetcar! Nice. Hopefully, CB is able to have this type of density and height at the Dodge Golf Course, which is about 3x the size of this Market District.

From what I have heard, Des Moines has been discussing for the consideration of a street car, also the Market Distric is being planned with one of the central pedestrian paths to allow for future "rail" as the planners indicate.

It doesn't appear that Des Moines has as much open room to grow as Omaha, since Des Moines is choked by the suburbs surrounding the core. In Omaha, we are fortunate, we have so many empty areas planned for infill in the core and our suburb encapsulation is much lower (thank goodness).

The sidewalk and street innovations being planned on the Market District, should be a wake up call to Omaha to continue to build sidewalks, that look beautiful and are tree lined.

Still, I'm glad to see good concepts being applied on our neighbors. This only inspires Omaha to not be complacent and be on its toes.

A week or so ago, I was able to see for myself how Des Moines has a lot of density going on, in the in the south eastern side of downtown Des Moines, as well as the south of downtown Des Moines.

Image

I get the impression that Des Moines has so much open land to develop into vibrant neighborhoods, though my previous comment in this thread suggested that Des Moines did not have enough developable land. Many of that land in these 3 adjacent neighborhoods are already showing construction or pre-planing activity. These 3 neighborhoods will give the impression that this area is brand new.

This is a look at some of the outer lots of the Market district

Image

The sidewalks and streets have been laid out, there are nice bike paths all over the market District streets. Literally every corner of this neighborhood has bike stalls, ready to be used.

Looking from the East on the future Market District to downtown Des Moines.

The water tower in the distance reminds me of Millwork Commons in Omaha, however the Market District looks bigger.

Image

Every side walk features these nice water control features, that allow landscape plants to self-water from storm water. This irrigation system must cost a bit more to implement, but it looks like this will improve landscaping and water management as well as make this neighborhood cutting edge in streetscape technology.

Image

The Central street of the Market District is raised to the sidewalk level, this promenade area, appears to be perfect for pedestrian activities, like Market stands and farmers market.

The Market District sidewalks and the side parking area are of multiple textures and materials, a nice touch in aesthetics and a more premium look.

Just walking through this future Market District, shows how the city has so much potential in this district.

For the Des Moines "South Downtown" Gray's Landing visit, on the same day of April 2025, here's the other thread:
