Marina City

Omaha didn't get a fully realized Marina City, but can Council Bluffs? They are working hard on the multimodal bridge and streetcar extension to develop NP Dodge Golf Course. If they get it developed, they could have create a Marina City-lite. Prior redevelopment plans on the CB side used to have a large marina at certain points. Could be possible that they get big marina with NP Dodge Golf Course developed into dense residential/mixed use district (rumor is their goal is 10k residents). Anyway, I just thought it CB has a chance to do something like Marina City, dense residential, pedestrian oriented, with access and amenities to the river and marina, if the pieces fall into place.

Couldn't they convert Carter Lake into a Marina City? Build strong density around the lake. Make mixed use development with boardwalk and docks for boats?

Omaha had the chance to expand the Gene Leahy mall into a sort of riverfront but few had interest in doing so, glad it did not do so because the current end result is a people magnet. The Missouri river is enough, there isn't high interest in boating. If there was interest, there would be interest in the new mixed used neighborhood being built on Manawa Lake to turn into a Marina.

There's currently plenty of high density projects being built around the riverfront, buildings that look better and fits the overall design language of the Old Market and ND, its turning out more successful than Marina City, which was based out of the brutalist architecture and would have demolished other surrounding buildings.

OKC has a riverwalk but locals are complaining and they say that its too car oriented and has plenty of businesses that are not doing so hot there, plus OKC is still disconnected in its walkable hubs

Shoreline Golf Course and all the the houses are all in Iowa. The Nebraska side of Carter lake is nothing but green space owned by the City of Omaha.

Shoreline Golf Course and all the the houses are all in Iowa. The Nebraska side of Carter lake is nothing but green space owned by the City of Omaha.

I mean they could all be developed. Carter Lake could, in theory, make radical changes and develop the land and provide an attractive, boardwalk-esque development with businesses and and homes looking out over the water and bring a significant amount of new housing to the urban core. It’s more of something that could happen under the right conditions and with bold choices than anything I think would happen.

Why not put the new lakeside community to the west of the lake, rather than redeveloping an established town? The area between 16th an the lake is empty, save for a junkyard. Or are those tracks actually still used enough that they can't be removed?

Why not put the new lakeside community to the west of the lake, rather than redeveloping an established town? The area between 16th an the lake is empty, save for a junkyard. Or are those tracks actually still used enough that they can't be removed?

I think the current plan is to put an industrial park in that area, which will be better suited for the rail tracks. And again, this is all hypothetical anyway. The town wouldn’t be touched, just the golf course
