Here's a question. It doesn't necessarily have to do with Oak View itself, but malls in general. You know how they usually have 3 or 4 main anchor stores? Well, are there any that have 5 or 6?

I'm a bit surprised it's for sale, as I would think whoever the current shady owner is they would already have plans in place to destroy, I mean, redevelop it.

Oak View Mall on the market again
Oak View Mall is on the market for a new owner after a 2021 transaction for $7.5 million. The most recent listing says 74% of the mall is occupied. A real estate broker says the space has struggled off 144th and West Center without a significant draw for consumers and retailers. “There's actually a great opportunity with Oak View Mall right now," said Trenton Magid, vice president of NAI NP Dodge. Magin organizes the Grow Omaha newsletter, which circulates to thousands online and over the air. Inquiring about the unlisted price tag may not be for the faint of heart. "In order to make Oak View more vibrant again, either some or all of it will likely be torn down," Magin said. "Certainly repurposed."

A repurposed Oak View Mall could come in the form of housing. Magin says the space has struggled without strong anchor tenants to draw thousands who surround 144th and West Center Road, but may opt for other places. "Nebraska Crossing has been very popular. It's a lot easier to park and hit ten different stores and get out," Magin said. It's no secret we prefer to click and order instead of walking into brick-and-mortar. One man parked outside the mall Monday was on a break from work. A woman inside another car said she had only been inside the mall once. The listing includes the mall and parking lots to the south and west. Dillard's and JCPenney are not part of the deal.

Anyway, it is not surprising the current owner is selling. This is kind of their MO right? Buy dying malls, don't pay for improvements/do a bad job running it, hold on it for a while, than sell it to someone else to redevelop.
I went back to when we first found out Kohan purchased the mall. I am leaving this article again, though older, is still relevant:

LANESBOROUGH — Look at the 27 malls owned by Mike Kohan and his Kohan Retail Investment Group and a pattern quickly emerges.
Kohan’s malls shut down intermittently and without warning — as was the case with the Berkshire Mall, which shut down for nearly a week and counting after it lost power. Despite Kohan’s protestations, the power remained off and the mall remained closed Wednesday.
At other properties, taxes and utility bills go unpaid. Sheriff’s sales and tax takings are scheduled. In time, redevelopment plans emerge, but with someone other than Kohan in the driver’s seat — much to the relief of local officials who still, even in the internet age, depend on real estate tax revenue generated by retailers.
Also, if you do a Google news search on Kohan's company, they are still very active buying struggling malls and selling their old stock.

I would think pretty much all of it would have to come down. What plan would make sense for a partial demolition and not whole? What would that even look like?

Of note the Sears parcel and the parcel with the Guitar Center are both for sale as well. That’s a lot of property to take down, but probably never been a better chance to lock down that much land here at one time if someone wanted to.

Sale of Omaha’s Oak View Mall seen as ‘great opportunity’
For the second time in two years, Omaha’s Oak View Mall is for sale. “It did well for a couple of decades,” said Trenton Magid, the Executive Vice President of NAI NP Dodge. “The last several years, it’s had a lot of decline in stores; not just the anchor stores like Sears, but also inline stores throughout the mall.” The mall was bought in 2021 for the relatively low price of $7.4 million by Kohan Retail Investment Group. “It’s a New York-based company that owns a lot of older malls and they usually either want to repurpose them or buy them low and sell them high like everybody else,” Magid said.

There are already tax liens on the mall. Soon after purchasing Oakview, Kohan sold off the steakhouse parcel and made a good portion of his investment back.

Hmmm...so a negative/positive statement.
I think filling in random buildings around the existing anchors could give it a hodgepodge feeling. People would still associate the area with a dying mall. The mall curse! They need to level the whole area to attract better development concepts to the table.
Maybe a developer can buy it and purposely close the mall. This will suck the life out of the anchors as everyone assumes the whole area closed. When the anchors are gasping for breath, the developer can lowball them and buy the remaining buildings.

I would like to see the food court come back to life. Right now, it's only half open. Bring back Burger King, Arby's, Subway, DQ/Orange Julius along with a few other places like either Taco Bell or Amigo's.

Well, I do know that when it comes to food courts, people want variety. They don't want only 1 place available to go. They may want pizza, burgers, hot dogs, chicken strips/fingers or sandwiches. They may not necessarily want only Japanese food. Or Chinese for that matter. I'm just stating a fact, that's all. If one wants Japanese food, that's fine. "There's nothing there! It's really very sad," said a shopper named Judy. Geoff Willmann said he and the person he came to the mall with had already commented that the mall seems to be "dying" even before 3 News Now asked their thoughts. "It's not a destination anymore," said a shopper named Darlene. "And it used to be." Shoppers like them had a message for whoever might buy and control the future of the mall at 144th and Center Streets

Maybe in a parallel universe that's what happened to Oak View. It closed down, got demolished and in its place went a big huge Sarku Japan.
