Can you also ask about some of the other things the Crypric Rumor Dept has mentioned? 10th and Harney, Medical Solutions, plans for 1416 Dodge, etc.

Unfortunately, no update or intel regarding web cams. I’ll go out on a limb and say once we start to really see the height progress for the tower, the more likely the web cam aspect will appear..

Regarding the other “stuff”, the Medical Solutions rumor is likely dead now..and for 1416 Dodge- Nothing. Until the city announces the proposed project selected from their RFP’s, we likely won’t know anything..

Like everything else as it relates to downtown core development, patience is required. I’m certain there will be some exciting announcements regarding development in our downtown core. 2024 should be a banner year for that…

My Mutual source told me (and this is his opinion only) that by the end of 2024, the facade of the tower might be topped out.. I don’t see it as that quickly, but we’ll see. He did indicate construction of the skyscraper will be completed by Feb/March 2026 and employees will starting working from their new HQ’s tower by June 2026.. He also stated the top will be lighted blue with the new Mutual of Omaha Lion logo lit up at night. That should look awesome!…

Looking at where they are now and the final completion target, they would have to be real aggressive to have it topped out by end of 2024. I would say they might be 25-30 stories by that time based on a floor every other week.

pictures don't do justice for just how big this thing is gonna be. Up close, the uprights for the garage are absolutely massive, as they should be. This is gonna be so great!

I don't think some kind of wild kindgdom would be appropriate for the lot between MoO and Gene Leahy Mall.

Too many wants for a paradise to occupy on a confined lot, especially on a very valuable lot like this one.

That lot is better primed for a multifloor mixed used development, we need density, not more single low density lots.
Trying to make Omaha like some kind of beach resort, would only result in people dreaming of other places. We have to learn to embrace our climate not attempt to turn it into overrated beach climate.

You assume too much or are really misunderstanding.

The appeal of putting Mutual at the end of Leahy is somewhat lost with another fairly tall structure blocking it out. There are unfortunately way too many other empty lots or other lots in need of redevelopment in DTO. And there's still the possibility of a mixed-use/multi level development integrated with the correct ideas discussed above, albeit not as tall as say a residential tower, but let's say twice as tall as the abomination on the block directly south.

Furthermore, no one was crying out for this lot to be developed with towers and such pre-Leahy transformation. It was part of the park before and I think should stay connected with Leahy in some capacity.

Mutual controls that property, and will probably build a structure there that just covers up the podium/garage. The new tower is already too small for their workforce because they built it with remote work in mind. I can't imagine they'd add additional height to the tower under construction, so that leaves them with a second building across the street.

I don't imagine anything taller than the garage portion of the tower for the block east... Maybe in hindsight the block east would have been better for the HQ? On the other hand, it was never more than an extension of the park, so maybe nothing will happen there.

Mutual has said that lot is for additional expansion and that it could be up to 320 ft tall. If they decide not to do anything, it will go back to the city and can then only be 140 ft, must have a "green roof", and be approved by Mutual.

I wonder how much more space an extra 23ft would give them?

heck let's make it 73ft! That would certainly help offset another 320ft tower.

I had forgotten about that. Green roof would be a win either way. Hopefully the lots doesn't sit empty for years.

Hard to tell from the video but I wonder if they are going to have more pre-fab panels for the parking garage once this ramp section goes up. I believe that is how they built the huge garage in Aksarben.

It looks like the parking garage is not going to be 'pre-fab'. It looks to be post-tensioned concrete. Which is how the garage in Blackstone Lot A is constructed.

I’m going to take a drive downtown Saturday at some point late morning/early afternoon Saturday and take another look in person while it’s dry out and before the potential snow hits on Monday…

Maybe that is just the end of the parking structure and the other section is the corner of the building or storage area.

I believe this is a temporary floor that will be used to extend the columns.

That's why I've been seeing how much could they get done by the time this expectant weather hit, so they could at least do some work with a roof over their heads.
