Idea for Millwork Commons. Could we rebuild Izard Street to connect up to 10th and Cuming?
I was just thinking it would be easier for a bus to cut through the area if this road was connected better.

10th and Cuming is set to be connected 11th and Izard this year. See page 39 of the CIP.

One other thing too - there are other road extensions planned for around this area in the next couple years as well including a truck bypass. The Companion Projects section lists them all:

• 2019T-130 - Millwork Avenue - 11th to 13th Street;
• 2019T-132 - 12th Street - Millwork Avenue to Seward Street;
• 2022T-137 - 14th Street - Nicholas Street to Millwork Avenue;
• 2022T-138 – Millwork Avenue - 13th Street to 14th Street

These are road projects I can get behind. Establishing the grid and building more ped/bike connections. I do wonder what else is planned for the New Makerhood part of that area. I know Future Forward pretty much owns all the properties on both sides of 11th from Millwork Ave and Seward. They seem to be in a holding pattern for the most part while Millwork Commons has been booming.

This street extension would only add to the momentum for including a bus line north from the Old Market, up 10th Street and into the North Downtown/Millwork district.

I was originally thinking the same thing until they announced the soccer stadium. Not a big deal. I made a few small tweaks to my transit vison for 10th Street. Basically would run from the Zoo to Cuming and then run up Abbott to connect the soccer stadium and airport. In a way, you can say it's a tourist line from the airport to hit all the major attractions along 10th Street.
Even so, it's only a few blocks to walk to Millwork Commons.

Getting this connection to 10th and Cuming is huge. Brad called it right...what about the rail tracks blocking the path? As a pedestrian, the current way looks like a dead end. Having this connect will naturally pull people across the street right into Millwork Commons.

They have to remove the existing rail as well as connect and incorporate it into a fairly large intersection.

Subgrade Preparation @ $5sqyd 4000x5 = $20,000
9" PCC Concrete Pavement @ $80sqyd 4000x80 = $320,000

So that's already $370,000 with just 3 items.

You still have Sidewalks, Curb Ramps, Crosswalks, Pavement Markings, Erosion Control, Seeding and Matting, Street Signs, and on and on and on.

Construction isn't cheap.

Drove by Millwork today and the Dizzy Mule project is looking good. Wish I got a picture, but it really enhances the neighborhood with added density and facelifting the abandoned property.

Google Fiber, a new-to-market high-speed fiber optic internet provider, has leased about 7,000 square feet in the rehabbed Ashton building of the Millwork Commons district.

With Google, the nearly 200,000-square-foot Ashton building will be 85% full, Ellis said Tuesday.

A Google Fiber spokesman declined to provide the number of workers that will be based at its second-floor space. But she said the team there would support Google Fiber’s growing presence in the metro area.

I took these pictures a few weeks ago.

I didn't know what Millwork Commons area was. I thought Milwork Commons, were the buildings bordering Cuming street. Since Cuming Street is large and discourages crossing over to the other side of the street, this in a way was a discouragement of exploring the area.

This is my first time seeing Millwork commons, and quite impressed of the area. Never really knew what the Millwork Commons was.

The area has the perfect ingredients of becoming another destination neighborhood. I'm impressed with the narrow cobblestone streets that give the Old Market feel.

I just hope this area of Cuming Street goes on a road diet to make this area a seamless cross from the Baseball field.
Though this street being a major artery to Eppley Airfield, who knows if it would be even possible without affecting incoming and outgoing passengers.













Looks like a ghostown, since most of the buildings are under construction but once this area is complete, it looks like this area will become vibrant!

This part of Cuming Street is not pedestrian friendly, the median is basic, thin bland suburban style median that is very difficult to cross. Some of the crossings don't even have painted crosswalks, despite there being a cross, do not cross light.



If a beautiful landscaped median was installed similar to what Creighton at 24th has, with protected pedestrian bollards, this would enhance the connection of Millwork to the Baseball stadium.
Of course Cuming street would be slightly different, as Cuming street is a more high traffic area to the airport, so there would have to be a balance between cars and the pedestrian experience.

Cuming will never see a reduction in traffic volume, it’s simply too important of a thoroughfare. The best we would likely get would be something like the pedestrian bridges on Las Vegas Boulevard.

This is not poorly designed, car centric Las Vegas. There's no need to even mention a city like Las Vegas that is anything but pedestrian friendly. Not a good example.

Pedestrian bridges are too expensive, a poor investment and have been shown to not be successful in the long run. Anyone that goes on wheels are at a disavantage and wouldn't use it.

Here's more detail as to pedestrian bridges are not a wise investment. It even talks about the Las Vegas strip.


Sounds like you misinterpreted, the idea suggested is to rebuild the median in this section to be slightly wider, with landscaping and a holding area for pedestrian with bollards, so that they can cross Cuming street in two parts.

Agreed and just touching up the area with more amenities for pedestrians as well such as some benches, maybe some statues or something to talk about the history of the city or state. Nothing super fancy or over the top, just some streetscaping and improvements for the quality of the walk and entrance.

I defiantly agree and it probably won't have a decrease or one that's impactful with residents going up and the hotels nearby but in an instance like the College World Series, having some character on the outside as a small little entrance wouldn't be that bad, gives it a little charm and maybe a few people here and there will check it out.

I still wish it was a bit easier to get there. I'd imagine most people there either live in the nearby buildings, or drive. I'm in the middle zone where it is a bit too far to walk, but much too near to drive, so I just don't go. Here's to hoping that they'll extend the streetcar just a bit further north, either into Millwork Commons itself, or just south of there before jogging east to the new soccer stadium. That North Downtown area is getting great, and absolutely deserves to be better connected with the other popular downtown/midtown neighborhoods.

I agree that better connections are needed in North Downtown and Millwork Commons. The active mobility plan was just released and there are some prioritized bike infrastructure in the area, mostly the east-west bike lane through Creighton and Builders District but also North to South on 16ths and one leg from Mike Fahey/MECA Drive on 10th, north to Cuming. Anyway, bus, electric bikes and scooters help connect that part of town right now from an alternative transit standpoint, but additional infrastructure improvements are needed to really connect it to downtown, the Riverfront and North Omaha.

It’s been good to see this neighborhood finally develop. I remember finding it years ago on Google maps and thinking it had a lot of potential, particularly with the existing building stock it had. Good to see it built upon so quickly.

They said on Grow Omaha last weekend that the city is planning on building parking structure in the neighborhood.

City Plans to Build Parking Garage in Millwork Commons
The City of Omaha plans to build a 600-stall parking garage at Millwork Commons. The city council approved a resolution on consent agenda to allow for the project to be delivered by a construction manager at risk. The parking garage will be located just east of the Ashton building on a parcel bounded by 11th, 12th and Nicholas streets and Millwork Avenue. The estimated cost is $25 to $30 million

Glad to see the neighborhood continuing to build out. I really hope that the streetcar can be extended up there. It would really tie everything together.
