Bellevue Waterpark (Highway 34 and 75)
Thanks for the info. We live in Hyda Hills just north of platteview rd, so not far from you. I would love to see the water park but they have talking about it for 3 years now and barely a rendering released. I just don’t think Bellevue has their stuff organized or together.

They really haven't been organized. They have the developer going on the news saying they want the casino at Fairview and Fort Crook, but then behind the scenes say that is not really where they intend it and want it to be on 75 and 34 with all the other development. No kidding. Who would, after some engineer or whatever came to tell you that the ground wouldn't be able to have a supermarket/apt on it without an enormous amount of money to make it structurally capable, just be like "alright I'm gonna level the building anyway"? No wonder the investor(s)pulled out. Not to mention, again, it doesn't have any easy way to bring the traffic it needs down there. My friend lives in college heights and it takes her sometimes 14 min to get to the 75 on ramp at cornhusker. 14 friggin minutes, it's less than 2 miles! We were just talking yesterday, Bellevue has been trying to reinvent itself for 20 years. We remember when we were kids they wanted to "bring back Old Towne". It never happened and it won't. Not until they get the old, rude and scared of change residents either on board or outta there. I'm sorry, but the 3 bars down there are not filled with welcoming people. Those old assholes drinking their busch light cans won't want to strike up a conversation with the new guy from the new apts upstairs who's ordering a friggin old fashioned or whatever. It's not gonna happen. They're stuck in their ways and their ways aren't very open minded or friendly. It's facts. I've worked at a bar down there, made good money, but since I wasn't literally a local who knew all these guys granddaughters or whoever else, I was eventually fired. It's an old crotchety cliquey town. And again I'll say, these people who have the grandiose plans and ideas don't really have that solid of a game plan to make this happen. The left doesn't know what the right is doing and their eyes are bigger than their bellies. It's chaotic, messy and sometimes unethical imo. They've got these condos going up at the Franklin/Harlan (I think) the road that comes passed the bakers and behind the library down to Franklin where there's the hairpin turn to the left or go right to mission. Anyway, they've been working on those ugly |expletive| things for I swear 5 years. They don't seem to have garages, they have no view(unless you count the condos behind/in front of you or the shitty houses behind the back row of condos) and it's on that busy road. It's ridiculous how that got the green light and is even happening. I think they want upwards of $300k for them? What kind of person who has their sight and hearing is paying that money to live there? And those stupid condos they built by the park, I'm assuming Are section 8, were around the same price tag too. That's apparently what they were pushing as "affordable housing"... It's frustrating to watch the chicken with it's head cut off that is the planning committee go from one thing to the next. Finish something! Make something nice, functional and exciting. But FINISH it ffs.

Traffic will always be a problem with Olde Towne and it likely will never be a "destination". You're going to have to thread the needle to make anything work down there. Most of whatever you put down there will have to have a mind towards the locals already living there and not outkicking your coverage by putting anything in that's too upscale. It's definitely a Busch Light type of crowd and more working class in the immediate area. I say this lovingly as someone who frequents Century Lounge and has been in Olde Towne Tavern as well. It's just the demographics and the market of the area.
You're never going to make it a hipster hotbed. You're never going to get younger people to move down there as a destination, like you could with Ralston now or even Benson 20 years ago. It lacks the upscale demos of Papillion or even parts of LaVista. It's too far flung and isolated from the rest of the metro to get anyone but mostly locals to go down there.
Any chance to get non-locals to come down there really has to thread the needle as you're going to have to carve out a niche and have very specific types of stores, restaurants, and bars. There is room to make some of this happen, but it will have to have affordable rent along with creative street festivals, subsidized by the local government to create some buzz. You can create more foot traffic by creating more housing in olde towne, but you have to make that housing affordable.
Pure geography, proximity, road layout, etc. make Olde Towne a unique challenge compared to the other small towns that have revitalized over the last 20 years. It's not impossible, but it will take really creative leadership and I'm not sure we have that.

Developers plan to build $600 million cybersecurity building and neighborhood in Bellevue
BELLEVUE, Neb. — Tuesday, the Bellevue City Council is set to lease land to developers in order to build a cybersecurity building and neighborhood just south of Offutt. Altogether: a $600 million build. Engineering and design firm HDR says they're building a walkable community in order to attract top cybersecurity employees to Nebraska. It's called Prairie Hill Farm.

Agreement Reached with Prairie Hill Farm Nonprofit to Oversee $600M Development
At Bellevue’s City Council meeting Tuesday evening, the City of Bellevue entered into an agreement with the Prairie Hill Farm Development Authority to oversee the evolution of the new Prairie Hill Farm “village-within-a-village” project. The project includes the REACH building (Research, Engineering, Architecture Collaboration Hub), a $200 million dollar investment that will be a national cybersecurity hub. All told, the total cost of the development may reach $600 million. The council unanimously voted to approve the agreement.

Not really a fan of the budget design of the Cyber Security building. Just a budget glass box with a meh design, but the living space designs are nice though. Sure hope they improve the design of their main building.

Still as I said the living spaces are nice, so I do keep seeing an architectual awakening occurring in Omaha.
More and more architects are getting back in touch, in what makes for beautiful architecture.
I would say that a true prison is a the suburban culdesac. Nowhere intersting walk, perpetually tied to a car, no third places, no local stores, cookie cutter, ugly mcmansions, bordered by wide pedestrian hostile roads.
It's no wonder young people are sick of those prisons and leaving for walkable communities with proper third places.

Construction could start by the end of this year on the Prairie Hill Farm site northeast of Highways 75 and 34, said Harrison Johnson, Bellevue’s director of economic and community development. “We are full speed ahead,” Johnson said.
Sprouting on 45 acres of farmland
The public-private venture is headed by a team including the City of Bellevue and developer Burlington Capital. As envisioned, a roughly 45-acre campus (with room to grow) would be anchored by a six-story, 200,000-square-foot commercial facility focused on developing new national security technology. Around that so-called REACH facility (Research, Engineering, Architecture Collaboration Hub) would rise housing, hotel rooms, stores and other office and commercial space. All is aimed at creating a neighborhood alluring to academics and high-tech professionals who would work in the cybersecurity center. The ultimate mission: to prop up local and state economies and the growing NC3 operations at the nearby U.S. Strategic Command at Offutt Air Force Base. NC3 refers to nuclear command, control and communications.

I was just reading up here since it's been a while. But I wanted to add a little update from our experience.
Bellevue put us in contact with hrd about the road that would be built from existing fort crook that ends at the entrance of Normandy hills thru the front of them duplexes and thru the western edge of our property cutting down and around our cell tower to the east/southeast to meet with 34. I'd assume about 2 acres maybe? If I recall the 34/75 project bought about 3 acres for that project back when that was going on.
We've had core samples, surveyors, etc out per Bellevue and hrd and apparently it's in the 3rd round of voting at city council soon.
We were told about a month or 2 ago when we met with a Bellevue rep at our attorneys office that they'd realistically have the road done by end of 2025. Their thought is once that road is finished then the rest of the development will begin to take off. I. E. The rest of the funding from state/fed for the REACH building and the surrounding hotels/entertainment etc to follow.
From what I've gathered tho, the REACH building is the priority, but the road is the main factor to get that whole project to take off.

Land secured, trailers being put in place, I believe construction is supposed to start in march or April.

I think the hope for this getting pushed through quickly is to be able to obtain funds faster with the revenue to complete more projects. All of that assumes it lives up to revenue projections. Big if. Bellevue’s REACH Innovation Campus Moves Closer to Construction
A long-planned economic development project designed to strengthen Nebraska’s defense, technology and workforce sectors reached a significant milestone this week.
The Prairie Hill Farm Area Development Authority (PHFADA) and the Nebraska Defense Research Corporation (NDRC) have signed a Letter of Intent to move forward with construction of the REACH Collaboration & Innovation Hub, a centerpiece of the planned 45-acre Prairie Hill Farm campus northeast of the intersection of Highways 75 and 34.
Project officials said design refinement is currently underway, with site grading expected to begin soon. A public groundbreaking ceremony is planned for early 2027, followed by an anticipated occupancy approximately 18 months later. PHFADA also plans to continue recruiting additional public-sector tenants and private-sector partners as future phases of the development move forward.

Looks like they got a letter of intent. Soo maybe is a little more yes than no? Lol who knows. 2027? Doubt it. We've been hearing that for years now. They just this year came with a proposal to purchase about 3 acres from us for the most infamous 2nd entrance for Normandy, which in the. Would be a road for this building. But they've yet to agree to our basic asks and agreed to the contract so well see. They said they'd break ground for the road by winter I think.

At the 1:34:50 mark they start talking about the NC3 building. It's now gonna be a 2 story building, but larger. The road has changed direction, from what was told to us.... Last fall?? Or whenever we got the imagery during the core samples and things. Apparently the road will go thru the West side of our land and swing down to the south east to 8th St where it will meet up to 34. I think they're talking about groundbreaking in the fall. Allegedly.
