Shadow Lake Towne Center (72nd and 370)

The rebound of Shadow Lake is almost shocking. They still have a ton of openings in that center bay, and I'm not sure there is a way to fix that area given the lack of vision for the stores and terrible parking in that area, but overall, it's been a great turnaround for Shadow Lake and I wasn't sure it was possible.

700+ apartments along with a parking garage would help

I do think opening that center lane up and tearing down about half of that retail would actually help. Help the existing retail re-locate to bays not scheduled for demolition, and build something that's more open and conducive to what thrives on the outside.

Yeah there was. I think that's going to be much more on the residential side of things. Papillion Commons probably wasn't on the radar of the stores that have gone into Shadow Lake.

At one point, Mayor Black was demanding the developer sign a non-compete clause stating they would not poach any stores from Shadow Lake for something like 2 years. The developer balked at that. I don't remember if the original developer left or not. I also didn't see if Papillion quietly came off that stance. The developer called it anti capitalist, but I don't disagree with Papillions stance on it. Nearly every retail development in the last 30 years has come at the detriment of something else that was already established. Shadow Lake has rebounded. There is room for more boutique stores and restaurants at this more residential heavy development, but they should not be cannibalizing Shadow Lake in the process.

I see there's a sign up in the empty lot between Olive Garden and Verizon/BWW that says Take 5 coming soon. It looks to be an oil change and car wash place.

Franchise oil change

Almost a year later. Still no movement on this. Just the sign.

So, the Take 5 Oil Change did go in, but they decided to go in next to the Starbucks in the Northeast corner of 72nd & 370 instead of where they had originally planted their "Coming Soon" sign in Shadow Lake in the Southwest corner of 72nd & 370.

The Shadow Lake lot they were going to go into has instead become one of those subscription car washes (shocking) named Club Car Wash.

I cannot think of a more traditional hardware store anywhere close. I believe there is an Ace somewhere on Harrisin, but I'm not sure where E to W.

Having lived in that area, the low speed limit through downtown Papillion is annoying and makes you think about your route when travelling in the area. If given the choice, i can see many in that area going to a hardware store in Shadow Lake over driving north. Papillion had a hardware store for many years in downtown, that's now Twisted Vine. There hasn't been one south of Cornhusker for many years.

Our office is east of there, near the back of Twin Creek Cinema. Love this location. Very handy off of 370. If I just need one or two things that are fairly common I will take a Ace over having to go into a Lowe's or Home Depot any day. I also agree on the Home Depot on 84th, such a pain to get to from the south with having to go through DT Papillion on a lunch hour for me.
