37 West Farnam - 9 Story Building in Blackstone (SWC 37th & Farnam)

Hadn't seen an update on this one in a while, walked by today. Siding is going up, lots of the balconies going in. The view from those top stories will be great. The mural around back looks nice. The windows on the floor above the garage are interesting. Wondering if that will be some kind of community space/gym. Overall I like the look!

I've been to the one in Des Moines. This will be a nice addition to the area. Another nice cocktail bar to compete with Red Lion Lounge, but a little more "pacific rim" themed...

Weird that a ton of Des Moines bars seem to keep coming to Omaha. Pretty sure Annies Pub, The Exchange and Beer Can Alley all in the Capitol District are all from Des Moines as well. I guess that is a good thing to get outside companies to invest in Omaha, but I would also like to see more things from Omaha.

As someone who grew up with Blackstone before it was "cool" and "hipster", it wont even be that anymore. The hipsters stole it from the ghetto, and now this is stealing it from the hipsters. Totally does not fit the demographic of the area. You know what it is.

I personally think that it is good to mix it up in terms of demographics in any individual neighborhood. And it’s not exactly breaking news that people with significant disposable income are |expletive| to central urban core areas. It’s been a global trend for a long time. Omaha is actually rather late to that game…not surprisingly.

The cheapest floor plan on their website is a 449 sq. ft. studio for $1,075. Still far from a bargain, but not quite as outrageous.

Just to be clear, a "million dollar mortgage" would be more than 3 times that amount.



The $2,600 is equivalent to the monthly payment on a $400,000 house with a 20% ($80,000) down payment, and doesn't come with the burden of repairs and maintenance. That's not that far off from the median home price in Omaha, and there are lots of people that don't want to drop $80,000 just to have a mortgage payment and be responsible for repairs and maintenance.



I know your schtick on here is that everything was better in the old days - Blackstone has been taken over, the worst performing Family Fare leaving is a tragedy, no one can drive anymore - but the times, they are a changin'. You want more amenities - more extensive public transportation options, better services, more retail and dining, more walkability, etc. - then you need density. This project does that, and the rates aren't unreasonable for new construction.

Now, if you want to have a conversation about housing prices... that's one to have. Rising construction costs and people/companies buying up low price housing to be rentals are both affecting the price of housing. Different conversation, though.

Regardless, those prices are nuts compared to the people that are there, were there. I get it. Where they're all gonna go, nobody knows.

People who move to these new apartments will leave a vacancy somewhere else.

The important thing here is increasing the supply of housing. That is the best way to depress shelter costs more broadly. The most desired locations will always be more expensive, which one should expect, but there will be more affordable options a bit further away that were made available by people moving out of them to take up these new apartments.
