Re: Mutual of Omaha Tower (14th & Farnam)
Looks like the concrete pumping jack has been removed from the north side of the parking garage. The southern one still remains.

Why does it look like something crashed through the concrete forms right at the end?

That is strange, could they have done that on purpose? At first I was thinking that a support beam would maybe go up there, but I think they will be in towards the center of the building more.Brad wrote: Wed Nov 06, 2024 1:16 pm

Edit: nvm, as mentioned above the pumping crane was removed (it was previously there)

Re: Mutual of Omaha Tower (14th & Farnam)
I'm getting pretty excited for the topout next year. I walk by it a couple times a week, and boy is the garage huge. I'm a bit baffled why they dedicated so much space to parking when there are fewer total offices than the old building and a push for hybrid work, but oh well. Worst case scenario, they could always convert some lower parking levels to public or private bike parking in the future.

I was wondering if some of the parking will be public parking during the work day or if it will only be after work hours.

According to the MoO website, the 2,200 stall garage will be used by employees during business hours and then will be open to public use during the evening and weekend hours!skinzfan23 wrote: Fri Nov 08, 2024 9:51 am I was wondering if some of the parking will be public parking during the work day or if it will only be after work hours.

Re: Mutual of Omaha Tower (14th & Farnam)
The core is being raised right now. Up to 24 floors.
3/17: 8 floors
3/24: 9 floors
4/7: 11 floors
4/18: 13 floors
5/3: 15 floors
5/30: 17 floors
8/8: 18 Floors
8/20: 19 Floors
9/3: 20 Floors
9/17: 21 Floors
10/2: 22 floors
10/23: 23 floors
11/8: 24 floors
Based on previous est, the building would be around 327 ft, so it would now be the 3rd tallest in the city (if you don't account for the antenna on the AT&T building)

Oh, that's amazing news! I hope it's free, because then there will be even more pressure to start building where so many empty lots are around the core. Could also be the stimulus needed to start removing street-side parking, potentially paving the way for the removal of one-ways.arch_RP_planner wrote: Fri Nov 08, 2024 10:17 amAccording to the MoO website, the 2,200 stall garage will be used by employees during business hours and then will be open to public use during the evening and weekend hours!skinzfan23 wrote: Fri Nov 08, 2024 9:51 am I was wondering if some of the parking will be public parking during the work day or if it will only be after work hours.

Re: Mutual of Omaha Tower (14th & Farnam)
Does anybody know when in 2026 the tower is set to be occupied?
If I'm remembering correctly, it'll be in Spring, which would point toward a Fall 2025 completion date, but I don't know if thats accurate.

Re: Mutual of Omaha Tower (14th & Farnam)
As far as I remember, it was slated to finish in 2026 too. Based on the current pace of development, top-out probably won't happen until late spring at the earliest, though some of that depends on weather over this coming season. Once top-out happens, it will probably be another year before the structure is completed. My guess would be that they begin to move some divisions in sometime in mid-2026, even if they're still finishing the interiors on other levels.HighWinds wrote: Fri Nov 08, 2024 1:28 pm Does anybody know when in 2026 the tower is set to be occupied?

Based on the current trend of two floors per month, top-out of the core should occur in September of 2025.meliketrains wrote: Fri Nov 08, 2024 1:50 pmAs far as I remember, it was slated to finish in 2026 too. Maybe now that the garage is done, the core will start moving up faster?
Topping out in September of next year seems like way too late, unless the tower is to be completed in late 2026.

Re: Mutual of Omaha Tower (14th & Farnam)
That would be correct, now that the foundation and garage are essentially complete, hiking the core will likely progress quickly. I'll probably hold to my estimate of late Spring 2025 for a top-out of the core with completion in 2026 and partial occupancy in the 3rd quarter of that year.HighWinds wrote: Fri Nov 08, 2024 2:55 pmBased on the current trend of two floors per month, top-out of the core should occur in September of 2025.meliketrains wrote: Fri Nov 08, 2024 1:50 pmAs far as I remember, it was slated to finish in 2026 too. Assuming the core does begin to progress quickly, then a Spring 2025 top-out makes a lot of sense.meliketrains wrote: Fri Nov 08, 2024 3:18 pmThat would be correct, now that the foundation and garage are essentially complete, hiking the core will likely progress quickly. Last I heard the city is buying the garage from Mutual and leasing spaces back to them leaving spaces open to the public during non business hours

Somebody should really update MoOT's pictures of Wikipedia.
The current pictures are from June, and a lot of progress has been made since then.

Drove by the tower earlier today. With the core being just 1/2 of the tower's final height, you can really see it starting to make a big impact on the skyline.
It's fun to imagine what DT could look like in just 3 months.

Love this photo. I have the same one of yours from about 5 years ago hanging on our wall....can't wait for an updated one once Mutual is complete. Already looks way better with the Luminarium in the foreground.
Also, once the steel goes up for Mutual, it will fill in that space from this angle between it and the OWH building.

Re: Mutual of Omaha Tower (14th & Farnam)
I’m Thinking the Mutual tower won’t dominate the skyline like Oklahoma Cities tallest. But instead will appear only slightly taller than FNBO, and when viewed from the west the two may look similar in height and FNBO could look even a little taller. Because of FNBO’s higher elevation. Just a thought I may be way off on this. If this is the case I’m totally fine with it.

Re: Mutual of Omaha Tower (14th & Farnam)
From the highest elevation value at FNBO (1100 ft) to the lowest elevation value on the MoO site (1061 ft), the difference in elevation between the two sites is 39'. The difference in height is +44' Mutual (634'-677'), so depending on where the total height is measured from for either, they will most likely appear to be the same height from most vantage points (minimal difference). Only vantage point that will show MoO as much larger will be looking west through the Gene Leahy Mall, and that is just because MoO is one block closer to the view frame.

Isn't the height of the building measured from the main lobby floor / first floor? If so FNBO is 1045' and Mutual will probably be around 1038', so only a difference of about 7 feet?

I think where you view them from will make a big difference. Its simple geometry. From the 10th Street Bridge, Mutual will appear way taller, but from Abbott Drive or the Ballpark, they will look a lot closer.arch_RP_planner wrote: Wed Nov 13, 2024 11:18 am So either way, they are going to appear very similar in both size and total height.

Re: Mutual of Omaha Tower (14th & Farnam)
So basically we are going to have our two tallest buildings will be of very similar height, with the exception of viewing from the east in which case Mutual will appear to be taller. But other locations they will look about the same more or less due to FNBO sitting on slightly higher ground. The Woodmen Tower sits on an elevation higher than both Mutual and FNBO. Thanks for the illustration Brad.Brad wrote: Wed Nov 13, 2024 12:10 pmI think where you view them from will make a big difference. Its simple geometry.
