The proposed development (Farnam Tech) is a market-rate multifamily
development consisting of 327 units on 6.75 acres directly across from the
Charles Schwab regional headquarters in the Old Mill area of Omaha.
Two existing 1986 office buildings will be razed and the parking garage,
built in 2009, will remain to provide parking for the new residential uses.
The existing parking garage will be supplemented with surface parking to
meet parking requirements.
The project will be designed to offer modern, high-quality living spaces to
renters seeking easy commutes, comfort, and community amenities. The
project will include a mix of unit sizes, including studio, one-bedroom, two-
bedroom, and 3-bedroom. The project will be composed of two courtyard
style multi-family buildings on either side of the tenant parking garage
Traffic sucks though. It would be amazing if they could tunnel under 680 to let cars out that way (at the north end of Regency lake), or bridge over Papio to dump traffic into the neighborhood (ewww). When church lets out, it's just terrible.

Yes, that area needs a second way out. Right now the only way in or out is through 108th. To me, that would be a concern when looking for a place to live.

I have worked in Old Mill for a decade. Other than a 10 or 15 min window in the morning, there really is not much traffic. They have most of the lights timed really well and things flow nicely. Also, if you lived in this new development and did not work in that area, you would be going against all the traffic anyways.
As far as Sunday, the odds of people in these apartments trying to leave the same time church lets out would be very slim. Also, you would probably learn rather quickly what time church gets out and avoid that 5 or 10 min when there is actual traffic on Sunday.
I could think of other reason I wouldn't want to live there, but traffic wouldn't be one of them.

Today was the first real backup I have seen in a very long time. Traffic was backed up down the frontage road, on to Davenport, and then 3/4 of the way to 114th Street on Davenport. Instead of the usual 30-60 seconds to get from 114th and Davenport to 108th and the Frontage Road, it took about 5 min. That said, there was a Omaha Traffic Light Maintenance vehicle in the Smith Kroger parking lot, so there must have been an issue with the light at 108th and Old Mill Road.
I wonder with the transition to work from home or at least hybrid has gradually diminished the traffic issues out there. I worked in Old Mill from 1992-1999 and back then traffic flow during both rushes was really bad.
I agree on a possible district developing there. And you have a really opportunity to convert office space to residential. I think the same opportunity exists in North Park of 120th and Blondo. Seems to be a lot of unused office space there.
The original design of this development called for mostly mid rise office buildings and one relatively high rise one.
In the early 80s it was part of what was called Silicon Prairie by the owh & a couple of others. The designation included Miracle Hills, Regency and Old Mill. Of course, that may just have been a cute phrase thought up by the business reporter at the time. Bottom line: As usual, the original design ends up slipping to the lowest form based on a lack of demand & lower cost.

Here are a couple of owh stories from 1971. One is the original proposal for Old Mill. The other is from the original proposal of what ultimately became the Regency West Hotel off Pacific at about 108th. The Regency West was originally a Ramada Inn. It then joined Best Western.
