Probably - wonder where the new location is going? I always thought the Aksarben location was way too big for what they really needed. I had to close my business years ago because it was just too expensive. And I was paying about $20/sq ft for my bay.
I just happened to look at the rates for the new shops going in by Aspen Creek on HWY 370 (by the new HyVee). They want $32/sq ft triple net. Not counting your commons expenses for a 1600 sq ft bay that's $4200/month for rent. No utilities, no insurance, no payroll. You'd easily have to do $30k/month or more in business just to stay open.

My bad - should have clarified... it's like my work with all of the acronyms we have. Most won't know what they mean.
If you can fill your bays, being a commercial landlord could be lucrative. Your triple nets cover the property taxes, snow/grass cutting, and trash. Plus the tenants usually pay all utilities for their bay so the landlord basically pays for the structure.

Went to Jones Bros for lunch today. Without directly saying it, they basically said rent increases are why they are shutting the doors (which isn’t surprising considering the other vacancies in Aksarben). They said it’s more viable for them to focus more on their catering business. They also indicated they don’t have a new location decided on yet but it could be they just don’t want to make that public info yet (that would be my guess).

I noticed last night that OPPD now has a sign on the monument sign on the west side of the Blue Cross Building. Did they move some offices in the Blue Cross building?

Is this in addition to the new location in Gretna? FWIW, I've been to the one in KC and it is pretty alright. I'd say it is step below a full steakhouse, but many steps above a chain family restaurant or sports bar. We've been to this in KC and enjoyed it. Reasonable (I guess reasonable for this day and age). It will be a great fit for Ak Sar Ben. I am curious how the Gretna location does. I think it will be popular, but outside of Mid Town Crossing, Gretna seems to have the most restaurants opening then closing. Very competitive and still a maturing area.
