From the rendering it appears that they have a bay with a drive through, I would wager jimmy johns will just move into that.

Good catch. Huge improvement for that corner. I don't love the parking lot in front, but I'm sure they need some for Jimmy John's. That said, big improvement.

Crazy to think they'd move out of the building they originally converted... although I guess that's probably been 20 years ago. I knew the franchise owner when they originally came to Omaha and he said they spent over $1 million to convert that old store into a JJ's (it was a Runza before, right?). And then after they opened they kept getting news coverage (probably not in a good way) from all of the neighboring businesses complaining of the traffic backing up on to Farnam, 72nd, etc.BRoss wrote: Sun Aug 18, 2024 5:48 pmGood catch. What's also ironic is the founder of JJ's was not pleased with how well the Omaha stores were doing because they were performing better than any of his own stores.

I'm old enough to remember when this was a Runza Hut. Back when different family members ran different locations. I agree. A big project like this could ignite excitement for more infill along 72nd. The perk to this parking lot design is it could be developed in time. What's with all the studio apartments, though? Not just this complex, but all over Omaha. It's not like studio rent is that much cheaper than a 1 bedroom.

That’s a good question. In this specific case, they may be trying to aim for the UNO crowd and get the pricing as low as possible. But at a macro level….no idea.

Looking more at this, I wonder if the reason the parking lot is out front is specifically so the Jimmy John's can stay open during construction.

It has it listed as a club house. Dunno, that was my initial thought, but I don't know why they'd make it look like a retail bay if that were the case. I also noticed on the rendering there's a sign that says "pizza" next to the Jimmy John's. Probably similar to the Brickline in the old market. They have there clubhouse with the weight room, coworking space and game room at retail level in between the restaurants and clothing store.

What I remember seeing about is is that the apartment will wrap the S and W sides of this lot, and the entire N and E portions will be surface parking... A new jimmy johns will be built on the E facing endcap with a drive thru through the lower level of the building... Once construction has finished on the building, and Jimmy Johns builds out their interior tenant improvement, then the old JJ will be torn down and then the rest of the surface lot will be paved... As far as what I remember.

This new apartment is going to be a great addition. There is going to be a beautiful new apartment on Farnam, a beautiful new library on Dodge and an ugly |expletive| bank in between. Hope the bank is redeveloped soon.

Those billboards usually have pretty long term leases and the owners don't let them go b/c they are basically impossible to get built in cities anymore. That probably isn't going anywhere. The Cedarnole sign is likely grandfathered. Current Omaha by Design standards would prohibit it.

The south side appears to be about topped out. With the elevator core pop-ups, it seems they could have easily had an additional floor.

This project is very funny in person. I live right by and typically drive past it on my morning commute, and there's something almost absurdist about the old style Jimmy John's nestled into the courtyard of an L-shaped modern apartment complex. It's completely dwarfed by the other buildings around it, and because of the way the buildings sit, your eye is kind of drawn towards the middle where, expecting maybe a green space, you instead find a fast food chain. Very American urban design, lol.
