Sam's Club Elkhorn (186th & West Maple)
Another west Omaha Club (no not the former Irish kind). This one is surprising me, Sam's Club at the east entrance to Indian Pointe off Big Elk Parkway (186th and Maple, north side). It's a little surprising that Sam's would be going in this close to Costco (180th and Maple).

Wow. 180th and Maple is really taking off. Soon it will be fully developed all the way to Elkhorn.

Maybe not as big of a surprise as it might look on the surface. I have membership to both, but I think that I am likely the minority. It seems to me that each has their customer base and not a lot of cross over so people will choose one or the other.

Holy schnikeys. I really hope that HWY 370 and 180-192 area starts to see this kind of explosion in development. With the new ginormous, world's largest HyVee there's obviously need. 
But in all seriousness if CHI does elect to build a full size hospital on 370 along with Fleet Farm and other new businesses I would believe there's interest from a lot of large scale retailers that may consider that area. Target, perhaps Sams and/or Costco, etc.
I do see the attraction with Maple St as Elkhorn gets covered with a lot of that far west growth, however the 370 corridor leads directly to Gretna and most people in the area are aware that Sarpy county is the fastest-growing county in the state.

Sarpy county is fastest growing by percentage right? I think since 2010 Douglas county has more than double the population growth compared to Sarpy. Maybe I am looking at that wrong?

That would also be the #1 reason why businesses wouldn't want to consider this area. Often, businesses show interest in this area, open shop and then see sales decline real quick and close. Talking to someone at Hy-vee they mentioned that sales weren't at estimated numbers and they are disappointed. Well on the other hand I believe the population in Elkhorn support businesses and hence all the growth.

I'm not surprised HyVee has seen a steady (or possibly sharp) decline since they opened. A lot of fanfare, media exposure, etc by being the largest HyVee in the world will wear off. However, I do believe being the largest grocer in that area will help them establish themselves as the residential continues to grow that surrounds that store. Not sure what type of business the WalMart does at 370 and I-80 but the HyVee should be able to do along the same amount of business if not more as far as grocery goes. I do think the HyVee is bigger than it needs to be but it will bring in other development.
There's still a lot of ground to be turned into houses between 168th and 204th from Giles to 370 so I think anything they build near the new HyVee could do well. I'd rather shop over there than the Elkhorn side. 204th isn't a pleasant road to travel on now that there are traffic lights about every 6-12 blocks. Trying to get up to 55MPH north of Giles/Harrison is next to impossible during the day.

Interesting, I am down there quite often because my kids like to go to the big store and look at toys. Interesting comment on the Culvers by HyVee. I have been there at least six times, and it has always been busy. There is plenty of help there, but I have still had to have a short wait to order. Many tables are full. Yeah I don't remember a visit to a Culvers in the Omaha area where they aren't busy. The one in Twin Creek in Bellevue is walking distance from my office and does very well. for what it's worth, that specific Hy-Vee is the best grocery store in the area, hands down. Aside from grocery selection, the seasonal & candy aisles are great (build your own jelly belly bag, lindor truffles, etc) and a lot of halloween candy (at that time)
The general merchandise aisles are really good, even though i don't need anything in them. They have a good selection of small appliances, dinnerware, etc, whereas the other stores don't have as much. And the fact that the aisles are larger/wider/brighter adds to the 'nice' factor. And they have pretty decent toy aisle
The deli area is better- the pizza/pizza oven is really good (it's one of those big fancy $20k type pizza ovens). The chinese is the same as anywhere else, but it's always good no matter which one. I've gotten a few sandwiches from the Delicatessen and they were good. Not cheap, but they were good.
Meat department display case is really well done. Good visuals and the color of the foods doesn't look like it was under a fluorescent bulb all day. The dry age case is a very cool feature that i haven't seen anywhere else. I haven't tried any meat from it, but again, looks nice. They had a ton of premade dinner items, too (chicken alfredo, meatloaf/potatoes, etc)

They confirmed that the preliminary plat for the land expired, and there are no new proposals or plans for the field. My contact at TD2 did say, however, that it's likely it'll end up being developed at some point for commercial or mixed-use (makes sense). He thinks it'll be a few years until anything moves forward—I'll take the peace and quiet for as long as possible, ha!

I live in the area near this. Glad it expired. They are putting in a lake/pond north of this corner, which will be nice.

FYI: I reached out to the city planning office/TD2 to ask about the current status of the "West Maple Hills" proposal (aka rumored Sam's Club). They confirmed that the preliminary plat for the land expired, and there are no new proposals or plans for the field. My contact at TD2 did say, however, that it's likely it'll end up being developed at some point for commercial or mixed-use (makes sense). He thinks it'll be a few years until anything moves forward—I'll take the peace and quiet for as long as possible, ha!
I live in the area near this. Glad it expired. They are putting in a lake/pond north of this corner, which will be nice.
