I would like to start a list of residential buildings constructed of steel and concrete. Most new buildings over the years have been constructed of wood. For sound sensitive people, this can be a deal breaker.

We visited various cities in Europe earlier this month, and you simply don’t see new construction of residential housing being built of anything other than concrete and/or steel. Building heights vary from a few levels to maybe 15 stories. That’s another thing glaringly missing from Omaha’s residential inventory.
While I’m at it it’s clear that at least in the cities and towns we visited builders are held to strict aesthetic codes for building exteriors, whether for residential or office type buildings. Newer buildings constructed in older sections of cities must be designed so as to at least compliment adjacent existing structures, some of which are 500 or more years old. It’s a feast for the eyes of people who enjoy interesting or at least beautiful buildings.
(My camera was seldom focused on modern architecture while on the trip, but a few newer structures caught my attention.)

Thanks for sharing these pics. I know we have issues, particularly on the Iowa side of the river, with flooding, but these photos just make me think our riverfront is still so underutilized from a density perspective. To add to the concrete and steel residential building list, there are multiple office to condo conversions downtown which would qualify including The Regis, 1600 Farnam, Kensington Tower, Orpheum Tower, to name a few. Also, there are some condo towers here and there in western Omaha including Swanson Towers.

Creating a critical mass of residential density is key to the future success of our urban core. I recall that the Stothert Administration set a goal of adding 30,000 residents in the CBD in the coming decade or so (I don’t recall the precise timeline). I don’t see how that can be accomplished with 5 story apartment complexes, unless you build 200-300 such structures.
The older cities I visited (and by old I mean 1500 or more years old) feature tremendous urban density in mostly 6-8 story residential buildings, built shoulder to shoulder. The downtown areas also feature lots of green space, mostly in the form of large public squares lined with restaurants, bars and retail shops. We were very impressed by the total lack of litter. The streets appeared clean enough to eat off of. People clearly take pride in their city.
As an aside, we walked through a lot of neighborhoods and rode in busses and Ubers and trams everywhere, and we experienced Not A Single Pothole or broken sidewalk. Not a single one!

Hmm I think you might be right about the old market buildings now that I think about it. I thought they were concrete but now I am thinking wood.
