Slowly. Not sure if they stopped for a while or it takes a while to install, but they had a couple floors of that on a when I was in the DUO a couple weeks ago.

FNBT looks quite good from the west as well. First National Bank Tower, in spite of its owners, looks like an art piece. It looks like, had it not been a building, but a sculpture, it would have been at Joslyn already. It looks like an evolution of WoodmenLife Tower. Unfortunately, it's owned by the Lauritzens.

Personally as the Mutual tower has gotten closer to being completed I’ve noticed a renewed appreciation for the First National tower for me. It is a beautiful building. Not that the Mutual tower is ugly or anything it to I think is eye catching. MoOT is very contemporary. Every city building modern high-rises has one. I'm glad we have it, and a mixed period skyline IMO will always look best.
FNBT is a great mix of styles, somedays it looks straight out of the 1920s and other days the 2020s. And I think because of this, it will define our skyline for decades more. subtly tying the old midrises and the Woodmen to the modern infill like MoOT.

For me, the MoO building adds to the skyline by having its own style. The glassy, reflective look that often is my favorite.

I don't know if we could actually get those anyway. There are a few good spots for a full skyscraper left (2). Other places are complicated, considering that they have a parking garage on site.

Just saying, the newest UP, FNBO and MoO sites weren’t vacant before the towers were built… The old Woodmen tower sat on the current State office building site. The buildings at UP, FNBO, and MoO were on their way out anyway. However, some of the blocks are either too historic or too new to go. In the future, Holland Center for Steelhouse may have to move. But it feels like we're running out of good blocks for skyscrapers when we aren't always.

I guess I'm the exception here but I don't think the back of the parking garage is half as bad as many seem to think. The blue cladding in the middle is cool but I honestly don't think I would want to look at an entire side comprised of that. IDK, just seems like that might be kind of overwhelming, I like the relief and contrast of the grey and blue and the way it is now kind of draws your eyes in and up at the tower itself. I guess I just think it's not necessarily a bad thing to leave some blank space on the canvas.

Can I add to this? I am tired of full block developments that solely serve the needs of one business... its part of the reason why that specific CBD core is so dead, we have these massive one tenant high rises with no ground level retail or commercial use. The number of 1/2 block lots or smaller available are perfect for mid-rise tower infill (150-350'). There are roughly 5 large blocks (UP, 3 full blocks on the civic site, and the state office building that are primed for large scale development. Berry Law's building just south of the Brandeis Building is a half block plot, would be great for residential/on the streetcar... Couldn't agree more. I agree, there are so many lots or maybe future sublots that could be something. Plain Orange: Surface Parking/Parking Structures that are aging/good locations for redevelopment.
Orange with white dots: Parking Structures I anticipate will stay in use and in place.
Red: Open lots/Infill Lots prime for redevelopment
Yellow: Mostly open Lots, minimal demolition of (E) site/structures
Purple: Prime Redevelopment Lots that require more site demolition
Light Blue: Sites/Lots currently under construction/planned
Pink: Civic/Federal Sites that have been rumored to be up for redevelopment (For example, a new combined FDHQ and PDHQ have been rumored, so both of those existing HQs are highlighted. I know there was speculation that the city is considering a new city hall building, and could see them moving operations into the new facility a block south of the courthouse if they rebuild on the same site. I have highlighted both the correctional facility and the Federal Reserve as well, as I believe these two sites are two of your biggest urban void creators; would love for redevelopment on these sites)

Amazing posts! You folks didn't even touch North Downtown (Lot A, Lot B, Union Stadium site and Gallup Campus/Riverfront Plaza) or Midtown (Turner Park East and MoO HQ redevelopment). In four years, when there is a new mayor in CB, Dodge Riverside Golf Course is a potential site; River's Edge still has some available development sites. I've heard the golf course redevelopment is controversial. Many claim it's historic, or that Council Bluffs should focus on actual expansion.

In Pickard Chilton's main rendering, you can see the LED lights going up on both sides; it'll really help with the aesthetics/make the building feel even that much more modern.

I just assumed that was reelection of those angled corners. I assumed the same thing, until I saw the photo from last night. The rendering appears to show those bright lines up the tower stopping as soon as it reaches the parking podium, so my guess is that those are in fact the LEDs... I think the lighting will really aid in blending the tower more into the existing urban mass (If you have seen it recently compared to the rest of the skyline massing, the tower is quite large in floorplate, and sorta dwarfs FNBO and Woodmen).Brad wrote: Wed Feb 18, 2026 12:09 pmI just assumed that was reelection of those angled corners.
