I know my opinion won’t be popular here, but I absolutely love all the free parking. I know a lot of you wish that everyone would walk, ride a bike, take a bus, or take a street car to do their shopping, but that’s not realistic, especially in Omaha where the weather is hot or extremely cold. Nobody is going to want to walk or bike, or go wait at a streetcar or bus stop on hot humid days or cold winters days. Like it or not, now that Trump has got the gas prices way down, people will be using their cars even more.

I also know that a lot of you wish these stores would be located downtown instead, but none of these stores would make it downtown, mainly for three reasons. 1. There’s not enough convenient street parking. 2. Most people don’t want to pay to park. 3. People feel less safe in parking garages than they do in an open parking lot.

Bypassing all the bait statements here, how many cars are you driving to the store?! Is it more than one? Because otherwise I don't think they need enough parking for each customer to bring four cars.

I think the gripe is not specifically with all the parking, but with this project receiving public subsidies that could have gone toward a truly transformative project. This is a copy and paste of almost any other suburban development in Anywhere, USA. Not driving tourism or outsized job/population growth.

Are we sure this is the full map? Their website shows a lot different setup with a much larger development south of Burke St. This would only be a section of the development. On their website just south of Burke St it looks like it has a strip that would be more for the 'walkable' part of the development with what I assume would be smaller businesses ala like Village Points or Shadow Lakes main street, along with office space and apartments. The map above would be more of the outskirts.

Is there a map with the businesses that have already been announced put in there? They have only announced what 5? There are 19 in that map. Then if the website is correct it would have a strip with what I assume would be a lot more smaller businesses.

I did some digging for planning board docs on their portal. Here is the full development plan from December 2023. Indeed, it looks like the more "walkable" portions of the development are planned to be south of Burke St on both sides of 192nd in the "Core East" and "Core West" sections.

So far, it looks like the only portion of the "Core East" development that we've seen more detailed plats for was submitted in June 2023 for the section on the SW corner of 188 and Burke.

When Village Point was first built, none of those restaurants along Chicago street existed. Same thing will happen here. What’s a sea of parking lot now will eventually become new restaurants and such.

IMO, good thing they have so much parking slated for this new development. Given the new to market tenants along with others that have crazy consumers, they're going to need them. LOL

Trader Joe’s is a huge “get” for this development, as the entire rest of the city has been trying to secure their second metro location. I frankly expected their next store to be downtown or mid town but regardless of where it ends up, two is better than one.

Jasper Stone Partners and Poag Shopping Centers announced Thursday that the Maine-based company had signed a lease for the space. The nearest L.L. Bean store is in the Mall of America in Bloomington, Minnesota. Others are in Colorado, Illinois and Indiana.

The addition of L.L. Bean further strengthens Avenue One's growing lineup of nationally recognized retailers and reinforces the project as a lifestyle destination for the region, the developers said in a news release.

The retailer, famed for its Maine-made rubber-bottomed boots and canvas totes, also complements Avenue One’s vision for a walkable, experience-driven environment.

Funny you posted this as I would have thought someone would have added it last night. Another pretty big win for Avenue One. This place is definitely landing some higher-end first time retailers for Omaha. It does probably fit well based upon demographics. And I know many have commented on here about the plethora of parking spaces, but TBH, Village Pointe's parking is awful, IMO. They continue building new structures over there, which means they keep taking away (ie, Cheddar's and they'll probably lose some of they actually get that Hallmark-owned store by Best Buy).

Wonder if they will get any fashion brands (ie, Louis Vuitton, Jimmy Choo, etc) at Avenue One? If we can get some of them along with an IKEA, we'd be in pretty good shape... Even KC doesn't have a Louis Vuitton (closest one, I believe, is Minneapolis, Chicago and Denver).

I had my doubts, but I like the retailers this development is getting. Should make it attractive for other new to market retailers. Phase Two looks to be the more pedestrian friendly area. If they get that right looks like it will be a pretty nice development.

L.L. Bean sells top quality clothing. I have some shirts that are 30 years old and still wearable. The trick is to wait for sales. Ain’t cheap. Trader Joe’s is what I like to call a magnet store. They attract a crowd that will spill over to other retailers.
