Aksarben Village and Village Pointe are both still not finished.

Here is what Aksarben Village looked like 19 years ago when construction first started and yet there are still several prime lots available in the development.
I remind people in Bellevue about that all the time when they are worried that Bellevue Bay is going to take up all the farmland and be so close to the neighborhood. AV and VP are both in much more prime locations and they still aren't funny built out nearly 20 years later.

More construction coming to Crossroads redevelopment
KETV wrote:More construction is coming to the Crossroads redevelopment, with Woodbury Corporation announcing Wednesday that work on a new multifamily and retail project will begin next month.

The project is planned for Block B along Cass Street and is part of the developer's broader two-year plan for the site.

Another major piece of the redevelopment is already under construction on Block J, next to Target.

Aside from a few lots at the very far west end (almost to 180th St) of VP that will likely be hotel/office, the majority of the retail portion along with the entertainment side has been finished for probably over 10-15 years. They've actually torn up parking lot to put in a Cheddar's which took away from the little parking they actually have. They're also supposedly talking about tearing up more property in front of Best Buy to put in that Hallmark-owned retail building (if that's still on the table). So, I'd say for the most part, Village Pointe's available real estate is limited.

Aksarben Village started off strong, but seems to have slowed considerably, but that's still quite filled in. Crossroads took a decade or more to get to dirt - I'm for the progress, but from a realist perspective, until things are vertical, it's difficult to consider things a "done deal" with that place.

But the current Developer has only been on the project for less than 2 years.

I understand the old developer didn't do anything for a decade and then he passed away. But if you want this to be successful, its time to stop complaining about the former developers lack of progress and get behind the new developer who is moving forward.

Looks like the old existing garage is going away?

Also, one of the renderings that I saw shows the Lego store across from Gamescape. Did they actually announce their intent to come to Crossroads?

Yes, redeveloping the old garage is the plan. And, no other retail tenants beyond Gamescape have been annouced.

That garage was originally going to stay, but they announced somewhat recently that they were going to take it down since it is a prime site for development and also blocked the view from 72nd.

I wish Target would get its own underground lot so that their parking lot could be developed further. Would have been perfect for a future multimodal transit hub where busses, trams, and maybe in 30 years a commuter rail could stop for transfers. Either way, this is a massive improvement over the original renderings we saw. Glad they got rid of all the surface parking, because man what a waste it would have been.

If only we can convince the City Council to start eroding parking mandates, then maybe developers will feel more comfortable with these types of projects.

CBD, NBD, and TOD zones already have reduced parking requirements, and MU zones like Crossroads can have their parking requirements reduced depending on the uses.

It should be zero or near-zero everywhere. If parking is needed, the market will solve this issue on its own. Developers can determine if they need parking without a legislative mandate, and if they choose not to and parking becomes an issue, it creates a demand for a parking garage, which then becomes economically productive vs. a plot of free parking that may or may not be used and is essentially economic deadweight.

The only issue is that because the city is now paying for and building the garages, Target will want no part of it. Unlike Ak Sar Ben Village with the privately built garages, you will have to pay to park in a garage at Crossroads.

The parking garage is now rising (as much as parking garages do) on the far west side of the Crossroads site.

There might be a subtle advantage in that as it adds to revenue collected by the Parking & Mobility Division, which then might be used to fund additional streetcar extensions, as we've seen occur with the one we have now (plus TIF). You're right that Target will want free parking for its customers, so kind of an awkward situation if they were to ever build a garage or use a City-owned one.

Maybe it's best to leave that section as a parking lot now, so that if that northwest corner of 72nd & Dodge ever has the opportunity to become a multi-modal hub, the options remain open. AFAIK, larger cities with dense urban areas do not always offer free parking for shopping, or if they do, they give you the first hour or two free, which filters out the Target customers.

Grow Omaha shared some new and newish renderings courtesy of Woodbury on their FB page.

And FWIW, I see "Lego" and "Lush" in the renderings.

Well I might be content with a rehab/update of the existing structure. Perhaps an homage to the old days.

If they actually replace it and it looks something like the weird post-modern glass "obelisk" with the colorful triangles... :what:

They will likely rehab it unless they replace it with a monument sign.

Shocked they’d drop any specific retailer names whether they had signed agreements or not. And IF they actually had a lease signed with LEGO, I would believe it would be shared in the media via a PR new released rather than a rendering.

Remember when the LEGO signs went up for a while and then down at Nebr Crossing with no announcement for a long time. The store at Nebr Crossing did open eventually, but there was never any acknowledgment of the signs that were up for a while, which felt like jumping the gun. Just pointing this out because if they do come to Crossroads, it would not be the first time something like this happened

That is true! Does anyone know when that specific portion of the mall is going up? It seems to be to the east of the Gamescape if I have the layout correct. I imagine the entire underground garage needs to be completed first.

Does anyone feel we are getting too many multi-entertainment venues now? Gamescape is coming. Another similar concept is going in at Oakview Mall. That's not counting all the trampoline centers like Urban Air, Sky Zone, etc.

I still feel bad for West Lanes. It has always been my favorite bowling center in town. Hopefully, they find a way to thrive with Gamescape across the street.

I also agree on “too many” similar entertainment venues. The one wanting to go in at OakView sounds and looks just like the one they opened earlier this year, but bigger and maybe catering to adults a bit more.

I don’t know where they’re able to get the funding to open all of them, either… perhaps just wealthy business owners.

Wish we could get one of those crazy Andretti indoor karting places with a two-story track.

I really love the concept behind City Museum- Saint Louis. It's like an amped up version of a Children's Museum. it would have been a nice compliment to the library across the street.

Does Crossroads have any more space reserved for entertainment use? Or is Gamescape the only anchor? Seems like they will fill in the rest of the space with retailers.
