Cascade Apartments (SE 39th and Dodge)

Cascade Real Estate Group is proposing a 110 unit, five floor building just southeast of 39th and Dodge, replacing 4 existing houses. 30 of the units would be affordable for 80% AMI, and they're looking to get some of the streetcar workforce housing fund from Front Porch. Construction aiming to start in April 2027 and finish March 2029.

The only rendering appears to show the back side of it. I wonder what's up with that.

And while I appreciate the new density, I don't really like losing those houses.

The doc refers to the 30 affordable units as "replacements" for units in the houses. The assessor says that between the 4 houses there are currently 32 units! 115 S 39 St, the second from the north, apparently has 14 alone packed into a 3,880 sqft house with 20 bedrooms and only 4 bathrooms, while the rest (from north to south) have 6, 5, and 7 units, beds, and baths respectively.

Replacing affordable units you demo is also a rule in the new TIF affordable housing policy on the city councils agenda next week.

I just read a story online about how the Omaha metro is seeing the construction of more multi family units than single family homes this year, for the fourth year in a row, which apparently has never happened before as long as they have been keeping records (the 1980s). As I recall about 3500 multi family units per year are presently being constructed, with most being one bedroom units.

I'm glad for any housing construction, but I sure wish they'd build more 3- and 4-bedroom apartments. I'm not saying there's wild demand, but it'd be good to have options for families that need more space, but don't want to or can't buy a bigger place.

Personally, love it. I know everyone is tired of this prefab look these places have, but I spent a weekend up in Minneapolis earlier this year, and they have a TON of developments out in Richfield that look like this, and the area is gorgeous. Minneapolis in general is just a beautiful city, but a lot of the legwork is wide, open pedestrian areas with easy and quick access to shops on ground level and these types of developments nestled in-between.

I still think the bottom level should include shops and offices, things like retail or clinics, but that's my perma-request for any development. Walkability often has more to do with having things to walk to rather than just physically being able to walk in an area.

This is disappointing to me b/c it means there won't be sidewalk improvement along Dodge associated with the development. The sidewalks associated with newer developments are so much nicer than the 4 feet of crumbling pavement immediately adjacent to the travel lanes you see everywhere else on this corridor.

While I've been enjoying the sidewalk improvements on Dodge, I think the section-by-section method has made things a bit awkward at the moment. The area further up by the new Child Saving Institute or those apartments off 50th is better, but still not what I would consider fully walkable. Part of the issue is grade changes, where pedestrians are constantly going down to street level, and part of the issue is that the "urban wall" is still completely disconnected from the sidewalk (you're basically walking alongside a brick wall with no shop/retail access). I don't know what the solution is to Dodge, because it's still a dangerous stroad even in the newly improved areas.

I'm hoping that in the future, if Dodge ever gets a rapid light rail (huge if), some of the sections like where the headshop currently is can serve as larger stops for a more integrated network of transit.
