A New Mall?????

Not to get you all excited but I just wanted to know if there are any plans for a new 'enclosed' mall, like south of the Metro. I live in Papillion and after voting on Nov 2, two people came up to me with a survey. They asked me questions on what stores I would like to see in a mall there or whether I preferred 'enclosed' to 'open'. I bet you can guess what my answer was. Also, it asked if I wanted places to eat like Cheesecake Factory and such. Anyway, some people must be talking about a new mall, right? I was under the impression this was in addition to the Promenade!!!!

There's no shortage of rumors out there it would seem.

I've heard some people suggesting that the grading at Southport West is far too large for just the Embassy Suites project.

My Grandma said the same thing...only "that's gonna be one heck of a hotel" lol I didn't even know what she was talking about until I read here that it is an Embassy.

It would be a great location for a mall to be sure... but I think we would have heard something by now. I suppose there could be an outside shot at the original KC Papillion Gardens developer coming back to town with the improving economy.

While we're in the area... anyone notice the enormous OTC warehouse? Looks like it's reached it's final length... you could put a few Super Walmart's inside that thing (do you really need this much space to store party favors?!)

If a new mall is built, Sarpy County is the place. They are majorly underserved in that area.

There will be no more large enclosed malls in Metro Omaha this decade. That isn't where developers are putting their money, and if it were we don't have the population base to support another large mall. Look at the struggles of existing malls like Crossroads and Southroads.

I expect the new Wal-Mart anchored mall on south 72nd in Papillion to be Sarpy County's only new mall over 200,000 this decade, if it is approved, which it will be. It is a natural location for retail in an affluent area of the metro that is starved for quality retail. Not that Wal-Mart is quality, but it will lure others that are more upscale if the center is well designed.

Nativeomahan I think you have already been proven wrong by Papillion Promenade at 72 & 370 which may be as large as 900,000 sq. ft. Which is supposed to be larger than Market Pointe as I recall. So they should have at least 2 over 200,000 sq. ft.

On the contrary, it proves me right. Last time I drove by this nice empty field it was a big empty field. Just as empty as 5 years ago when this center was announced. It is not going to be a big mall. Mark my words. It lacks the population needed to support such a center. The town locals (I work nearby) all joke about it. Market Pointe will kill it dead as it is currently planned.

I had read an article some time back that the developer of Oakview would not have built the mall had the conditions of today existed at the time. The timing was perfect but things have changed. The large enclosed malls are being replaced with the more neighborhood oriented shopping centers like village point.

Welcome to the forum native.

First off... you're lumping together two malls at 72nd and 370. The original KC developer indeed pulled the plug on Papillion Gardens... but local developer Lerner has since acquired the land and teamed up with RED Development (which as most are aware... built Village Pointe). I'd like to also point out, that RED has never NOT seen a development through to fruition... to which it has signed on. Now that said... it's certainly possible this could be the FIRST. But given their projects now number in the several dozen... it's not very likely.

Secondly... Market Pointe will be considerably different in nature from Papillion Promenade... essentially with Super Walmart, Kohl's... and a tiny hand full of outparcel merchants/restaurants. Promenade on the other hand... specifically has several dozen small spaces for a Village Pointe like presence. So then, Market Pointe will be essentially no different than any other Super Walmart presence... while Promenade will have a distinctly lifestyle center like atmosphere.

I see no problem with the two co-existing regardless... given Sarpy county is sorely lacking any significant retail PERIOD.

So, where does the Papillion Promenade fare in size compared to Village Pointe? I'm thinking that PP will be larger based on what I've seen....also, is Village Point larger than South Pointe in Lincoln??

I'm hoping that Papillion Promenade will have some finer, upscale stores like South Pointe and One Pacific Place.....

Papillion Promenade would be about 200,000 sq feet larger than Village Pointe if built as proposed.

Oh, and they've just recently tweaked their site plan. Another sign that things are coming together.

Fairly subtle... not the kind of changes you'd expect... unless a prospective tenant were calling for them (looks like they're planning on a gas station as well).

Excellent! It really seems some of those pad sites are becoming tailored with specific tenants in mind, like you said. This sounds like an "all circuits are a go" project that will be seen all the way through.

No question about Sarpy being a poor stepchild to Douglas Co. developments. The county has had very few restaurants until fairly recently because Sarpy residents have gotten used to taking their leisure dollars and heading north (or south to KC). I think that Market Pointe is on track for building in 2005, and opening with a nice mix of stores and restaurants. This development was not on the radar screen when the PP people started their planning, and I do think it will greatly effect what ultimately is built at 72nd and 370 -- 2.5 miles further south and in a much less densely populated location.

When I first started working in Paplillion 23 years ago the south edge of town was just past Hwy 370. Guess what. Twenty three years later it hasn't budged. All the new developments are further north, near Cornhusker or Giles Rd., or further west near Walnut Creek lake at 96th.
