I am familiar with that area..

Just my opinion..But it would not be a bad place for an additonal extended stay hotel..Or business travel related hotel/motel like a Days Inn or a Hampton Inn..Accessability and parking..I dunno..

Yeah, with the likes of 168th and State Street, 120th and Blondo is becoming as central to northwest Omaha, as 72nd and Dodge once was to all of Omaha. :)

Sec. 55-361. CC community commercial district.

Sec. 55-362. Purpose.
The CC community commercial district is intended for commercial facilities which serve the needs of several neighborhoods. Allowed commercial and office uses are generally compatible with nearby residential areas. However, uses allowed in the CC district may generate more traffic and have more effect on residential neighborhoods than those allowed in the less intense LC district. Site development regulations are designed to minimize these effects. CC districts usually require access from major streets, primarily minor and major arterials. Ah yes that vacant lot right next to my apartment complex. I don't know what's going on there but this is the first time i've heard anything. I have been seeing OPPD working on the boxes right there alot lately.

This lot has been up for sale for quite a while. I would guess with the completion of the road project it has become much more enticing for developers. I doubt extended stay hotel because there is already one in South Old Mill and also a hotel in North Old Mill as well as one in Miracle Hills and North Park. I think office building myself. I doubt you will see anything above 4-5 stories though. Still a nice piece of infill though.

EDIT: I thought this was the lot empty lot right on 108th and North Old Mill Road. I still think office building for this however, although extended stay does make a little more sense in that location.

At first I also thought Cowboy lost his mind with the suggestion of an extended stay - but looking at it again... I didn't realize that there is a great green area across the creek. How long will that last?

Isn't there an collegial extended learning center just south of this location. Maybe an extended campus?

Yes..Cowboy is good..Cowboy is wise..

It could be a pretty darn logical location for an extended stay, or business related travel hotel/motel..

But who knows..

I would say similar to Old Mill South..It's identity seems to have transitioned into a business park enviornment..Even Jack & Mary's restaurant is relocating to a different area..

There is an extended stay hotel in Old Mill South..It would seem logical for Old Mill North..

On tonights wowt news at 10, appartments next to the property have been broken in to in the last week.

I worked on a couple appraisal jobs in the area and I found that the office condos simply arent doing well...

The retail tenants are getting rent concessions

There is a general feeling that the area will be hurt by the Dodge project - although I don't believe that - Access will still be excellent - if not better than before.

At this point - If I had that piece of ground - I would hold it for at least a couple years - The hotel idea is not a bad one but not now - a couple years maybe.

If you wanted to get the most out of it - you will have to wait until the area becomes stable again. If you don't believe me - talk to the people that work there -

Well other then that burgler with the master key this area is nice, quiet, and clean for the most part. I have no problem with access and with the expressway i've found my ability to get home if I was coming from futher east on Dodge alot faster then what it use to be.
