This is in my neck of the woods... for some reason I enjoy being surrounded by numerous retail/restaurant/office developments. Obviously it isn't urban... but I can literally walk comfortably to many of these destinations. And the locations within reach of my wife and I on bike are nearly limitless, including Village Pointe, the Shops at Lakeside, Shops at Legacy, etc. Now if you built on a lot backing to 168th or Pacific... you should have seen it coming. In another time... all of these lots would have been occupied by businesses... and just think THEN how conveniently located they would be.

Wednesday, the Omaha Planning Board endorsed plans for the 32-acre Pacific Springs Vista project on the intersection's northwest corner. The plans envision restaurants, rows of shops, a convenience store and offices.
Neighbors complained that the development will bother them with noise, lights and traffic. Besides that, they argued, the area doesn't need more businesses with shopping centers opening at 168th and Dodge, expanding at 180th and Pacific and filling in along West Center Road.
"We have more than enough gas stations, carwashes and restaurants," said Sue Raymond, who lives south of the project in Rose Garden Estates.
Lawyer John Fullenkamp, who represents Pacific Springs Vista, said Omaha's master development plan allows for the development. But to minimize the impact on area neighborhoods, he said, the developers added landscaping, cut the project's square footage and agreed to not put a fast food restaurant on a corner lot.
The land currently holds a golf driving range and is bordered on two sides by neighborhoods. It also is next to the Pacific Springs Golf Course and an electrical substation, which wouldn't be affected.
The City Planning Department agrees that the proposal fits Omaha's master plan. The Planning Board voted 6-0 to support a zoning change and project layout.
The issues now goes to the City Council.
"I think it will end up serving the neighborhoods surrounding it," board member Tom Skutt said.
Bump. I was wondering what was happening out here.. trucks were out this weekend grading this area. I really can't stand anymore shops though. Actually, Pacific Springs got sick of me hitting all the range balls in the field so they've wisely taken it upon themselves to give up the land and quit paying for lost balls... the range wasn't big enough for me Hey, at least I wasn't duck hooking it onto Pacific Street leaving dents on people's cars. I've seen it done before. One guy was like, 'Ehh... should've bought a Saturn.'

This is in my neck of the woods as well. I'm kind of disappointed that they took the driving range out. That's where I usually went to practice. I guess Tiburon will suffice.
Anyway, I'm not quite sure what kind of retail they could possibly put there. I agree with the article that there seems to be plenty of retail already in the area. On the other hand, that particular intersection seems considerably lacking without any retail.
If it were up to me, I think I would stick some upscale townhomes in there with maybe a little neighborhood strip mall type thing on the street front with some pleasent fountains. A little golfer's village if you will.
I live close to this area as well and it seems that it would be a good spot for some small shops. I don’t want anything too big there. I’m just looking forward to the 168th & Pacific intersection to be done first. And does anyone know when 168th street will be widened between Pacific and West Center?
The douglas county engineer dosn't have the plat on the site yet. But I got this from the accessor. You can see where the streets and lots are going to be located.

The structure being built looks pretty insignificant. Overlooking the golf course, I would think this would be pretty highly desirable real estate... for something a little more 'Miracle Hills' like. You'd think they'd sit on it for a little while for a more lucrative prospective tenant to come along. Of course I have no idea what else is coming... maybe there IS something more significant forthcoming.

It appears that building is for a restaurant, "Prestige Restaurant and Patio Lounge" There is a banner/sign at 173'rd and Pacific. Opening December 2006.
well i think it might be tied in with the previous owner of the Prestige Lounge (now Mahattan Club) on W Maple. I heard he had sold and was planning to build elsewhere with the same name.

I thought he built the O Zone bar at Anthony's on 72nd and "F"
