Briar Hills Retail - SWC 168th & Blondo

Bad Design. Where is Omaha by Design?

Another retail center where people in the neighborhood right next door are unable to walk to shop because of no sidewalks and bad design. You won't even be able to walk store to store because of the sea of parking between each store. Seriously how hard is to include pedestrian traffic in your design. Is it inconceivable to these people that someone might want to park and visit more than one store or that someone that lives two blocks away might want to walk.

First off 90% of the people in west Omaha don't want to walk from building to building, they want to park right in front of the door and call it good.

Second, the only part of Omaha by design you are going to get right now is the green spaces you see here in this drawing, a lot off Grass Trees and Plantings.

Third, I don't know what you are talking about sidewalks, but the city requires a sidewalk 4 feet back from the curb along all streets on your property. However they don't require to connect you building to the street, that would be required in the neighborhood covenants.

Right now since there are no laws about ped friendly developments, the developer is going to build what the tenants want and the tenant's want front door parking.

People circle and circle that main street of village point looking for a spot all the time.

The neighborhood is connected to the development. the buildings are not connected to the sidewalk.
Sidewalks don't cost that much, but if they don't have to spend the money they are not going to.

I am just telling you if tennants wanted these big ped friendly developments the developers would build them.

I noticed that stuff going up out there in Briar Hills. They seem to be building more named business/residential "villages" now. Is that just me? I realize suburbia has always been homes and strip centers, but they seem to coordinate the two more now.

For example, in Irvington, they seem to name everything "Cherry Hills....." In fact, I love all the white-colored strip centers with the red cherry logo. Along 108th and Military, everything is named "Deer Creek....." Even the strip centers have such better design then they used to. I mean, everything in Omaha -- strip centers, office buildings, logos, subdivision entrances, landscaping --are way better designed nowadays.

New to the forum, first post. As someone working and living in the area, and information on what is planned for the space at 168 and blondo. I know that right now the office condos are gradually filling, but what is planned for the area west of the video store and south of the video store? I have heard everything from a medical plaza to office buildings. Any information or a place to find information would be great!

Ive also not seen any recent updates on the tribedo development, and was wondering if that was scrapped? thanks!

There was a daycare going in, not sure if it ever did. I haven't heard much else. This is a bit of a crapper center. I'm sure if the economy ever pics up someone might throw an uninspired little strip in there in case a dry cleaners or a subway wants space.

There was a daycare going in, not sure if it ever did.

I think there is a new daycare to the north of 168th & Center just past the Assisted Living Center that is on the NW corner.
