Alegent eyes 80 acres at 180th, Maple

Alegent Health is considering buying 80 acres for a wellness and health care campus at the northeast corner of 180th Street and West Maple Road, the company's president said.

We have an option for the next several months to evaluate that potential site, without any obligation to purchase," said Richard A. Hachten, president of Alegent Health, which operates five hospitals in the Omaha metro area.

Hachten stressed that the company was in the early stages of evaluating that site as well as others for long-term projects - 10 to 15 years in the future - that could be a collection of wellness and health care service buildings including clinics and a hospital, or a type of facility entirely new to the region.

But Alegent - or anyone wanting to develop in that area - could face hurdles.

City planning officials say the site is not in Omaha's present zone of development. Specifically, interceptor sewer lines don't reach that far, and an expensive bridge on 180th Street is needed to safely accommodate more traffic.

The necessity of the bridge, not the difficulty of extending the sewer lines, is the primary reason the city has not allowed development, said Omaha Planning Director Steve Jensen.

eh, I wish this was still in the rumors section so I could post this anonymously :oops: , but here it goes:

This is still in the process of being worked through and MAJOR hurdles remain (primarily the bridge/road access), but Alegent's plans call for a "Healthcare Retail Campus" at this site, timing still TBD.

They envision a "Village Point-esque" look to the place, with an Alegent Wellness Center (including full rehab, gym, etc) on one end, and a medical provider's building anchoring the other end. The details of this building sounded sort of vague, but I picture it as a Lakeside-type progression, starting out as a large clinic, possibly progressing to a full scale hospital a later date. Between the two anchors would sit several healthcare retail stores, some Alegent owned, some not (think home health, pharmacy, homeopathy, nutritional, chiropractic, etc). They're in discussions with several major local and national retailers about joining in on this project.

They're taking their time before releasing plans for the site, as they really envision this as an experiment into the "healthcare model of the future". The focus will be on wellness and prevention, but will offer the full range of services as a person's needs progress. With customer-driven healthcare being all the rage lately, they really envision it to be a more of a retail type setup, where a customer can pick and choose as they need, and purchase what's necessary, moving farther away from the traditional "large inpatient hospital" that we traditionally think of....
