Let me rephrase that:

I like the second one because of its surroundings. I'd probably like the 1st if it were being built in North Downtown. The second one is going in the Old Market and I think fits better aesthetically with the neighborhood, as well as complementing the architecture at SoMa.

The good news is that it will be on Jackson and not 12th so it won't hurt as much.

I'm just excited to see the old market grow south and West. One of the reasons (not the only one) that the Jones Street Brewery closed in the mid 90's was that it was too far from the old market and it was only at 13th and Jones. People I knew never wanted to walk over there in winter time because it was too far and if nothing was going on then they felt they were stuck. Sure it was purely mental but that is just as important as reality. This will help to close the gap on those properties west of 13th like Jlofts.

I am also glad they are not tearing down the building that houses Nicola's Italian Restaurant. (13th and Jackson) They do have the best Lasagna in Omaha (except for my mothers...just in case she is reading) and that's not just because they say so. Sure Lasagna is Lasagna but they somehow elevate it above what everyone else does. Yummmmm....Gotta go back and see if it is still as good as my mind remembers.

Lastly I like the 2nd (color) one best. I think it fits better in the old market.......but I would take either.

Ohh Big E said North Downtown. Isn't that grounds for expulsion? J/k

*Disclaimer....midtown charlie really does believe in freedom of speech but like most everyone I have "pet" exclusions.

I almost deleted that N*D* reference. But MC - I also agree that this site will extend the OM pedestrain traffic more than any other development than I can remember.

This project got approval last Wednesday by the Omaha Planning Board, plus $2.5M in TIF. 118 rooms, six storys. Construction to start next spring and open by spring 08.

Either design would have been a nice fit for the Market. Face it, many of the Old Market buildings are, how shall we say it, unattractive from an architectural standpoint.

It is nice to see that a restaurant is planned for the corner of 12th and Jackson. A second hotel in the area will only bolster the area restaurant scene.

I like the trees and potted flowers on the sidewalk. Very pedestrian friendly.

Still no work has been done, parking lot is still open.

They drilled core samples a couple months ago, and American Machine Works moved out of the building on the site about a month or so ago.

This is directly across the street from the jLofts showroom, we have been watching and waiting for anything to go down over there.

Between 1101 Jackson, this hotel, jLofts, Kimball Lofts, and now potentially a streetcar line from 10th to 16th, this little stretch of Jackson street will be looking very different in couple years.

I agree, in the last 6 months there have been 4 retail spaces filled in the Witherspoon building at 12th and Jackson with one more under construction. Does anyone know where I can get a copy of the OWH article that came out last month, it's no longer on their site.

Well it appears that the hotel group is looking for TIF. Great news that the project is still alive. There are what appears to be new drawings with substantial detail. I like the 2nd floor roof top deck that faces the CBD. I also love all the ground floor retail. I think I will get a room when it opens just so I can sit in the hot tub with what should be a stunning view of downtown. The drawings make it appear that it will blend in with the old market very well. This looks to be an awesome project. The pics and detailed floor plans are near the end of the PDF.

This will be a REMARKABLE development for the Old Market, providing density and street level foot traffic. And I'm ALSO ecstatic that it's still alive.

Hrm, I actually recoiled upon seeing the second picture that Coyote posted. Maybe it was just the odd-ish coloring. That and it's too bad they declined to use ornate eaves (or any eaves at all, actually). I think it would've looked nice. But hey, it's better to have eave-less infill than no infill at all, right? :yes:

Anybody have any info regarding the status of this? TIF money had been approved long ago and construction was mentioned last year as starting this past spring.

I hope that this project isn't dead.

I was wondering the same thing the other day. I walked by and saw that there's a sign from Dial Realty about up to 7,000 sq. ft. of retail space available, or will build to suit. After asking around this is what I think is going on: I think the Realtor's sign has to do with the first floor retail space availability. What I've been told is that the hold up in starting construction relates to issues with the city regarding underground parking.

That sign has been there forever so I wouldn't put to much into it. It was there when the Gregory was proposed. That being said, the lack of any progress is troublesome. I hope this doesn't go the way of the Gregory. John Q. Hammonds wanted to do a Residence Inn at 11th and Farnum, but could never get their you-know-what together. Now someone else has proposed to do it, but there seems to be little progress. I'd hate to see two proposals for this site die out. Especially since a tax paying business was driven out to supposedly make it happen.

Actually, it was the developers that balked at the John Q. Hammonds proposal. The proposal was studied by at least one national firm that I am familiar with and they did not like the margins in an unproven market. I know people have been upset at my point, but the downtown market still must prove itself. When the housing market turns around and the economy improves, the downtown market will see an increase in prices and thus, more favorable margins for developers to take the risk.

I would agree Finn. As I think I mentioned on another post, on MSN the other day was a post to a story on housing appreciation in the US, and Omaha ranked 198th out of 225 areas of the country. Good for keeping home prices low, bad for investors. While I am certainly not looking for Omaha to have 50% growth in housing in 5 years like some areas experienced. I am sure that it does not make us hugely attractive to big city developers. Perhaps modest, sustained growth is better than 25 spinning tower cranes, and an average condo price of 500K and apartments starting at 2,000 a month.

Looks like this project's TIF financing was re-approved at a recent City Council meeting. Hopefully that means we'll start to see progress at this site. Between this and JLofts a block away, that brings some nice height and density along Jackson.....

Although Jackson street has long been a major downtown automobile traffic artery, more and more, the foot traffic of the Old Market is spilling over to the Jackson Street corridor. The Residence Inn and the J Lofts will only further this transition. The Old Market used to be a one street community, basically Howard Street from 10th to 13th, but now Jackson street is becoming a big player in the Old Market foot traffic, even more so than the 10th and 11th Street corridors and the Harney corridor on the North side.

Old Market hotel finance plan OK'd by city council

The Omaha City Council approved $2.8 million in tax-increment financing Tuesday for the builders of a new Old Market hotel.

A 118-room Marriott Residence Inn is planned at the corner of 12th and Jackson Streets. The project is expected to cost around $23 million. . . .

This would be a real shot in the arm to downtown in general, and the Old Market in particular. I do hope they create street level space for public restaurants and shops as part of the development.

I think this project is about to get going. I noticed today that the parking lot has a sign up that says it will close on June 5th. Utility work appears to be beginning also.

Last I heard, they were hoping to open in late 2009. If they start demo and move quickly, that could still be possible. With the ground level retail, redone sidewalks/streetlights, and the brick facade, I think its a fantastic addition to the growing Jackson Street corridor.

New now or over the next couple years;

1101 Jackson
Retail in the witherspoon building (SE corner of 12th & Jackson - Sam & Louis, Kesslers, & Vinettes)
Marriott residence inn
jLofts
Kimball Lofts (on Jones but close)

That will be a pretty dramatic improvement of a 4 block stretch of the Old Market area!

Oh, and add a streetcar :) :)

it'd be cool if they'd re-release renderings; i know way back when, there were some but (i think) they were just ideas of what could go in. I'd like to see a final product. I'm going to look again after i post, maybe i missed them!

Yep, that's the one i was thinking. is that the actual rendering? Not a close-to-the-real-thing conceptual one like we've seen for the ball park, to later be determined by the architect? (I'm going back through, sifting through pages as we speak---you'll probably beat me to it, though)

They are definitely getting ready to start doing some demo work. The site is being blocked off and the big concrete blockers are on the site, not set up though. I'm guessing they want to start making money by that big event coming DT in 2011.
