Gallup's Riverfront Campus

I was Downtown (as usual) Saturday night and over heard some guys talking about the "new addition" at the Gallup campus on the riverfront. They were saying it would be a 4 story building but unfortunately I didn't hear a timeline. I guess we'll just have to wait and see.

They have a lot of undeveloped land on the campus available for future development. I hope this news pans out.

I talked with a friend the other day that works at Gallup and the news is indeed true. She has heard about it several times. I don't have details on the size of the building other than I believe she mentioned it would be made up of quite a bit of glass. She said Gallup wants to grow, and wants to do it in Omaha and make Omaha an important part of their organization (besides the fact that its located here).

Also, the time line she suggested would be a start for early to mid Spring with completion a year or so after.

We may hear something next week...we may hear something next March. Who knows

Ok folks, sorry for the delay. The new expansion is not a rumor and has been set in stone for a while now. I just couldn't spill the beans. It will be south of the current campus between the docks and the new riverfront tower. It will be approx 100,000sq ft and three stories tall, connecting to the main building on floors 2 & 3. Groundbreaking will be this June and completion in the latter half of 2009. I've seen drawings and the general architectural style will mirror the existing buildings. At this time there are no plans to develop the large wildflower field in front of the main campus. Many of you will remember the initial plans mentioned a hotel and other Gallup buildings, but with all the new hotels in DTO that is not in the works.

Also, Gallup will likely be opening a second Omaha call center location to support growing operations on that side of the business. From what I hear it would be located in Bellevue.

Well, a little bit of both and some of neither. Gallup had outgrown their buildings in Lincoln and had no more land to build on. It was decided that we needed to move out of where we were at and build new. The powers that be looked at several sites in Lincoln, including the Highlands and around 90th & Pine Lake, along with Omaha, KC and Denver. They probably looked at more places, but that's all I can remember off the top of my head. Anyway, it was decided that Gallup should stay in Nebraska, partly because it would cost too much to move that many people out of state and still retain the people we had. So it was between Lincoln and Omaha. Lincoln had an uphill battle when it came to some of the requirements - telecom redundancy, good airport, etc. Omaha had both, plus free land on the riverfront. I think the only things Lincoln had going for it was everyone already lived there - very few commuted from Omaha - and that's where SRI started. Selection Research, Inc bought Gallup in 1989 but took the Gallup name because of the recognition factor. So in the end, Lincoln didn't really offer any incentives for Gallup to stay and couldn't compete with the amenities Omaha offered. Nothing they could've done about it except for voting in better leadership 50yrs ago.

Gallup Expands per OWH

Gallup will add 300 employees in Omaha in the next two years and build a 100,000-square-foot addition to its riverfront campus to meet a growth surge, the company's chief executive officer said Monday.

Jim Clifton, the Washington, D.C.-based chairman and CEO of the polling and management consulting company, called the expansion a "celebration around our growth" and validation that Omaha is a successful destination for clients.

"Our move to Omaha worked better than we thought it would," Clifton said. "We knew it would work, but it worked even better. One of the questions was, 'Would our clients come and visit us in Omaha?' and the answer turned out to be 'yes.'"

The announcement comes at a time when city leaders are considering various sites for a potential downtown ballpark, and as development occurs in the north downtown area.

David Brown, president of the Greater Omaha Chamber of Commerce, said the additional jobs and activity created by the expansion will contribute to the area's growth.

"The more activity we can get along that riverfront that will tie into downtown, I think the healthier we will be," Brown said.

Gallup opened its $75 million campus on about 50 acres north of downtown in 2003. The campus includes the company's operations center and Gallup University, which conducts management-training and consulting programs.

A cost estimate for the current project was not yet available, a spokesman said.

More than 600 people work at the riverfront campus. Another 200 work at an interviewing center in leased space at Two Farnam, 10802 Farnam Drive.

Tuna, now that things are public, is there any more info you know? Any drawings you can post?

Odd that they'd have an announcement of a new building without showing renderings of what it'd look like....

From the map in the OWH, I was a bit surprised to see how far south this new building will sit. When RFP tower 2 and the proposed restaurant get built, they'll practically be on top of this new Gallup building. While I'm certainly not against density, I wouldn't have imagined the riverfront would have been the place we'd see it.

I don't have any drawings I can post. but from what I have seen, the facade will be similar to the other buildings here and will be in the same general style. If I get something reliable I will post it.

Anyone have any idea where Gallup is on this? I'm surprised there haven't been any drawings published of what the expansion will look like. On the other hand, a construction trailer is now in the Gallup lot - not sure if this is a precursor for this project, and they've just been keeping things quiet, or if this trailer is just offices for the minor work they're doing out front of the Gallup building (sewers?)...

Anyone have any insight? If I remember correctly, Tuna, weren't you "in the know" on this project for a while before it was actually announced? Can you shed any more light for us?

As said before, ground breaking will be this June and I would expect that it's finished mid to late next year. The exterior will be glass from top to bottom. I'm not surprised there aren't any drawings published to the public - they are keeping very quiet right now. Much of the interior is still being discussed. I also have heard that this may be a certified green building.

As far as the work going on in front of the main building at Gallup, it is merely repaving of the circle drive. It was not done properly the first time around and the concrete was in poor condition.

Here's another tidbit or two of information. Preliminary site work is now beginning ahead of the groundbreaking. Expansion plans beyond this new building are starting to float around; all of which would be to the north of the current building, but still attached. Don't hold your breath though - the first expansion isn't even built yet! However, the most notable news I can post would be the firm plans for a "rooftop terrace". This would be on the riverside half of the building and include mowable grass and assorted foliage on the roof.

Tuna, any idea what they're doing out closer to the street, by Riverfront drive? They've got 2 separate areas out by the road all staked out - the one directly west of the new addition, and then another greenspace closer to the main driveway.

This might all be utilities work for the new expansion, but was just wondering...

the work which is near the loop between the NPS building and RFP is MUD installing lines. They were lifting a giant valve into place this morning. Other stuff is just site prep/utility work.

Gallup's 2nd calling center is in Bellevue. Not sure of the address but it's there at an existing building at Harvell Dr and Longo Dr. on the west side. There's some sort of emergency quick care place located in the same building.

hopefully they need new IT staff..because I applied for a job at Google as a network tech and let me tell you, EVERYONE applied for it, so prospects of working at google (the rumor in the tech circles is that google gives you segways or scooters to ride around to the different servers) is pretty slim..but one can dream.

I was there! We got pizza ... mmmmmmm! Chances are you may not have recognized me even if you did see me...I did a little hair maintenance:

The skinny on what I know so far is yes, what is there is the final footprint. It will connect with the existing building on floors 1 and 2, but also have its own entrance. Total sqft will be in the 100,000 range, four stories with a green roof and party space up top. It will connect with RFP Phase 2 in the sense that it will sit next to it, but that's all. There will also be some internal remodeling of the existing building on that south end to help accommodate the connection between the new building. The new building will not look exactly like the current; there will be mostly ground-to-roof glass.

Yes, the next phase will be to the north and the time table is somewhere in the 3-5yr range. Anything beyond that is just pure speculation. I wouldn't expect anything taller than 5 stories from the Gallup Campus property.

Parking for now will be flat lots. There has been talk of a garage, but i don't know of anything set in stone. Though, Gallup does own land north of lot D and might have been approached by the city to acquire that land to expand the parking lot for the Qwest. Gallup may have declined that offer because a surface lot is a waste of good space.
