Not to throw a wet blanket over a possible tower highrise, but this development could turn out to be a series of smaller, more campus style structures..

That said, 2.6 to 2.8 billion sure buys a TON of real estate...

UNMCs tallest building is Leid Transplant Center I believe at around 230ft... I would agree it is unlikely that we get much more height beyond that. Im guessing if this comes to fruition we see a number of 130-180 ft mid rises, which IMO would look more impressive than a single massive tower.

I’m in agreement with you here. From an overall density standpoint, it would look much more impressive if a cluster of 130-180 ft midrises were built to accommodate the planned proposal...

I would be ecstatic for even one new building anywhere near 150ft.

Does anyone remember anything from around the Lied center, and why they chose that height over a new building nearby that was shorter? Are there indications of another taller (even 150-200ft)?

Tall building at UNMC cause challenges, expecially during construction. With a very active trauma program and lifeflight helicopter utilization, any activity at/above the current helipad elevation causes safety issues for helipad use.

So what you are saying is: We need a new 400+ foot trauma center?

One of these properties is the Don & Millies @ Farnam & Saddle Creek. I believe the Leavenworth property is the Jiffy Lube at Leavenworth & Saddle Creek.

Two of these were mentioned in a different thread but last weekend on Grow Omaha it was announced that UNMC has purchased:

Jiffy Lube - Saddle Creek and Leavenworth
Don and Millie's - Saddle Creek and Farman
Two lots near where the 7 story Hampton Inn is planned

For anyone who listened to Grow Omaha this weekend, you may have heard that UNMC had a press release about some federal appropriations that may aid in the progress of the NExT project. Here is the Press Release from UNMC:

I have heard there will be a patient tower and an office building. No specifics on the buildings. But I'd be surprised if anything was taller than Buffet.

These must have been purchased for future use as Don & Millie’s said they aren’t going anywhere.

Considering the proposed price tag, not that height is everything, I will be extremely disappointed if whatever is built is not taller than Buffet.

One thing to consider with hospital builds is that the price per square foot is much higher than that of office or residential builds. The amount of specialized equipment alone drives up costs.

Nebraska delegation secures money for nukes, Offutt planes, cyberdefense in big defense bill

There is an article that explains how the defense bill helps UNMC's chances in getting the NEXT project done.
Steve Liewer
The language states that the Pentagon should give priority to those public-private partnerships that could be initiated with university medical centers capable of research and clinical care involving infectious diseases.

It’s tailor-made for UNMC’s proposed $2.6 billion NExT Project, announced in 2019. The Nebraska Legislature has pledged $300 million if the federal government and private donors come up with 50% of the cost.

Thanks for the heads up. I am hoping for some render reveals. Also, I think it is interesting that these big UNMC/NEMed announcements are broadcasted by KETV while OWH doesn't even have a story yet of last week's expansion reveal.

'Really good news': Federal defense bill could move UNMC NExT project forward
The recently approved FY2021 National Defense Authorization Act could play a major role in moving forward a multi-billion dollar expansion on the University of Nebraska Medical Center/Nebraska Medicine campus.

The NExT project, planned for the southeast corner of Saddle Creek and Farnam, would bring 2 1/2 million square feet of new construction to Midtown Omaha.
While there are no new renderings or anything, the square footage mentioned is eye popping. If NExT is limited to the MMI site, these buildings are going to be huge! For comparison, Midtown Crossing totals a million square feet of commercial and residential space (per Wikipedia). First National Tower is pegged at 730k square feet (again per Wikipedia).

I watched the Saddle Creek Corridor Neighborhood Association (SCCNA) meeting last week and they had a representative from UNMC/Nebraska Med talking about their future plans around campus. I've attached a few of his ppt slides to this post. A couple of the highlights:

-proposed pedestrian/bike bridge over Leavenworth at 39th Street connecting the field club trail to the campus
-building footprint of the NEXT project not shown on the previous KETV story a few weeks ago
-potentially closing 42nd Street between Dewey and Emile, allowing students to get around campus and redirecting traffic to a perimeter road
-more details about what buildings would be on the steel castings site

This all sounded very preliminary, but it was great to see what direction they are heading. Here's the link to the meeting if you have an hour to kill and are interested:

Selfishly I would hate closing 42nd Street because it is very painful to get around south of Dodge in that part of the city. None of what should be the arterial streets are remotely standard between 24th and 50th. Midtown Crossing, Blackstone, Saddle Creek and UNMC all kind of collide into a giant mess. 42nd Street is slow but it actually goes through to Center, unlike every other N-S street in the whole area.

Am I reading the map right, that eventually they want to replace Clarkson tower? On the first map, where the building would be, looks like it's partly greenspace, and partly a new building.

I like the street plan they have proposed - there's a lot of dangerous intersections in this area. I am surprised to not hear about more students or staff getting hit by cars crossing Leavenworth at 39th/40th or crossing 42nd. Cars drive way too fast through these areas for the amount of foot traffic and it's only a matter of time before tragedy in my opinion. The bridge across 39th is a good option - I wonder if there is a viable less drastic option for 42nd? It seems like a bit of a waste especially after they just spent time widening the road and putting in new sidewalks between Leavenworth and Dewey. The re-do of the cluster of an intersection at Dodge/Saddle creek is much appreciated as well.

And yes, this shows Clarkson going away. I'm not sure how to feel - find it a very attractive building from the outside, but its a mess inside with cramped patient rooms and narrow hallways. Is the re-do more expensive than tearing down and starting anew?

I suspect part of the problem is it isn't quite the same height level as Unversity Tower. My wife was there for major surgery a couple years ago, and to move her from one tower to the other was a nightmare.

I wouldn't be supportive of closing down 42nd Street, no way no how. It begins at Davenport north of Dodge and you can take it all the way to Q Street, or if you count the slight jog there, all the way to Giles. Cutting 42nd off there would be on the level of cutting 16th off at Dodge. I big time hope that doesn't come through.

UNMC is definitely planning for the reality of Omaha having a streetcar in the future. In the fb link that Student posted, the UNMC rep was said the plans were being made with the possibility of supporting a streetcar in mind. He also mentioned "people movers" at the large overpass over saddlecreek

The talk gets me every time... Here's what it would look like as they are presenting it so discreetly and without identification.

https://www.google.com/maps/d/edit?mid= ... sp=sharing

Looks good. It would have to pass through an existing building (not unheard of) unless they have other plans for it. If there's any one player along the proposed route that could maneuver the streetcar into existence, it would be UNMC.

If you compare the proposed development map and the current layout, I think, as mentioned above, Clarkson Tower gets knocked down to create a pass through street, an extension of Dewey St., and to make way for the NEXT project. If you follow the "tracks" in the development map, the "tracks" follow right along the NEXT project site between 42nd and Saddle Creek.

I hate to get me hopes up with the streetcar, but you are right. If someone could push the streetcar over the hill, it's UNMC. IF UNMC/NeMed really becomes a lead stakeholder in a streetcar project, I could see others, like MoO, join in more concretely.

Of course, we could also hope it would be like Seattle's LINK. And it could pass underneath for stretches as required.

I mean, it would be like a 10x capital expenditure. But potentially worth it. (I want a LINK more than a streetcar).

Yeah, light rail is exponentially more practical, but also exponentially more expensive.

I have some hope for a streetcar since some of the big players are in support of it, but no hope for light rail, since there has been very, very little talk of that. But I do always share my Omaha transportation plan every time the thought of it comes up so here ya go:

Always good to keep your dreams alive, some power player might see it and put it on the forefront.
