The downtown development will also include a very large, NEW parking structure. After all, this is Omaha, and many of us love to drive our cars everywhere. It gets extremely cold and extremely hot here. It’s not ideal for walking and riding bike several months out of the year, and not everyone is going to ride a streetcar or bus.

Downtown development still schedule to be announced in January. Midtown development probably not until fall at the earliest.

Online retailer company will NOT have a brick and mortar store here. Only offices that were previously intended for other cities. Why they chose Omaha, I don’t know.
I assume this new Midtown rumor is for the soon to be former MoO HQ site? Timeline of project start date is conveniently the same year MoO moves out. MoO has a decent sized garage across the street and a large surface lot right on Dodge, begging to be developed. A new garage can replace the storage facility on the same lot.

Ok. Let's clear everything up. The real story is that the Mutual of Omaha tower will now have four arms jutting out of the 40th floor, each one 4 stories. The online retailer will occupy two of the arms and there will be zip lines connecting each floor of the online retailer's tower arms so you'll quickly be able to go from one office to another. Jutting out of the other two arms will be more arms with mixed use, condos, apartments and payday loan stores. On the very top of one of the arms will be a Jimmy Johns and a Runza.
The entire development will be lots and lots of billions and they are researching light rail instead of elevators.

Dude, I love your thinking!

What about luxury condos for sale on the top floor of the arms? They could have direct water slides (or dry slides are OK, too) into the various dining establishments... who wouldn't want a private entrance to a Runza?

The slides will have clear bottoms and will extend out past the normal building facade so you can take in the gorgeous views while the normal, average people below will be envious of the Runza ride.

Although your idea of the zip lines are intriguing - perhaps they use these to fly into the fine dining establishments?

First time I've heard of One Medical. Looking into it a bit, they have a location in KC at 531 Grand multi use apartment building. Local developer, Meridian Development, completed that project. If you recall, Meridian Development also had that high rise project rendered at 11th and Harney (https://eomahaforums.com/viewtopic.php? ... an#p313779). I am not making any conclusions, but just pointing out some connections.

One Medical what?

Are you suggesting an expansion of the One Medical membership-based primary care company into the Omaha market? Relocation of their HQ from the Bay Area here? For only 3k employees and no Nebraska presence, that would be significant upheaval within the company. Amazon bought 1Life Healthcare last summer, but given their expansion track record I don't see a major subsidiary relocating here.

I think previously, for the Mercantile office component of the 3-4 towers, npdodger said future tenants include a medical user and insurance user. One Medical must be the medical user, and I am guessing for primary care office space, not back office/corporate office use.

Amazon is attempting to buy One Medical. They’re waiting on government approval. So all this information is all making sense.

It was actually thousands. But those will mainly be HR and Amazon Store positions. The positions in Irvine and Santa Monica were for their tech hubs.

I saw that. It's about 1% of their workforce. 800 new jobs to support their potential high growth healthcare business after acquiring medical one, or something like that, is a tiny bump for Amazon. Forgive me, I am not thinking straight, but I am holding out hope.

The Cryptic Rumor Department has delivered some news along the ConAgra Campus development front-

We have been told that Medical Solutions will likely be moving their nearly 1000 employee Omaha staff into The Mercantile development..

Perhaps this is the medical component nedodger12 was referencing several posts back..

The wheels continue to churn. More information to come when we’re able able to obtain it…

Does that possibly include a butter churn?

Stothert reiterated on Grow Omaha that several developers want a full service grocery store in their development. I'm sure Hines is one of them for the Mercantile.

If Medical Solutions is the medical company that npdodger referenced earlier and One Medical does come to the Mercantile like they said, I would bet One Medical would be on the ground floor of the residential tower as they have done in other cities like KC.

In that case what better place for One Medical folks to reinvest their paychecks than at Amazon Fresh.

I think that would be more likely than an Amazon Fresh, as the Amazon physical stores are one of the two orgs that will be heavily impacted by the layoffs.
