MoO has a decent sized garage across the street and a large surface lot right on Dodge, begging to be developed. Ok. Let's clear everything up. The real story is that the Mutual of Omaha tower will now have four arms jutting out of the 40th floor, each one 4 stories. The online retailer will occupy two of the arms and there will be zip lines connecting each floor of the online retailer's tower arms so you'll quickly be able to go from one office to another. Jutting out of the other two arms will be more arms with mixed use, condos, apartments and payday loan stores. On the very top of one of the arms will be a Jimmy Johns and a Runza.
The entire development will be lots and lots of billions and they are researching light rail instead of elevators.

What about luxury condos for sale on the top floor of the arms? They could have direct water slides (or dry slides are OK, too) into the various dining establishments... who wouldn't want a private entrance to a Runza?
The slides will have clear bottoms and will extend out past the normal building facade so you can take in the gorgeous views while the normal, average people below will be envious of the Runza ride.
Although your idea of the zip lines are intriguing - perhaps they use these to fly into the fine dining establishments?

First time I've heard of One Medical. Looking into it a bit, they have a location in KC at 531 Grand multi use apartment building. Local developer, Meridian Development, completed that project. If you recall, Meridian Development also had that high rise project rendered at 11th and Harney (https://eomahaforums.com/viewtopic.php? ... an#p313779). I am not making any conclusions, but just pointing out some connections.

Are you suggesting an expansion of the One Medical membership-based primary care company into the Omaha market? Relocation of their HQ from the Bay Area here? For only 3k employees and no Nebraska presence, that would be significant upheaval within the company. Amazon bought 1Life Healthcare last summer, but given their expansion track record I don't see a major subsidiary relocating here.

I think previously, for the Mercantile office component of the 3-4 towers, npdodger said future tenants include a medical user and insurance user.
