Same, I got a good chuckle from that statement.

At least most of the property will be residential. I wonder which residential developer picks up the residential piece of this development.

Yes, comparing weddings and special events to grabbing a greasy fast-food cheeseburger....I think those are closely related

It got me laughing. A bit of a stretch on that one.

I saw this past weekend that all the signage was down as well. They aren't wasting any time. Hopefully their plan is something more than all the other 4 story apt buildings that we see all over town. Oh wait, it is....it is going to include fast-food drive thru restaurants as well

My biggest take away from that plat, they are only developing the front half the lot at this time. Rebuilding 70th street between this phase and what is to come in the future.

I like they are compartmentalizing it so they can make adjustments to the second phase if need be. And I like the idea of rebuilding 70th. Not sure about all the parking - this feels like L street marketplace without the anchor stores, not attuned with the other new development around aksarben.

Also - UNO already has a dorm called Maverick Landing. Will they both use that name?

The property is well situated to become a nice, dense development.
Of course we’ve all said that for the past 10 years about Crossroads…

I think the property is well situated, but based on what we have seen so far it is looking like a bit of a missed opportunity for increased density. Lots of parking lots and drive-thrus in what they have suggested so far.

Yeah, the development proposals leave a lot to be desired. Not really bringing anything new to the metro and other than the infill, not much to get excited about. I still remember the developer comparing having a cup of coffee at one of the drive-thru places to having a wedding or reception and the memories made....haha.

Wow , I had no idea this was happening. Never cared much for the place. At one time this was the largest hotel complex in Omaha with 500 rooms.

Changed the name to "MH Landing"
Grow Omaha wrote:We have a progress report on the mixed-use development underway at 72nd & Grover Street. The name has been changed from Maverik Landing to MH Landing. The University of Nebraska at Omaha, which uses “Mavericks” as its nickname, requested the change, according to Dan Marak of MH Hospitality, the project developer.

The former Coco Key and Ramada Hotel have been mostly demolished now, once all the debris is cleared from the site, construction will be able to proceed on the nearly $90 million project. Marak has sold all sold all but his pad sites reserved for drive-thru businesses. Below is a update on the project’s lots:

Lot 6 will be 425 apartments valued at $50 million.
Lot 5 will be home to a new corporate office building that will house MH Hospitality’s headquarters.
Lot 4 will be a Fairfield by Marriott hotel, a $12 Million dollar project. The site already has a dual-branded Home2Suites by Hilton and Tru by Hilton property, which opened last year.
Lot 3 will be an $8 million medical office building. The sale is scheduled to close March 1st.
Lot 2 – The developer has a Letter of Intent for a national user that has not yet been announced.
Lot 1 will become a retail strip center with a potential sports bar tenant that would be well known in the Omaha market.

That's a lot of apartments! I found a picture of their new office building, complete with a grandpa and adult grand daughter:

I love the investment in the site, but I am still underwhelmed, especially with the rendering of that "HQ" building.

Aside from the apartments, which could very well be meh even though it has decent density (about 49 du/acre), I am mostly meh about the project overall. If you look at the plat the developer submitted to the city planning, the west half of the site, so all lots but lot 6 or the apartment project, is a suburban parking lot with out buildings and a hotel.

255 market-rate apartments to sprout on part of Omaha’s old CoCo Key water park resort

https://nebraskaexaminer.com/2022/08/03 ... rk-resort/
CINDY GONZALEZ, the Nebraska Examiner wrote:OMAHA — A $62 million apartment complex with 255 dwellings is the latest development piece announced for a site that once bustled as the city’s premier hotel and convention center.

Decades ago, the project area northeast of 72nd and Grover Streets, 15 acres in all, hosted horse racing fans, Berkshire Hathaway shareholders and Ak-Sar-Ben queen pageantry. In more recent years, it was known as the CoCo Key hotel and water park resort.

According to Grow Omaha:
Wienerschnitzel, the popular California-based hotdog chain, is now hiring for its first Nebraska/Iowa location. The space is under construction in MH Landing northeast of 72nd & Grover Street. Wienerschnitzel will share the building with Salty Dog, which has an existing location in Council Bluffs. Both Salty Dog and Wienerschnitzel are expected to open by the end of the year.

Glad the old hotel was finally demolished. This area is looking better, which is a high profile location near 72nd and I-80. Also the exterior of the nearby 9 story Comfort Inn was remodeled, it looks way better now.

Funny. The aforementioned Ramada was originally built as a Holiday inn, very early, like the 60s. Lots of additions including the "High Rise" part and the convention center and original indoor pool area. At it's peak it had 500 rooms and was the largest in Nebraska. The current Comfort Inn across the street was built as a Ramada Hotel Central. In AkSarBen's peak 72nd was known as "The Strip", from Dodge to I-80 along 72nd. Tons of restaurants, bars and THE main area for first class hotels. The property across 72nd from the Comfort Inn was originally a Howard Johnson's Hotel. During the summer racing season these hotels were full 7 days a week and in many case almost all of the hotels in Omaha would be full most of the week. Sad to see what's become of the bulk of the hotels here.

Yes, the hotels in this area aren't what they once were, but the hotels in downtown have far more number of rooms with many more coming in the next 4-5 years hopefully.

The 1975 tornado was the singular event that seemingly sealed the death of “The Strip.” The stretch from just south of Pacific north to Crossroads never fully rebuilt. It instantly looked dumpy and never got back to its old glory days. Certainly the trend that started in the late 1970s of “theme” restaurants becoming all the rage played its part. The hometown mostly steakhouses (Ross’, Sparetime, Kenny’s, the Ranch Bowl, Cork and Cleaver come to mind) closed one by one. The supper club at 72nd and Pacific was another one. The only restaurant to survive these past 50 years has been Red Lobster, in a supreme irony. The stretch of Dodge Street west of 69th largely fell on hard times in concurrent fashion. Too many once popular but now gone restaurants to count along Dodge.
It is sad, but it is what it is.

The 242 unit apartment building on this site is complete and leasing. The exterior was largely complete in 2024 and they are actively leasing. Name is Parallel Apartments at 3315 S 70th St, Omaha, NE 68106. Website is www.parallel-living.com
They are still using renderings and I don’t see any final photos.
