Speaking for myself, my concerns with this project is not necessarily the rendering itself but the proposed layout and concept of the development. I mean it should be swapped, all the big buildings right off Dodge instead of Cass. I assume the layout is as such because that's where the previous buildings were located meaning, easier infrastructure work regarding sewer and electrical, but I was it's not even scaled for the adjacent neighborhood very well. All the height is right in front of that neighborhood north of Crossroads. Also, single story retail? I hope that changes and plans are updated for more density, particularly for those surface parking lots off adjacent to Dodge. I would also like to see infill eventually. So, there is a lot I have issues with. I thought the placement of the office building was strange as well. Why stick It along Cass when you can put it closer to Dodge, really strange. The whole ugly Crossroads parking lot will still be there when this thing is completed. I still think fairly good chance this never gets off the ground. Heartwood development looks considerably better.

Personally, I think in most cases, renderings are drawn with the purpose of making the development look as good as possible, showing the project in its best light, and capturing the mood, excitement, and intent of the design to sell the project to potential tenants and the public. The renderings usually look better than the real thing, in my opinion. But with today’s 3D BIM software, the renderings are often created from the project’s 3D BIM model by using a rendering plug-in such as Enscape, Vray, Twin Motion, or Blender. The 3D BiM model then goes on to be used to create the construction drawings the building is actually built from. We’ve come a long way from one-off watercolor renderings from years ago. So I guess I’m saying is what you see in the renderings now is what you’ll get, although presented in the best light possible. Sometimes I do miss the old-school renderings though.

My point on renderings, is once we see the final project completed in person, it’s usually a 50/50 mixed bag on whether the renderings did the finished product justice as it relates to visual impact.. Nothing beats “the finished product, in person, eye test”.. This is my opinion of course. Your mileage may vary..
As it relates to this latest Crossroads proposal, we can nitpick certain aspects of it to death and over analyze to the point where we end up rationalizing that it’ll just never be good enough..in the end though, compared to the eyesore the area is, and has been for nearly 20 years..this proposal Taj Mahal-esqe..
I just hope this one motivates earth to move at 72nd and Dodge..It’s been long overdue...

I’m simply adding an overall perspective for balance- that we should be grateful that the city and developer have worked out yet another pretty darn impressive looking proposal..which would revitalize a once proud and current sadly conditioned retail point of destination for Omaha...

This is a multi faceted proposal with a wide variety of different working parts..and if density is the answer given for why single story retail should be 86’d as part of this plan, I just don’t see that as a valid reason.. Crossroads is not downtown..and based on renderings we’ve seen, the new proposal would build up density unlike nothing this area’s seen since Crossroads was erected in 1961..
Will we ever be satisfied?...

I am one who is critical of the single story retail and the general orientation of the improvements. Here's my thoughts, with a caveat that I am not an architect, I have no experience in urban planning, construction, design, nothing related to development. My qualms with the single story retail is my pipe dream expectation that the redevelopment would be planned out with some semblance of TOD and walkability. Maybe the issue is where the ORBT station is located, but the City's planning department has been working on TOD regulation for the last year or so. Crossroads was identified as one of the few TOD-1 MX districts outside of downtown (others include Westroads, UNMC, Children's/Methodist area, and Midtown Crossing). TOD-1 MX allows for the absolute highest density, and if a developer opted in, developments require minimum 4 story structures off of main corridors, ie. Dodge.
I know Crossroads plans have been in the works well before ORBT and TOD was in the conversations and TOD zoning regulations are not in place yet, but with the couple years break since Frank left Rod Yates, I was hoping that some consideration would be taken to the fact that ORBT has a station there, ala the Furniture Row development. Instead, the presentation merely identifies the ORBT station and none of the design is built around the idea of public transit. One example, beside the single story retail, is the fact that all residential buildings are located on the far end of the development. I assume they did this so they could put the office buildings as close to the existing parking garage, but couldn't they stick the residential in front of the multi-use building next to Target or the retail plaza? Not only would residents be closer to ORBT, they would be closer to DoSpace, Target, Walgreens and the other amenities at the intersection. Instead of the single story retail and lots of parking off Dodge, multistory residential could have been located there.
Relatedly, people have been critical of TOD in some respects because ground floor usage is often retail for which we are overbuilt for. TOD doesn't necessarily mean usable ground floor space, in every instance. It could just be attractive, well lit, and/or transparent ground floors. However, in this case, where the developers are already planning to have lots of retail, I think they should have either put office or residential space above it.
Additionally, density and maximum use of the available land is not the only reason for being critical of the single story retail. Brick and mortar retail is already struggling. The developers mentioned this in the presentation. In my opinion, they should have included more residential to help ensure the success of the retail development there. There are construction cost considerations, location of existing infrastructure, and things we don't know about (like, maybe they are purposely leaving space off Dodge to be used by UNO?) that directed the layout and design, but I was hoping for something more urban in design.
Again, just my opinion, which could be all sorts of misinformed and not based on reality. Doesn't change the fact that I am very happy something is happening with Crossroads.

As I stated in my previous post, there are multiple moving parts to this newest proposal and we should keep our fingers crossed that this time we get lift off.. The alternative is the continuation of the depressed state of a once proud Omaha retail point of destination..
No proposal is perfect..and it’s good to see people care enough about them to provide significant opinion of them on the forum. We all want what’s best for Omaha.. But I also believe we must be mindful to not nitpick or over analyze either..which leads to inventing “problems” with a plan that really don’t exist..
I have finally watched the entire project announcement press conference from earlier this week and both the city and developer seem bullish and confident this plan is a winner..

I am expecting too much; this development is built around our existing infrastructure and carcentricity. While I am hopeful, ORBT is still an unknown, so I get that it is not going to bend a developer's will to incorporate it in their plans, particularly without incentives other than possible greater ROI. Compared to Crossroads, where if things start this October, is slated for a 2024 completion (about 4 years).. and that likely effects cost flow as well..also ground has already broken and there is current lively robust construction happening at Heartwood Preserve..

Yeah, that timeline, if Lockwood is able to keep to it, will be one of the shortest among the multi-hundred million developments in Omaha. Dodge St has so much current and potential development right now, it's kind of amazing. Between this project, Heartwood, avenue 1, you have we have something like $3 billion worth of multi use developments. That doesn't include children's expansion, the potential multi billion dollar UNMC project, OPA's new music venue, and Lanoha Tower. The next several years will be good for the construction industry. It goes to show how ambitious and bullish many developers are on the Omaha metro.. The escalators where I work are over 35 years old. The company that made them is no longer in business. When they go down we have to cannibalize parts or create new from scratch. Yes, there is definitely a market for used escalators and parts.

But I have a gut feeling that this Crossroads proposal will actually be realized..

I think development will happen this time. Noticed today they now have orange cones and caution tape across the parking lots so you can no longer cut behind Sears and around Barnes and Noble to get to Target. I'm hoping this means construction fence soon.

When I drove north on 76th last night I could see fencing around the general vicinity of the restaurant. Don't have any more detail than that. Don't even know if it means anything, trying to find out if anybody knows.

Last time I listened to the Grow Omaha show was about a month ago when they had invited Hal Daub on. Hal turned about half the show into a political infomercial for one of the candidates he was pushing to be elected in South Omaha. Then Hal laid out a couple of remarks that were sketchy close to being racist. I ain't listened to the show since.
